Gio may be to rent !ol 😂😂😂😂. I prefer to own a Kubo instead and stay closer to nature. Cebu is now becoming a metropolis like Manila not the lifestyle I want to live after I leave the west.

Guys, just kindly be aware that--due to traffic--the drive to Cebu City can take a very long time. Condo salespeople will say only 15 mins, which is a joke. Usually it's an hour or more. For expats-to-be, please do location research based on your situation and lifestyle.

Love your videos. Not everybody is on a budget. Would be good to show something more substantial like 90-120sqm. I'm coming in Jan and couldn't live in such a small place on show
Great condos Gio! They would be good at the regular price of 30-35k. But, at 22k, that is an excellent price. I would take the studio just because of the better view from the balcony.

I don't know how it works with owners or the real estate companies in the Philippines ?? - but with times being tough for them, they could do a lot worse than hire you (pay you) to video their high rise units and building amenities and show on your You Tube channel? Just an idea. There is a lot of potential in your area, if you include the waterfront in Cebu. Now and over the next few years. Maybe, even Hotels might be interested in videos of their rooms and hotels, once overseas tourists are allowed back in.
Thanks Gio for showing the condo. I have one purchased and it’s available for rent daily or for lease . The person who leased it already finished with their 6 months contract so now it’s vacant at the moment whoever who are interested I will contact my agent. It’s the best place to relax , beautiful views , overlooking the ocean and the city. My unit is in Tower A Unit 8C.

Looks a whole world away from Dumaguete. Almost high-end western style living standards. And budget-friendly too at less than 500 bucks a month. It actually works out at £375 quid a month UK which is good value. Although I imagine currently its a 50% discount from normal times. I think Paul would advise on getting prices on the other areas. I remember in his vid he found out some of the communal areas he showed were not free and came with an hourly charge to use, not included in the rent price. Good Video Gio.
Tennis courts are an extra charge. I think the price can be negotiated down even further from what I listed, possibly.
Try to nail them down on the parking cost. Looks like a good deal if the parking is not too high. The parking needs to be a certain slot, not just a general area first come first serve. Please state if you can get a specific slot.

Since the units all seems to be the same based on design (which is to say that the 1 bed you looked at is the same layout as your personal unit), can you please provide the actual measurements of the rooms in your place?
Basically, a top-downdrawing, with measurements, would be GREAT, but nobody seems to offer those in their ads.
no doubt for a big city those are nice prices. while certainly within my budget... i think the high-rise life is not for me... rather have a more "local" feeling (with some amenities lol). with a home 165 sq m in my home country, it would be a huge adjustment to use just 40 sq m. spoiled i guess, and i would learn to adapt. the pools seem great, and i LOVE to play tennis (if there is anyone to play with?) the video was well done and informative, thanks for posting

Hey Gio my friend, wow that condo looks fantastic. And only 22, 000 pesos per month, definitely a good Deal. That second condo is very interesting as well. I definitely want to check out the condos there in mactan Newtown when I get back to the Philippines. I really like the set up of the entire property. The views are pretty cool too. wow the amenities in both units look really nice it sounds like Cebu has some good things that are going for them I am hoping to make the trip to Cebu City for the first time this year if everything goes to plan so saying that these units are available will give me something to think about on the flight over there.
I'm liking this Mactan area more and more. Looks like a great place to set up base in the Visayas Region. And do the resorts like Movenpick have day passes? If they do, that might be a great video idea.

It was a nightmare experienced at 12F Tower A of One Pacific Residence.
For almost 3 months we've been complaining the hot water only band aid solution, the kitchen utensils just like from the junk yard...I have evidence I took pictures, stinks under the sink.
Incharge person with SPA named Arman need more training for customer's relationship with coordination to the top management.

Nice pool. Gio what’s the occupancy rate like in all these condos? They seem to be everywhere in the major cities and there is always new ones going up all the time.

Some of those places are all inclusive. Such as gym, pools, etc. Did you ask about this one?
All inclusive but tennis courts you have to pay for.

Gio, great tour on both those condos: Now in my opinion, the following countries live close, Australians are close, New Zealand are close but, the pesos Australian rate 0f 37 pesos to 1 Australian dollar. New Zealand dollars are 1 NZ equals 34 pesos. Now us Americans, we have the best at one American dollar is over 48 pesos. I believe the economy in the Philippines is now set back about 10 years in Philippines, due to Pandemic in my opinion. Many of these landowners were charging excessive rent prices, now you have occupancy at 30 percent. Plus most of the foreigners have left, I think when they return it will be about 50 or 60 percent capacity compared to the old at maximum of foreigner returning. So there will be great deals for a long that I estimate. Now, America since we have territory of Guam and American Somoa in the area. We can easily reach the Philippines and stay. Most Philippine citizens are hoping that things go back normal. I do not think that will happen for many years to come. So, living in paradise Islands for Americans is even more paradise now. I would not want to be the next President of the Philippines, that job will be really difficult. I remember in the old days at Clark Air Base, the Filipinos complained about how cheap the Australians military were and loved us Americans in the military the best. Thanks Gio for this information, planning my future retirement there in about 4 years too in the Pilippines. Since, now I am age 58. I will shared this great video too. From US American Air Force Security Police Military Veteran who lived in the Philippines before.

@@GiointhePhilippines America has always done it best for the Philippines and we will again as most of the foreigners will be American again. I think the Philippines may have learnt about inflation of prices and no customers, so they will have to keep condo values practical not impractical. The nation of the Philippines only have about 20 percent of the people who can afford this. They already live in homes in their province. So, all other markets, condos, apartments will be affordable mainly for us Americans and other foreigners in my opinion, thanks Gio.

I've seen videos of Thailand and their offerings.... The Philipino ones look alright... but sorta of high cost for the value... compared to the Thai ones.... I guess have to figure overall costs associated utilities, HOA etc and other hidden costs as well....
I am still looking around Thailand, Indonesia, Vietnam as well... overall costs on average, quality of life, security, access to services, transportation, communication (Phils looks best), Stability of the Region, etc.... and last but not least the Eating experience... FOOD.... oh yeah...

The one bedroom doesn't look to be 45 meters, I mean the dinner table is in front on the couch blocking where the tv would go on the wall as there is no room for a dining area.
That is a coffee table in front of the sofa. The 1 bedroom is 45sqm.

you can negotiate on lease terms so not a one answer for all the units. Typically electric, water and internet are separate. 6 month is usually acceptable and in some cases even 3. Typically 1 month deposit.

Hi Gio, I enjoy your videos, good job on the condo tour. I married a Pinay Cebu area 14 months ago, she is still there. I intend to travel when possible to Cebu and stay until she is approved for Spousal Visa to bring her to Canada (max of 6 months) when allowed hopefully in a few months. I think this would be a great place for us to wait this out, do they rent monthly or does one need to sign a lease?

Can you recommend me a location a little cheaper that's not bad? I've heard that Lahug is considered an upper class area?

Hello Gio! Is it possible to pay your rent with a credit card and are the restaurant's and coffee shops credit card friendly in Mactan Newtown or best to use pesos. I think that using money would be the hardest thing for me to get used to in the Philippines I am so spoiled by the credit cards in the states.
Credit cards for rent no, this is still very much a cash society. Malls and most big restaurants no problem with CC.
I don’t know but, it doesn’t seem like it’s high end to me.

Studio about 30k and 1 bedroom maybe 35k to 40k but in the Philippines everything is always negotiable.

Internet took 1 day to turn on. Normal for studio to 1 bedroom maybe 27k to 35k

Eh no bathtubs. One thing I like about Philippines. Walk in tile showers. I don’t want a bath tub.
$$CONDOMS$$ Most Asian countries i have visited, women/girls would not visit a strangers house like you describe, for fear of shaming their families and community, so I suggest these are pretty "loose" women, and therefore you would be applying the rubbers often.
