Watching all of your furniture flips has been great but watching the renovation is fun for a change. I hate to throw my two cents in but I agree with some of the other viewers about putting in the walk in shower and keeping both windows for the natural light.
My cousins air bnb had an original clawfoot tub with tile like you are describing and after a busy year of it rented out she pulled the tub out and made it just a shower. One because guests would complain that the shower curtain was tricky and tgat no matter what they did water got everywhere (if people are not used to a shower curtin all they way around it can be intimidating not charming) and two, her new insurance company said it was a fall hazard more than even a regular tub. So they switched to a stand alone shower. Just food for thought.
I went to an AirBnB once that had a claw foot tub and I hated it, the shower curtain was annoying and in the way and it was insanely slippery. Plus they didn’t have a shower head mounted to the the ceiling or high on the wall, it was just loose, so I had to hold it above my head the whole time.
tubs are just all around hard to clean too.. showers you can just spray them down, squeegee and you're good to go. saves so much time, especially if you're doing it yourself or paying a service. every bit helps cut down on cost.
This is SO very true! Aside from the esthetic & resale value concerns shower curtains are not always looked at as something that is clean in a shared environment & w/the added claw foot tubs they are a huge insurance hazard which may not be an issue if you can afford the insurance but good to think about none the less!
I paid a designer to give me input when doing work and it sure paid off. The cost for her time to look at my project and give advice was by the hour and not that much and she had great input on materials to get. I never would have considered things she mentioned. I actually used various venders for the materials who had great deals. Even with the designer suggestions, I had lots of choices of products. So much fun!
When measuring tile compute the square feet and add 10% for waste. Sometimes you can get away with 5% but my experience is go bigger then you have tiles for replacement in the future if you need them
Such great suggestions from everyone! It's a business so it's helpful to know what others have done. I LOVE claw foot tubs but I agree you are going to hate it when it comes to the darn shower curtain all the way around.
First of all great job you are doing ! I'm so sorry, but I agree with some others : the little tiles will make it look very bussy/restless, maybe a bit sterile and there is the danger of getting mould on the grout.Horrible to clean and if the tiles are dark or very shiny you will see every single waterdrop...One thing I've learned in the past: tiles that are to much dated/modern for example in style or colour are probably outdated 5 to 10 years later. And you could not change your tile every 10 years. No problem at your own home if they are outdated but you still love them. But for guests at an airBnB ....You can change the style of a room much easier by other furniture deco etc. In germany we've got waterproof vinyl flooring or tile which looks exactly like wood floorig. Looks good at a bathroom floor. Please keep the second window otherwise it will be very dark! I hope you guys understand what I wanted to say , I'm not a native speaker. My mom restored historical properties and built houses. There was one Victorian that needed a new tub and she sent my ex step dad to San Antonio to literally drive around to look for a claw foot tub. At the time people were using them for plants in yards. He found one in some random yard, knocked on the door, talked to the people and got it for $10!!!!! It had to be refinished, but was gorgeous after.
I like the idea of a tub 🛀🏻 though i am a bath person and when renting an Airbnb look for a tub and I like to relax when travelling, also if and when you resell you don’t know if it will be used as an Airbnb and most folks like to have a tub-especially when kids may be involved - I like the idea of removing one of the windows as it encroaches too much into the tub/shower area one nice window will still bring in enough natural light and balance the room better I think. Bathroom tiles: As others have noted, consider bigger tiles. Grout is a magnet for grunge and a PAIN to clean. Bigger tiles = less grout = less cleaning. Also agree with shower over tub for rental. Someone slips and cracks their head open-- could be a liability issue. Sunroom flooring--Wide plank seems more fitting scale-wise for REALLY big rooms. Also, that bevel would be a dirt magnet.
As someone with little kids, a rental without a tub would have been a no for me in the past except I’ve recently see a collapsible bathtub that you can store until you need it! I think it originated in Japan with their tiny apartments or something similar, but it makes it possible to have small kids without a permanent bathtub. It honestly makes me want to rip out every tub we have…
Our GC put LVT (no bevel) in our main bathroom and laundry room. Totally agree with the comments about bevel vs no bevel. So much easier to clean. You can not go wrong. Love your color choice. Keep up the good work.
You are absolutely right. I, as the host, hate to have more surfaces to clean or to worry about germs and mold. And as a guest, hate to take a shower in other people’s tub. But that is just me🤷🏻♀️
Hello! Been following you for awhile but don’t really comment but I wanted to offer you some tips as a licensed designer. You will increase the value of your home w/the larger planked tiles. They look much better & are far more desirable. Also with the tile, white tile is a b*tch to keep clean, esp the smaller tiles you use & are not really a desired thing people look for when buying homes. If you are really stuck on the tiles I would make sure to have the smallest grout lines & joints as possible, also a more favored look when people do use tile. The thinner the grout line the better. I know you’re not planning on moving anytime soon but if you keep in mind your property value when making choices it will always benefit you should you ever decide to refi or obtain a loan for future projects.. Picking things that aren’t dated or won’t be dated in say 5 yrs is always to your benefit as well. You should look into solid surfaces for the walls in your bathroom & countertops like resin which you could easily do your self. You can make it look like literally anything, granite, marble, wood, funky designs, anything. RK3 designs here on RUclips has TONS of awesome vids & explains all the little tips & tricks of making resin counters, walls, shower enclosures, etc.. Rhonda is a great teacher. Anyhow just wanted to share a bit of info w/you incase it helps you chose one way or another. I think you guys are doing really great & enjoy watching you! Thanks for sharing!
Elle, great suggestion on floor tiles - larger IS better, and small grout lines - are much preferred -- and with the tile leveling systems available make the installation of large tiles easy. The small tiles (which come on mesh sheets) are difficult to install. I can often see the placement lines -- even with professional installation. Also, FurnitureFlippingTeacher, if you want to get rid of the tub, put it on freecycle or FBM -- make it free with de-installation and haul-away. That way it will be recycled and hauled away.

IMHO perhaps you should consider eliminating a tub altogether. Just create a really nice shower stall with both an overhead shower head and a handheld body sprayer. And btw that cute little washstand you bought last time is too small and too short. Your guests will need enough counter space to spread out their toiletries, toothbrushes, hairbrushes etc. The counter height should allow a six foot guy to wash his hands without having to bend down too much. Please install an exhaust fan to remove moisture and odors. (Connect the fan to the light switch). Install good lighting and get rid of ALL the bathroom windows.
Love your choices. Mind if I suggest that you introduce Neeman at the beginning of each video, since he’s always it in and does a great job, too??????? 😜

I agree with previous suggestion of Bead board on wall halfway so not overwhelming with tile. Great design with teal insert. Use your tile design in the shower. Keep both windows . Perhaps use white plantation shutters. With a shower there appears to be room. (?) Think function. Again, the side table is too small and too short to be practical. And a bowl for the sink is too trendy with no space for toiletries.
Here is what you need to know: A) Tile grout needs to be epoxy grout so it doesn’t stain, mold, or allow water to go through it to the underlayment. Epoxy grout is tricky so research installation. You must use Schluter or similar quality water barrier or your floor will rot. B) Your bathroom floor is not structurally strong enough to hold a heavy tub. C) Hire contractor to remove your 500# tub so if anyone gets hurt their insurance covers it - if a friend gets hurt your homeowners insurance would have to cover it. Hang in there you are doing great!!

Yes! You need a water barrier on your floor and behind the shower wall, you will be so glad you spent the money to protect the rest of materials behind the wall.

So many choices with flooring…I have the textured type snap wood and I love it. It’s water safe and for me the texture makes it look more wood like. I also have the seams or what look like grout lines and I’m fine with the look. It is super durable. I have it in my bathroom, hallway & kitchen. In my old home we had it installed in the entire home (everywhere) and it was a huge selling feature. We did not want to mix porcelain tiles and wood flooring we wanted a seamless look. It’s also super easy to clean I use a Method Almond floor cleaner from an O’Cedar spray mop.
If you decide to go with a claw foot tub definately look at the the metal frame you can install over it for the shower. Doing it this way you can keep the window which will save you so much money and the trouble of matching siding, construction, etc. I agree with others though that for liability reasons I would go with just a free standing shower. If you do a glass shower then it will keep the room more open. I not sure what the bump out into the bathroom is but I would look at taking that out if you can and put the shower over there vs putting it where the current tub is.

Good decision on the non-beveled floor. Don’t forget the door transition strip. Could you keep the current tub & add a shower stall to it? If not, just go for a nice shower. A soaker tub is rarely used & frequently annoying to use due to shower curtains getting stuck to to as you stand in the shower. And people can be careless when it’s not their property; they won’t bother to keep the curtains inside the tub & will flood the floor.
If you put in a clawfoot tub you won't have to remove the window. Removing and resizing windows can adversely effect the fenestration on the outside of your home. Just get a ring shower rod and add two curtains for a claw tub.
If there is only one bathroom, a regular tub that can be used as a shower as well, may be the best way to go. It's not as fancy as a claw foot tub but much more usable and safer. Also, many people don't install some kind of safety bar in the wall for anyone older, kids or anyone having a hard time getting in and out of a tub, which I imagine people in that situation would be glad they had one. Tile can be very slippery when wet and I agree, tile grout is a pain to keep clean unless you plan on using a darker grout color.
I liked either flooring. I don't mind the knots, as long as it doesn't have a lot of them. We have light maple hardwood flooring throughout the house. Renovated the whole house 5 years ago.
oh you will loose so much natural light by removing the window. I do like a bath but a shower unit can be a better choice for space saving in airbnb situation.
Is running tile being used on the floor up onto the wall a new trend? Can understand it around a tub...areas prone to getting heavily splashed. Given the age and character of the house, could've envisioned a bead board, or similar, used elsewhere which might also afford subtle verticallity in such a small space with its lines. The 'busy-ness' (visually) of the small tiles and all the grout lines, plus tile can appear cold (sometimes institutional). Curious to see how what you plan to do plays out.
I have floor to ceiling tiles in my bathroom but they are 300 x 600mm (12x24 inches I think that converts to). They are easy to clean and because they are a shade of white aren't in your face. I have a very large bathroom and kept everything white with just a little colour, in small multi coloured tiles, as a backsplash above the vanity. Personally I think the small tiles make the rooms look too busy. I'm in Australia.
I think you made the right choice for the sunroom flooring. I like the look of wider planks and larger grain, but the bevel is a deal breaker. I fear it will just collect dirt.
I was voting for the non beveled flooring choice too…lol. And just a thought, but since the teal tile you’re getting for the bathroom matches so we’ll & you are planning on carrying the color through the whole Airbnb. If you have any extra tile when you are done with the bathroom, you could do a couple different mosaic pieces with it to hang in other rooms….
I looked at renovators supply for a tub for you we’ve had ours 28 years no problems but I didn’t remember how expensive they were . But at least it is a comparative price for you
When measuring how much of the green tile you need, I think you'll need more. You were measuring tip to tip. But those tiles won't be laid tip to tip. They will be laid inside each other. I'm not sure how to explain it.
We bought and returned full boxes of 4 different ones and put together the whole box. The one we thought we would like from the small sample turned out to be awful.
i would encourage you to buy twice as many tile's than you need..so if ever you might want to design a piece of furniture with tiles you can make match
Not sure if it’s even possible, but can you keep the top parts of both windows and get rid of the bottom parts? That way you still have the natural light but have the height for privacy? Just a thought:). I’m loving all the reno videos!!
Sue Wolfe-Sooo glad you picked the flooring without the bevel! Beveling catches dirt in the grooves,, so with guests, you'll appreciate not having the floor looking dirty even though you cleaned it!!
Keep the tub you have. It is a heavy duty tub that will hold up to lots of wear and tear. If you want to make it look brand new, have it expoxy coated by a pro, don't waste the time doing it yourselves. It looks to be in excellent condition, don't replace it because you visualize BnB customers acting out fantasies of long hot bubble bath soaks in a claw foot tub. Ain't gonna happen! They will be in and out of the shower or taking a long hot shower - so have a big enough water heater to accommodate! Put in a rainfall shower head if you don't worry about conserving water (and receiving a large water bill - because guests WILL abuse and take 30 minute showers, not 10 minute showers). The tile choices are great, love them. Just for purposes of east of cleaning, I would not choose the Butternut Walnut Natural flooring for the sun room - the bevel will catch and hold dirt a lot easier than typical LVP snap together flooring. I'm also not a fan of the wider blank compared to a more traditional look, especially given the age of your home.
Do a shower, save the tub for your area. The tub will be a real headache with guests leaving water all over the floor. I cleaned a guest house with two claw foot tubs, and they were constant trouble with water. When you measured the blue tile looks like you forgot to account for the tiles needing to lock into each other, making the actual area they cover shorter
Walk in shower .... uses less water?!? No one will soak these days unless it's a huge tub/jacuzzi... bigger tiles on the floor is beautiful and ezr to clean ... if you have hard water the grout will stain on your shower area ... sorry I'm a landlord for over 35 yrs and we've gone through it all...do what you like in Your own living space ...in rentals do ez and beautiful but practical..or ... just do it your way and suprise us after!! 😀😀😀👍
I thought just do a shower too. It's an air b&b not your own home. Also I don't know why all the RUclips home renovators are so in love with all the small tiles atm. Unless you have a tiler I would have thought bigger tiles would be easier. When I had my bathroom renovated 12 years ago, my tiler advised to go bigger as it makes the room look bigger.
I'd def go for a bigger shower than the tub. Had a claw foot a long time ago when I was younger. Was fine for showering but the taller height could be an issue for older and less steady people. Might have some that don't stay because of that issue alone.

on the west coast clawfoots in terrible condition are currently going from $800-1500 for a 5 ft, 6 ft up to $2500. so pricey!

I would suggest putting a shower in the corner with a rain fall shower head. No tub!!!! It makes life so much easier and practical!!!
this is what I did for my airbnbs and it's saved so much on cleaning. we have a hot tub outside for folks who want a soak, but it's self cleaning.

Go with a shower, tub will be a mess. Larger tile will look better, make the room look larger. Smaller looks really busy.

Just a thought, but you can tile a window frame if you want to keep the window. Put some of that pink waterproof stuff on first, then tile.

When you pick up the tile and flooring make sure they are the same lot numbers or you might have a difference in the colors.
this happened to me once with hardwood! they even had the same product skew but were completely different tones.

Claw foot tubs are great if you have a separate shower. If you only have room for one, go for a shower stall instead of a tub.

So many choices with flooring…I have the textured type snap wood and I love it. It’s water safe and for me the texture makes it look more wood like. I also have the seams or what look like grout lines and I’m fine with the look. It is super durable. I have it in my bathroom, hallway & kitchen. In my old home we had it installed in the entire home (everywhere) and it was a huge selling feature. We did not want to mix porcelain tiles and wood flooring we wanted a seamless look. It’s also super easy to clean I use a Method Almond floor cleaner from an O’Cedar spray mop.
If you decide to go with a claw foot tub definately look at the the metal frame you can install over it for the shower. Doing it this way you can keep the window which will save you so much money and the trouble of matching siding, construction, etc.
I agree with others though that for liability reasons I would go with just a free standing shower. If you do a glass shower then it will keep the room more open. I not sure what the bump out into the bathroom is but I would look at taking that out if you can and put the shower over there vs putting it where the current tub is.
unfortunately that is the stair well so it can't be removed which stinks! there is a small linen closet there but the floor and wall is slanted 😅

Good decision on the non-beveled floor. Don’t forget the door transition strip. Could you keep the current tub & add a shower stall to it? If not, just go for a nice shower. A soaker tub is rarely used & frequently annoying to use due to shower curtains getting stuck to to as you stand in the shower. And people can be careless when it’s not their property; they won’t bother to keep the curtains inside the tub & will flood the floor.

No caw tub! get a nice shower that has epoxy grout ( I think that is the correct one) for upkeep

If you put in a clawfoot tub you won't have to remove the window. Removing and resizing windows can adversely effect the fenestration on the outside of your home. Just get a ring shower rod and add two curtains for a claw tub.
Not to mention you ll have to re side your house if I was to cut cost I'd take the extra money and spend it on the flooring in the sun room real wood
If your worried about being seen from out doors in the bath room frost the window the extra light in there will save money on electric
don't forget to subtract the white tiles that you won't need on the walls where the gray are.
I like the lighter color because the the colors you choose for decorating will be more prominent

If there is only one bathroom, a regular tub that can be used as a shower as well, may be the best way to go. It's not as fancy as a claw foot tub but much more usable and safer. Also, many people don't install some kind of safety bar in the wall for anyone older, kids or anyone having a hard time getting in and out of a tub, which I imagine people in that situation would be glad they had one. Tile can be very slippery when wet and I agree, tile grout is a pain to keep clean unless you plan on using a darker grout color.
With a claw foot tub you will use a wrap around shower curtain. Takes 3 curtains. No need to remove window. 🤔

Suggestion: Close the window near the bathtub. You gain space and don't need 2 windows in the bathroom.

I liked either flooring. I don't mind the knots, as long as it doesn't have a lot of them. We have light maple hardwood flooring throughout the house. Renovated the whole house 5 years ago.

oh you will loose so much natural light by removing the window. I do like a bath but a shower unit can be a better choice for space saving in airbnb situation.
Is running tile being used on the floor up onto the wall a new trend? Can understand it around a tub...areas prone to getting heavily splashed. Given the age and character of the house, could've envisioned a bead board, or similar, used elsewhere which might also afford subtle verticallity in such a small space with its lines. The 'busy-ness' (visually) of the small tiles and all the grout lines, plus tile can appear cold (sometimes institutional). Curious to see how what you plan to do plays out.
I have floor to ceiling tiles in my bathroom but they are 300 x 600mm (12x24 inches I think that converts to). They are easy to clean and because they are a shade of white aren't in your face. I have a very large bathroom and kept everything white with just a little colour, in small multi coloured tiles, as a backsplash above the vanity. Personally I think the small tiles make the rooms look too busy. I'm in Australia.
I think you made the right choice for the sunroom flooring. I like the look of wider planks and larger grain, but the bevel is a deal breaker. I fear it will just collect dirt.
Be sure you have non slip tile on the floor.
I was voting for the non beveled flooring choice too…lol. And just a thought, but since the teal tile you’re getting for the bathroom matches so we’ll & you are planning on carrying the color through the whole Airbnb. If you have any extra tile when you are done with the bathroom, you could do a couple different mosaic pieces with it to hang in other rooms….

I looked at renovators supply for a tub for you we’ve had ours 28 years no problems but I didn’t remember how expensive they were . But at least it is a comparative price for you
My friend used a reciprocating saw and cut my old bathtub in half to get it out of the house.

When measuring how much of the green tile you need, I think you'll need more. You were measuring tip to tip. But those tiles won't be laid tip to tip. They will be laid inside each other. I'm not sure how to explain it.
We bought and returned full boxes of 4 different ones and put together the whole box. The one we thought we would like from the small sample turned out to be awful.
i would encourage you to buy twice as many tile's than you need..so if ever you might want to design a piece of furniture with tiles you can make match
Not sure if it’s even possible, but can you keep the top parts of both windows and get rid of the bottom parts? That way you still have the natural light but have the height for privacy? Just a thought:). I’m loving all the reno videos!!

Sue Wolfe-Sooo glad you picked the flooring without the bevel! Beveling catches dirt in the grooves,, so with guests, you'll appreciate not having the floor looking dirty even though you cleaned it!!

Keep the tub you have. It is a heavy duty tub that will hold up to lots of wear and tear. If you want to make it look brand new, have it expoxy coated by a pro, don't waste the time doing it yourselves. It looks to be in excellent condition, don't replace it because you visualize BnB customers acting out fantasies of long hot bubble bath soaks in a claw foot tub. Ain't gonna happen! They will be in and out of the shower or taking a long hot shower - so have a big enough water heater to accommodate! Put in a rainfall shower head if you don't worry about conserving water (and receiving a large water bill - because guests WILL abuse and take 30 minute showers, not 10 minute showers). The tile choices are great, love them. Just for purposes of east of cleaning, I would not choose the Butternut Walnut Natural flooring for the sun room - the bevel will catch and hold dirt a lot easier than typical LVP snap together flooring. I'm also not a fan of the wider blank compared to a more traditional look, especially given the age of your home.
BTW, NFM is also in Dallas-Fort Worth, Des Moines and Kansas City, besides Omaha.
Larger tiles make the space look larger - the 2 shapes of tiles are competing!
The tile looks beautiful at first, but a pain in the arse to clean in moist areas. Just get a nice exhaust fan
Maybe leave the header over the windows and just use a shorter casement window the whole width so won’t be sprayed by the shower?
If you’re getting a claw foot tube, you will need tile under that, as well.

Do a shower, save the tub for your area. The tub will be a real headache with guests leaving water all over the floor. I cleaned a guest house with two claw foot tubs, and they were constant trouble with water. When you measured the blue tile looks like you forgot to account for the tiles needing to lock into each other, making the actual area they cover shorter
We have beveled and if you hit your foot just right on them it really hurts. Also when u slide stuff on it it gets hung up on it.

Can you build in a shampoo shelf in the tile?
Walk in shower .... uses less water?!? No one will soak these days unless it's a huge tub/jacuzzi... bigger tiles on the floor is beautiful and ezr to clean ... if you have hard water the grout will stain on your shower area ... sorry I'm a landlord for over 35 yrs and we've gone through it all...do what you like in Your own living space ...in rentals do ez and beautiful but practical..or ... just do it your way and suprise us after!! 😀😀😀👍
I would opt for shower and ditch the tub. They are a hazard and hard to shower in. Your guests will appreciate a shower
I thought just do a shower too. It's an air b&b not your own home. Also I don't know why all the RUclips home renovators are so in love with all the small tiles atm. Unless you have a tiler I would have thought bigger tiles would be easier. When I had my bathroom renovated 12 years ago, my tiler advised to go bigger as it makes the room look bigger.
I'd def go for a bigger shower than the tub. Had a claw foot a long time ago when I was younger. Was fine for showering but the taller height could be an issue for older and less steady people. Might have some that don't stay because of that issue alone.
@@pameladee9019 Totally agree with you. I am older & balance issues so we automatically look for a place with walk in shower. Maybe a claw tub fine for the crowd that will be renting out the air bnb though.
