    I know there are comments that the home is overpriced but ive been watching the real estate market there daily. For that new home with all its super modern amenities is extremely reasonable. I love the layout of that home. Another great presentation 👏

      @@YingManbogae Unfortunately condos have the similar issue if not worse depending on the insulation.
      Not planning on moving there anyhow and I'd rent, not buy but I do look daily on prices for rent (just to get a feel on the market) and there's always purchase properties as well that pop up and the prices are not inexpensive anymore.....of course location is a huge deciding point on that price as well.

      It's overpriced compared to other parts of Thailand. Hua Hin is priced for all the Farang (cash cows) that live there..

      @@hobo1704 I look daily and I agree with you about hua hin. You're definitely paying more but for me it's worth it for that peace, tranquility and modern lifestyle. As a masseuse said to me when I asked her to describe the farangs that visit hia hin, "they're mostly old and boring" to which I replied, "perfect place for me" 😄

    I am a little skeptical... I believe the Development started almost 2 years ago.. and it looks like only 1 (one !) has been sold ? I looks like they are building another one next door... but at this pace - there will be construction for years...

    This is actually not a bad design at all - although I still have some issues. For one thing the breakfast bar is WAY too short considering all the space you have to make it longer. Also, it just looks odd when the bar is much shorter that the kitchen countertop it sits across from, and yet this is virtually always the way it's done in Thailand. The purpose of a breakfast bar or island is not only to provide a place to eat and some added counter space, but also to define the separation of living area and kitchen. And of course, since there is no place to put an indoor dining table in this house the extra breakfast bar seating is all the more important. Personally - space permitting - I probably would have gone with an island instead of a breakfast bar and I would have put the cook top in the island. The other thing I do not like is that because the property wall is so short you can see people walking down the street from the master bedroom and bath and visa-versa. And anybody walking up your driveway is going to walk within a few feet of your bed. I like a house in which I can keep the shades open all day in order to have a view and to let in light and yet not have people be able to see in from the street or from my carport. Of course, the gate will probably be closed most of the time, but still. What if you open the gate to let someone in and your girlfriend is still in bed sleeping stark naked? You would have to go into the bedroom and close all the curtains before letting your guest in the yard.

    Is it possible to have an already built home modified before move in? I don’t want any cooking done inside my home, could this home have an outdoor kitchen built with all the items like the indoor kitchen and have that indoor space used for something else?😂 I need room for a slot car track. Don’t want to put it outside, tried that in Germany. Good for a couple years, but one big storm can ruin all that.
    Would this be something that could be done after build, or only before build? Thanks for any info.

      Hi Jay, thanks! The transfer fee 50%/50% means - if you decide to buy the house, the company will pay half of the fee when you transfer your money. Usually there is a fee when you pay with USD, GBP, EURO etc. 😊

    there are so many hidden costs involved being a foreigner to buy a place its a nightmare the Thai government needs to stream line there process should be the same process as buying a villa to a condo

      Agreed. The Thai government needs to do ONE thing first and foremost...allow foreigners to purchase real estate 100%!!! I understand their thinking process, however, it's holding them back from becoming a giant among countries!!!

      its blazing HOT 365 days a year. you may have to import a dryer.

      @@markturner5858 78-86 degrees F on average throughout the year is hardly what one would call blazing HOT. Not when the Summers where I've lived in AZ and CA reach 100-115 degrees F. Other than Hua Hin's rain fall levels making it a bit muggy in certain heavy months, to me that average temp is about perfect. And with said rain fall, an inside dryer is most definitely needed.

      Visa type depends on your age, under 50 years recommend Elite visa or over 50 recommend Retirement visa👍

      The Elite visa is great, if you're worth at least a couple of million dollars. Still, I'm not but if I were I'd be looking at a pool villa that was twice the size, and had land area around 4 times this one. And more to the point a villa which wasn't stuck in the middle of nowhere on a project that'll that years to complete. However, it's an amusing vlog and it doesn't seem overpriced to me - and the later units will cost more for sure.

    In Hua Hin before the epidemic 3 years ago. Thai people are so friendly that you don't even want to cause them problems. Thai people have many face shapes. You will be the whole world there. All races are there. everything is very good Cheaper and better than Thai baht compared to other currencies. I may have thought of it myself or I don't know. But I think you should know that there are nice countries in the world. This is Thailand, my 1st home. From living in Thailand and vacationing in Thailand for 3 years, I'm sure why Japanese people don't want to fight Thai people in World War 2. They are friendly but When it comes to fighting, they fight and are very scary. From former homeless people in the Pacific ✌✌😍😍🍻🍻👍👍

      Actually, the Japanese invaded Thailand during WW2; bombing, killing, and so on, still the Thais soon gave up. That's, I've spoken to a number of Thai people.whose parents were here then. Whereas, the Japanese didn't just treat their POW appalingly, they also abused and mistreated their Thai work force.

    why dont you tell them the big big problems try to own a villa like having to open a company for around 75,000baht and then the 50 /50 fees which run into another 60,000 baht and then pay a lawyer every year for signing off on your company every year

You must not understand when houses are THAT close together, even the littlest noises suddenly become very noticeable. This is developer greed only putting housing this close together.       Plus it’s overpriced… in the usa in certain states like Georgia, St. Louis, Michigan and other areas u can buy a a bigger home for the same price in a peaceful quite neighborhood with lots of land far from ur neighbors … I see plenty of them in Georgia in beautiful areas with lots of land.

      Certainly a hell of a lot different from where I’m from , our neighbours have a thing called respect for others which is non existent from Thais as for pigs and chickens there are laws in place to stop people keeping them in residential areas ,, it’s actually in the deeds on our property . I also know some people come from similar places in the world , so it would make little or no difference to their lives

    You "Farang" pay 300 000 THB and up per square meter in Thailand. Thai-people pay 30 to 50 k THB per square meter. How do I know? You guys who comment are not Thai and know nothing about real estate in Asia. Nothing but the price is wrong in this video. Nice house and good luck Americans 😅

      It seems a bit high to me as well but unfortunately the only way to determine this would be by looking at comparable properties in the same area and seeing what they are selling for. So, can we assuming that you live in Hua Hin and have very recently checked out the comps in this part of the city? Furthermore, since real estate prices in all countries are determined solely by the market (what people are willing to pay) it will obviously not sell if it is indeed overpriced. So, if it stays on the market for a very long time then we will know it was overpriced, and if it sells within a few months, then it was not.

    Farang homes??? You mean, homes which will be purchased by farangs in their wives´or GF's names? Then one day farang wakes up only to find out that he lost everything (including ´his wife´, LOL). Tell me something cutie, why is it so, that we (farangs) can't buy a house in Thailand, but when you go with your farang husband to his country, you can buy whatever you want IN YOUR NAME? How fair is that?
