Much luck with the Airbnb. My niece has one behind her house (a studio) and after they paid off their $30k loan to refinish it and add a kitchen and bath, she was able to quit her job. She just had a baby and works a few hours each day cleaning the unit for the next guest. It makes enough to cover their mortgage payment. It has given her family security and options. I hope that you have the same success.

A portable crib/playpen in each unit is a great idea - and I would also add a booster seat for a dining chair. Our family recently rented a unit at a lakeside resort, which included a simple booster seat for eating, and that was such a valuable addition for the 2-year-old in our group.
This is a great suggestion. We offer a crib or pack n play on our vacation rentals for a small extra fee. We have a couple of them and we set them up at the property before the guests arrive. Those high chairs that attach to a table, or the wooden high chairs like they have in restaurants can also be offered and set up before the guests arrive.
Watched this project from beginning to end and it looks absolutely beautiful! As far as your relationship, I was actually really sad when you announced your split and when I heard you were working things out, I actually cried because I was so happy for you! So weird how you become attached to people you've never met 🥰

Looks great! One thing that might be helpful to add to your listings is a floor plan for each unit and how they all fit together. We spent 10 days in an Air BnB near Orlando this summer with my sister/brother-in-law, my daughter/son-in-law/2 little grandkids and my nephew with his girlfriend. While individual room pictures from multiple angles are helpful, the floor plan was the thing that sold us. We knew exactly where each bedroom was and the proximity to the pool and the bathrooms. One amenity that we would have liked was a crock pot. I'm glad my sister brought hers for us to use. We drove from Texas, so we brought the pack n play for the baby. Since our info had that we were traveling with a child under the age of 2, plus a 4 year old, the manager had 2 umbrella strollers in the main closet as well as a high chair for us to use.
I am very impressed with how much the curb appeal improved with some relatively subtly changes. They dark trim and wood railing really make a big impact :)
My sister does Air BnB in Australia and finds long term rentals (1 year) don’t bring as much as nightly rental!! You have done a great job, congrats and looking forward to your next projects
I wish you the best with this business. I hope you and Neiman are prepared for renters who are not respectful with your business by keeping the place clean and tidy. Renters will sometimes trash a place before leaving the place. I hope you’re prepared for those renters who may destroy the place.

Thanks for the tour, Lauren! As I followed your renovation, I wasn't able to completely grasp how it all fit together, and this made it all clear. You've done a fabulous job - definitely worthy of an HGTV episode! I suggest that you investigate using one or more mini split HVAC units instead of those small portable AC units. (When we stay in a motel, I hate the noisy units that blast out air and turn on and off so noisily.) We recently installed a Mr. Cool unit (cost about $900) in our she shed, and WOW it's amazing. Heat or air, remote control to hold the perfect temp, and it is almost completely silent. You don't feel any blast or draft of air from the small unit high on the wall - it just silently does its job. I'm amazed by it, and think it would be perfect for a sunroom or space that is difficult to heat/cool. Also, the Mr Cool unit runs on 110V, a 15 amp circuit, so it was easy to fit into the minimal wiring for our small building.
This turned out amazing!! You guys did a fabulous job! I really think HGTV should give you guys your own show! I love how everything is pulled together room to room and my favorite color happens to be blue so I love it even more!
Suggestion. Make sure that the mirrors are attached to the walls. Small children love to get behind things, and it would be very bad for everyone when a mirror comes crashing down.
Wow! Soooo impressed with all you have accomplished! Remember to include a guest book so each stay can record their favorite memory there in Omaha. And don't forget a welcome basket (bread, cookies, etc.) along with a binder containing nearby restaurants, parks, things to do seasonally, etc. Wonderful job you two. Just amazing!!!

I agree. Lauren’s vision turned out beautifully! And Neman’s hard work when she needed it and doing the videos…I’m sure he helped the contractors as needed. The whole house really turned out very pretty. I’ve flipped several houses throughout my lifetime. It IS very hard work. I’m really glad y’all have a management company. It will save you a ton of headaches working with tenants. Been there done that too. Good luck with it all. I’m glad you learned things during the reno that helped your relationship overall. It is VERY stressful on a relationship to reno or to build a home. Neman it really is ok if you don’t enjoy the process. My advice to y’all is now that you’ve gone through a Reno that required a lot of work, just look for homes that are undervalued in a neighborhood and that only need cosmetic work(paint, carpet etc) or maybe a Deck or something. Something that won’t be so stressful or long term. Or where you have to hire major contractors for things like refinishing the floors and tile. You can still flip houses, just maybe not such a major undertaking. Lower cost housing is needed in most cities. Just food for thought. Put a guest book in each section of the house so that guest can leave their name, city & state they are from and any comments they would like to leave. I always love to see how many different states that people come from and stayed in that place. Just a thought!
@FurnitureFlippingTeacher overall you did a great job. Love the kitchen cabinets. A couple suggestions...provide cots instead of the air mattress. Also create fold away room dividers for temporary privacy. I love the diamond windows. You could colour the diamonds for a pop of colour. Great job guys! I've watched you from the beginning because you were a teacher paying off your school debt...my daughter was also a teacher with school loans to pay off. I've always loved DIY and you gave me inspiration to maybe trying something similar. It didn't work out because she decided to go teach in Korea then decided teaching wasn't her passion anymore and then moved to France to get her MBA . Eventually her and her husband plan on moving back here. I hope her and I can do small flips part time...

You may not be renting it out as frequently by renting the entire space. You may want to consider renting each room out with a shared kitchen, living, bath. Just a thought for you. Mine stay rented all the time by doing that.
Your vision for your AirBnb's was inspired by one tiny tile and it came out a finished product that looks amazing and will hopefully go a long way to helping you keep on doing this in the future. Looks great! One piece of advice from a carpenter/handymans wife. Never put laminate flooring in wet areas (kitchen or bath). Water swells laminate. A better choice would be LVP or ceramic tile.

The project looks really good after all the hard work! My only suggestion is adding more color in the decor of the bottom level. It is void of any personality compared to up above. Maybe a shade close to the color you used in the 2nd floor. Also the walls need some art interest or posters associated with the city as you did in the room with all the windows. Color can leave a pleasant effect in the visitors' memories & comfort in their stay.
There is probably extremely durable fairly stain resistant hardwood underneath that carpet………😆 and if the step bothers you, you could pull it and have a carpet guy patch it with the carpet from the step. Beautiful after!

One thing I have to say about you guys AIRBNB, It is beautiful you guys put a lot of love into your AIRBNB. I just recently went to New Orleans and we stayed in a Airbnb online It look perfect but when we got there, it was not put together like it looked on the pictures. One thing I know about you guys I watch your channel all the time, and I love the whole process y’all went through to make it Beautiful and a pleasant place to be so well put together, I definitely give you four thumbs up. ❤❤❤❤
Your finished property is lovely. Considering that the structure dates from 1906, that is truly amazing. That said, you have a challenge ahead of you in managing an Air BnB. My son did that for 3 years. His biggest challenge was keeping a cleaner that he could trust. About 18 months in, one of his long term rental clients, who is very "handyman" inclined decided to clean out the clothes dryer vent because the clothes dryer seemed slow. He sent us a picture of the lint. It was nearly the size of a bushel basket. So, in other words, the cleaner was never cleaning the dryer filter. I hope you are able to engage a cleaner you can trust because it is big challenge. May you be blessed coming in and going out.
I understand the "letting" go of projects, etc. Also renting out the spaces knowing all the hard work, sacrifices, and time it took to complete. The arbnb is part of you and Neiman. When we rent an ARBNB, we try to leave the place the way we found it. Best of luck! Looking forward to the next project .

I would love to fix everything up, but as a senior (with health issues) have had to accept and hire helpers. So learning early in the game will help you with more acquisitions. i have been following for a while and am amazed how easy you make your projects appear. i saw your 48? garage sales and then segued into the tour of your Airbnb. The makeover was fabulous. I LOVED the blue wall, and all the other blue touches in your beautiful, comfortable well-thought decor. What a difference! Sometimes when one sees a b4 and after it is mind-blowing. I wish you luck and profit in your beautifully done Airbnb. after the tour u and Nieman spoke about the lessons learned regarding working together. I was a bit envious, as my husband and i could not make a bed w/out a disagreement. I am currently moving out of state and i must admit, i am thinking about copying your eye-catching BLUE wall. b4 u know it, everybody will have blue walls and green chairs. Green is my fave color. I can’t really say which is my favorite but if you made me chooses I would pick the kitchen and bath ❤ you both did such an incredible job! It's so great. I'd never thought about visiting Omaha, but this makes me want to! One thing I would want, if I were staying in the upstairs, is to have a better dining area, especially if I were staying there with more than one other person. My suggestion would be to move the velvet chairs and coffee table over to the other side of the sun room with the sofa to form a little conversation area, and put a round dining table and four dining chairs where the velvet chairs currently are. It looks like the space would still be big enough to pull the velvet chairs back in order to pull out the sofa (though I know proportions get distorted on camera). With dining space in the sunroom it would also offer the option of using the bar table in the kitchen as counter space, with more room for small appliances and stuff. It will also cut down on the amount that people eat on the bed and the sofa, which will keep your soft furnishings cleaner. Just my thoughts as a person who stays in a lot of AirBnBs and who thinks about design issues a lot and who loves your work! ❤❤
It’s absolutely gorgeous. The only thing that personally think you should do is paint the doors and trim white. The dark wood just stands out too much. But it really is beautiful! Love everything about them

The blue and the wall paper and shower curtain, are very attractive, calming and airy feel is really nice! This is a really nice property, with the back house, to add to the income.
You guys still have lots to learn! I do this for a living but this is a great start. Are you sure your zoned for that many Airbnb’s be careful if not! Feels are hefty and most city’s require inspections, permits, etc! Also, just know sleeping more isn’t always better. From our experience we actually had a much worse experience sleeping more. Lots more young kids, drinking, loud, partying and with it being a triplex noise levels for other guests may be an issue. Also, does the one unit not have any sort of microwave or anything? Or no bathroom? I was confused there!! Haha anyways, Good luck!!
I was definitely hoping to stay in that upstairs unit while passing through Omaha in August, but I will only be there for one night. It's a little outside my projected price range, but I would have made an exception, because this place is super cute (and so are you guys)! If my travels ever lead me back to Omaha for a longer stay, count me in! So cool to see the finished project!

I can relate to feeling overwhelmed with all you need to accomplish in remodeling. I want to repaint all downstairs, walls goi g up stairs, hallway, master bedroom/bath and a guest bath downstairs. But I’m in a community play, and on the board of 2theaters and I work full time! I just can’t do it all. Thus I’m tami g bids for interior painting! By the way, you STILL need books for the shelves! 😂

We are renovating a 100 year old house, our fourth. We are good together at picking what’s possible and what we can’t do ourselves.

I’ve flipped several houses throughout my lifetime. It IS very hard work. I’m really glad y’all have a management company. It will save you a ton of headaches working with tenants. Been there done that too.
Good luck with it all. I’m glad you learned things during the reno that helped your relationship overall. It is VERY stressful on a relationship to reno or to build a home. Neman it really is ok if you don’t enjoy the process. My advice to y’all is now that you’ve gone through a Reno that required a lot of work, just look for homes that are undervalued in a neighborhood and that only need cosmetic work(paint, carpet etc) or maybe a Deck or something. Something that won’t be so stressful or long term. Or where you have to hire major contractors for things like refinishing the floors and tile.
You can still flip houses, just maybe not such a major undertaking.
Lower cost housing is needed in most cities. Just food for thought.

There was a time I rented an Airbnb in Omaha along with other family members for a wedding. You guys are spot on in what amenities are needed. Put a guest book in each section of the house so that guest can leave their name, city & state they are from and any comments they would like to leave. I always love to see how many different states that people come from and stayed in that place. Just a thought!

@FurnitureFlippingTeacher overall you did a great job. Love the kitchen cabinets. A couple suggestions...provide cots instead of the air mattress. Also create fold away room dividers for temporary privacy. I love the diamond windows. You could colour the diamonds for a pop of colour.

Great job guys! I've watched you from the beginning because you were a teacher paying off your school debt...my daughter was also a teacher with school loans to pay off. I've always loved DIY and you gave me inspiration to maybe trying something similar. It didn't work out because she decided to go teach in Korea then decided teaching wasn't her passion anymore and then moved to France to get her MBA . Eventually her and her husband plan on moving back here. I hope her and I can do small flips part time...

You may not be renting it out as frequently by renting the entire space. You may want to consider renting each room out with a shared kitchen, living, bath. Just a thought for you. Mine stay rented all the time by doing that.

Your vision for your AirBnb's was inspired by one tiny tile and it came out a finished product that looks amazing and will hopefully go a long way to helping you keep on doing this in the future. I am for one looking forward to the Back House project and what you come up with.

Looks great! One piece of advice from a carpenter/handymans wife. Never put laminate flooring in wet areas (kitchen or bath). Water swells laminate. A better choice would be LVP or ceramic tile.

The project looks really good after all the hard work! My only suggestion is adding more color in the decor of the bottom level. It is void of any personality compared to up above. Maybe a shade close to the color you used in the 2nd floor. Also the walls need some art interest or posters associated with the city as you did in the room with all the windows. Color can leave a pleasant effect in the visitors' memories & comfort in their stay.

There is probably extremely durable fairly stain resistant hardwood underneath that carpet………😆 and if the step bothers you, you could pull it and have a carpet guy patch it with the carpet from the step. Beautiful after!

One thing I have to say about you guys AIRBNB, It is beautiful you guys put a lot of love into your AIRBNB. I just recently went to New Orleans and we stayed in a Airbnb online It look perfect but when we got there, it was not put together like it looked on the pictures. One thing I know about you guys I watch your channel all the time, and I love the whole process y’all went through to make it Beautiful and a pleasant place to be so well put together, I definitely give you four thumbs up. ❤❤❤❤

Your finished property is lovely. Considering that the structure dates from 1906, that is truly amazing. That said, you have a challenge ahead of you in managing an Air BnB. My son did that for 3 years. His biggest challenge was keeping a cleaner that he could trust. About 18 months in, one of his long term rental clients, who is very "handyman" inclined decided to clean out the clothes dryer vent because the clothes dryer seemed slow. He sent us a picture of the lint. It was nearly the size of a bushel basket. So, in other words, the cleaner was never cleaning the dryer filter. I hope you are able to engage a cleaner you can trust because it is big challenge. May you be blessed coming in and going out.
I understand the "letting" go of projects, etc. Also renting out the spaces knowing all the hard work, sacrifices, and time it took to complete. The arbnb is part of you and Neiman. When we rent an
ARBNB, we try to leave the place the way we found it.

You did a fantastic job! So good of Neiman to help when needed, but also get Lauren to let some things go. I would love to fix everything up, but as a senior (with health issues) have had to accept and hire helpers. So learning early in the game will help you with more acquisitions. Plus it moves projects along = faster return on the 💵. Cheers 🥂 to both of you for learning, growing both professionally/personally, and getting new streams of income.

i have been following for a while and am amazed how easy you make your projects appear. i saw your 48? garage sales and then segued into the tour of your Airbnb. The makeover was fabulous. I LOVED the blue wall, and all the other blue touches in your beautiful, comfortable well-thought decor. What a difference! Sometimes when one sees a b4 and after it is mind-blowing. I wish you luck and profit in your beautifully done Airbnb. after the tour u and Nieman spoke about the
lessons learned regarding working together. I was a bit envious, as my husband and i could not make a bed w/out a disagreement. I am currently moving out of state and i must admit, i am thinking about copying your eye-catching BLUE wall. b4 u know it, everybody will have blue walls and green chairs. Green is my fave color. I can’t really say which is my favorite but if you made me chooses I would pick the kitchen and bath ❤ you both did such an incredible job! And I’m so glad you’re still together❤️

It's so great. I'd never thought about visiting Omaha, but this makes me want to! One thing I would want, if I were staying in the upstairs, is to have a better dining area, especially if I were staying there with more than one other person. My suggestion would be to move the velvet chairs and coffee table over to the other side of the sun room with the sofa to form a little conversation area, and put a round dining table and four dining chairs where the velvet chairs currently are. It looks like the space would still be big enough to pull the velvet chairs back in order to pull out the sofa (though I know proportions get distorted on camera). With dining space in the sunroom it would also offer the option of using the bar table in the kitchen as counter space, with more room for small appliances and stuff. It will also cut down on the amount that people eat on the bed and the sofa, which will keep your soft furnishings cleaner. Just my thoughts as a person who stays in a lot of AirBnBs and who thinks about design issues a lot and who loves your work! ❤❤
It’s absolutely gorgeous. The only thing that personally think you should do is paint the doors and trim white. The dark wood just stands out too much. But it really is beautiful! Love everything about them
You need to add a book for guests to sign and leave comments of the stay, etc.

The blue and the wall paper and shower curtain, are very attractive, calming and airy feel is really nice! This is a really nice property, with the back house, to add to the income.
You guys still have lots to learn! I do this for a living but this is a great start. Are you sure your zoned for that many Airbnb’s be careful if not! Feels are hefty and most city’s require inspections, permits, etc! Also, just know sleeping more isn’t always better. From our experience we actually had a much worse experience sleeping more. Lots more young kids, drinking, loud, partying and with it being a triplex noise levels for other guests may be an issue. Also, does the one unit not have any sort of microwave or anything? Or no bathroom? I was confused there!! Haha anyways, Good luck!!

I was definitely hoping to stay in that upstairs unit while passing through Omaha in August, but I will only be there for one night. It's a little outside my projected price range, but I would have made an exception, because this place is super cute (and so are you guys)! If my travels ever lead me back to Omaha for a longer stay, count me in! So cool to see the finished project!

I can relate to feeling overwhelmed with all you need to accomplish in remodeling. I want to repaint all downstairs, walls goi g up stairs, hallway, master bedroom/bath and a guest bath downstairs. But I’m in a community play, and on the board of 2theaters and I work full time! I just can’t do it all. Thus I’m tami g bids for interior painting! By the way, you STILL need books for the shelves! 😂
