I own three DVC properties - Animal Kingdom Lodge, Polynesian, and Beach Club. Beach Club is hands down the absolute best resort. The pool, the location of two theme parks, the Skyliner, the EPCOT back entrance, the boat access, the walkability to several resorts, and the overall ambiance.

Riviera's dedicated Bus routes are one of the best selling points that are often times overlooked.

Buses at WDW aren’t anything to write home about, so much worse than any other transportation, especially during busier times, waited almost an hour with lines for buses the other day, better to pay 10 bucks for UBER than deal with buses at WDW

I really like the Riviera. The food is great, location, skyliner access… just reminds me of an assisted living home. A very nice one, though. 🤷‍♀️

Amy got so serious about the mustard. 😂On my second visit ever to Disney January 2020 I wandered into the grand opening of Riviera. I fell in love. Our first visit as owners is this March.

Have owned Boardwalk for 20 plus years and have stayed at all the resorts and Riviera is hands down our favorite now! We have stayed 3 times now. Last stay did a week at GF and week at Riviera and while GF is beautiful and love their new rooms, Riviera tops them. We love the elegant beauty in villas and common areas. Art work is beautiful all over. Love the smaller all in one size resort too. Has great eating places and unique merchandise too! It feels more luxurious to me than GF. Oh and the fireworks views are amazing and we love the Skyliner. All around best resort at WDW! Also really love HHI and Aulani is coming up for us. 😃

I have yet to stay at any of the DVC resorts, however, as annual passholders, our new mid-day break (if we go to Hollywood Studios or Epcot) is getting on the skyliner to go to Riviera to enjoy a treat and coffee at Le Petite Cafe and relax in the lobby. It's so delightful and it just feels like home to me! I'm hoping we can get a DVC at Rivera one day. We love it!!

i vote after-the-fact for VGF with AKL as the runner up.
I loved the grand villa at Bay Lake and my kids request repeats for that resort but i love the ambience at VGF. It is true that the BWV needs an improved kids pool/play area and there isn't any 2 bedroom option with 2 queen bed 2nd bedroom. But i like BWV access to epcot and HS.
VGF has everything i need: large rooms with a grand villa option, kids pool, great places to eat, and walkable to the MK
Riviera is not on my list at all. I am protesting the inclusion of the resale restrictions and dont care to use the skyliner. The rooms are large, but so are the rooms in the VGF and Kidani village has large rooms too.
We loved Vero beach- we combined a 4 day WDW trip with a 4 night Vero trip. but when we want a Beach only trip we go to HH because we live nearer to that beach.
We cant go to the lobby at the Beach club due to a family member's shellfish allergy. The aroma fills the air from the restaurant - at all times of the day. So we wont ever stay at the Beach club

Bought OKW when free park tickets were part of every reservation. Annual maintenance fees have more than doubled which makes an annual visit cheaper by just paying for the room instead of the timeshare

We rented our first DVC stay in Jan ‘24 at Boardwalk. The hallway seemed like forever the first day or two but got shorter with repetition. Our room had been refurbished and I thought it was lovely, if also being a little sterile. The one annoyance I had was the marble (real? fake?) floors were so cold all-the-time. I’m sure in July that’s welcome but in January it was not and made the room chilly & stuffy. We didn’t invest in the refillable mugs because we don’t drink a lot of fountain drinks, but the trek out and down and over to the quick service is a little ridiculous. There’s no reason the adorable coffee shop couldn’t sell & refill those cups. Overall, I loved the vibe at Boardwalk and the ease of transportation to Epcot & Studios (the only parks we visited this trip) was a huge perk. Our next planned DVC stay will be Poly and I expect an equally good, if not better, experience.

I own at Poly and can't wait to see if it climbs up the list once the new tower opens and it gets 1 & 2 bedroom options. As for Riviera, I look at the points requirement and just don't stay there.

I think it's possible the voting may have been influenced by the sales promotions. A lot of new DVC members purchased Riviera and Grand Floridian, and those new members were looking for guidance on the best way to use their new purchases and came across DVC Fan, and more specifically this poll. I would be more interested in a show in which the panel members shared their top 3 overall resorts and explained why, as well as sharing what resorts they have current contracts or previously held contracts for. I would also like to see the panel members discuss their favorite resort based on location (i,.e., Epcot Resort Area, Magic Kingdom Resort Area), although you might need to go beyond just the DVC resorts and include all Disney hotels, otherwise Animal Kingdom Villas wins every time.

We rented Boardwalk in August. Non-refurb studio. Def had a weird smell. LOVED the location but the mile long walk to our room put me off. I agree that the pool needs love. Also, the no quick service in the hotel itself was a total turn off. Way too far to walk to refill the kids resort cups.

Our favorite and home resort came in at number 4. I understand though as we have only been able to stay there twice in the past 21 years. It is always booked up even at the 11 month window. Hoping to try out the sister resort, Yacht Club, which is where we stayed exclusively prior to buying into DVC. Things to consider.😁

OMG Derek, you crack me up. I just spit my coffee on my laptop! "old scary pond filled with diaper pee'......🤣 NO ONE wants to dive into that. I do agree, its not the most inviting area and my boys are grown. My thoughts on the 'refurbishments' on these resorts. Disney seems to want to completely change the look of the resort as it was. Sometimes freshening up the decor that's there (the same theme) is what is needed. You don't change out almost everything with a completely different look. We were previous owners at DVC until 2010. We had talked about repurchasing but we are just not impressed enough to buy back in. Its really unfortunate. We were Boardwalk fans and that was what we were interested in. We have nixed that idea now, its sad.

I can see where it would be really hard to choose. Depending on your activities during a particular stay, some resort locations are better than others, etc. I can't wait for our Boardwalk stay next year but I'm shocked there's no place to dine in-house...I guess they figure we can hoof it around the Boardwalk to grab something!😏

18:03: I love Beach Club and the location, but I don't really love the pool so much. First, I have a non-verbal Autistic son who loves water slides. I don't like the fact that he has to EXIT the pool area to get to the water slides. Another thing that I don't like is that the Lazy River has an area that is Super deep. Because of these reasons I'd much rather go to Boardwalk. Plus to me boardwalk has a much better vibe, and cost less points to stay at.
