For those considering adding flats, remember that plumbing and electric costs are highly variable, and the prices Luke is quoting are for easy sewer, electrical, and stormwater access to already close to where you are placing the flat. Often the plumbing/sewer/electric will have to be dug and placed from one area of your lot to where you want the granny flat. You should be budgeting at least another 10 - 60k if you need to do this on top of whatever the builder charges you for the basic structure. This is a surprise cost, a common cost blow out, that people building rarely factor in, and some builders may not tell you about it until later.
