@user-jj5mp7ib1f In Texas the power goes out when it's freezing cold because they're not equipped to handle it. When the power goes out, you freeze to death. In California you just go without air conditioning for a day so you go swimming.
Cost of property is much cheaper in Texas. The percentage is higher, but the actual dollars are lower.

I own rentals in both states. LLC's way more expensive in CA. However, property insurance much higher in TX.
Yeah and gas in cali is $2more a gallon and houses cost 3 tines as much if not more good luck getting ahead in California better make at least 150 or 200 grand for same life style
People in CA are also paid much more than in TX.
Multiple places do not cost that much for a house in California (multiple places in NorCal). Factor in jobs paying double to triple than Texas and that gas price isn't even a bump in the road.

While it's true that technically the state sales tax of TX is 6.25, almost everywhere you would want to LIVE in Texas has sales tax of 8.25 because local jurisdictions can instate their own tax as long as it's not more than 2% higher than the overall state tax. Austin, Houston, Dallas, for example all have 8.25 sales tax.
The property tax in Texas is quite high at over 1% higher than Ca.
For a modest $300k home that is $3000 more. MORE (not total).
$300k home in Texas is very different from $300k home in CA though, that same property would cost closer to $730k in CA

My property tax in Southern California is 1.04 and I think it just went up.

TX property taxes are wayyy higher, most average 4-5%
I've read the rates and never saw 4 or 5%. What county? I've been advised to look a few counties away from large cities to avoid the highest property tax.
