  • If you scroll through Manny Khoshbin’s Instagram, you’ll see wealth, success, and a lot of very nice automobiles. You may look at his life and say “well, that must be nice”, but there is much more to Manny than Ferraris and private planes. A few decades ago, Manny was homeless, sleeping in a car with five other family members, simply trying to survive in America.
    Manny’s dad wanted to protect his son from entering the military in Iran, so two weeks before Manny’s birthday, the family packed up and left for the United States. They were homeless for a couple of months but slowly were able to find jobs and scrape together some money. Manny worked at a swap meet, a K-mart, a multi-level marketing company selling snacks, and other various jobs.
    As he was working he realized that the people driving the Porches, Lamborghinis, and Mercedes were all investing in real estate. After making money in his entrepreneurial endeavors, he bought his first commercial property. Now, two and a half decades later, Manny is sitting on a billion dollars worth of real estate.

    ive been following Manny for a few years now. one common thing i hear is about his high positive energy. Entrepreneur and Real Estate investor, no matter what, he never gave up, always has high positive kind energy. this is the key to success

    This is an amazing story. A lot of people probably just see manny’s cars and YT videos and don’t realize what he went through to get there.
    Huge respect was earned by me. Right on Manny 🔥

      Yes. There are many real estate investors but very few have been able to achieve what Manny has achieved. I have taken Manny's course and the guy is a straight up hustler, he works so hard.

      @@jackjack4412 I don’t know but there is a video on his channel that shows his daily routine and he basically works until he goes to sleep.
      And I see the way he analyses deals and negotiates, he puts a lot of effort into it. To close on all of those deals and manage the properties, it’s a lot of work.
      Because he doesn’t keep the properties for long, he flips them which is way more time consuming

    Commercial Appraiser here. No tenant is guaranteed to stay in a building. I saw the pain in 2008-2011. Walgreens and CVS were one of the tenants that vacated a lot of their buildings. Supermarkets, fast food...no one was safe. crazy times.

    i have a question....i live in jakarta the capital and financial district of indonesia...real estate is veryy expensive....i think jakarta is the equivalent of nyc in usa...do u think its better to invest in a market like jakarta/nyc or go to the suburbs....bcs from what i know young people are moving out to the suburbs just outside of jakarta where real estate is not as expensive....bcs the price for an apartment in jakarta is equal to the average home in tangerang(just outside jakarta)....in conclusion is it possible to invest in jkt amd have cashflow??? see it like nyc so u understand

      If you can buy a property and rent it AND make reasonable money so you can profit, yes buy real state. You don’t need to be a professional to answer this question.

    My clients buy Walgreens all the time. No worries IF the rent is low for the market, nice parcel size, upgraded construction quality for the building, hard corner red light location with high traffic counts, purchased at a good cap rate with long term debt of 10 years fixed in the 3's with 30 year amortization. If Walgreens goes out you have tons of tenants that will love to go into the right location with rent uplift. There are lot of crap locations with overpriced vintage lease rates trying to sell at market cap rates in inferior locations. You could have (A) market but location is mid block and crap. With single tenant you have to know what you are doing and they can be great investments. Sounds like Manny got burned once on STNL and has since stayed away. That doesn't mean people do not make a ton with STNL. Retail centers are more work. Yes you can split out some risk with multiple tenants to service the debt. Pro's and con's to everything.

    Very nice episode, so much value! I have a noob question. So, he lost Boeing as a Tenant on his $5m downpayment building… how did he lose the money? Do you try to get a new tenant? Or he just closed the building?

      Ok so at 28:00 the license he talks about is a real estate agent’s license issued by your state. I took a 2 community college courses and passed. Both teachers were seasoned investors and I learned so much from their personal experiences.

    I’ve read a lot of books, so I consider myself a very good literary critic. With that said, I’ve been a residential and commercial real estate investor and fan of Manny’s for years, and of course I’ve read his book …awful, awful, awful, sorry to say Manny, you may be a great investor, but you are a TERRIBLE author lol
