- Gated communities are all over Central Florida. There was a huge push for them in the mid-2000s. In my opinion, it was more for the prestige (or perceived prestige) than the actual safety. That said, gated communities do offer an increased level of security and have their place in our market.
Today I'm diving into the different types of gated communities (there are three) and some of the pros/cons to consider when purchasing in a gated community!

There is a gated community in Arizona that you have to use a ID to leave for a few hours.Later I found that it is a low security jail.

We're really not into gated communities anymore and here's why. One "gated community" lakefront. The intruders pulled up to the house on a boat, and entered that way. Another one was a campground, the gate didn't run across the whole front. So basically, at night you could just walk or even drive around the gate without anyone noticing. Even with our community pool which you needed a code for. Always, someone would tell their kid the code and half the pool could hear it. They finally went to cards. Our pool has kind of the reputation of being the nicest pool around, and always every summer---you catch someone trying to sneak in. They'll kind of hang in the parking lot; then follow someone opening the door.
Where so tired of our cold and snowy weather here in Pennsylvania.and bad jobs.

Most gated communities I am familiar with are manned. You must have your ID, they call your home and you have to give the guard permission to allow a person in. Your tags are automatically photographed as well. I notice MOST don't use the amenities. They have their own pool for privacy (I know its crazy). Theres usually two lines, one for guests and one for residents with a car responder that opens the gate automatically. :). It truly depends on the location....not really a fear factor (to me). I like that there are rules to help keep your property value up (like if someone wanted to paint a cow or something on their house LOL)
I didnt know that CLARK KENT lives in a gated community, i guess you learn something new every day

Great video. Besides security, isn’t it a Pro or Con, depending on the perspective, that any alteration to the gated community house has to be approved by a Board (on top of the standard city permit) to “keep the community neat”?
Hoa are funny imagine buying a house then needing to ask mommy permission to make any changes to it. Would be fine if hoa were strictly for rentals.

I tend to be higly skeptical about gated cmmunities. Indireclty it gives less resources for whom live outside these communities, and for the most deprived zone will end to the rise of criminality, and this is happening since decades ago, it's a vitious-circle. I don't say that's it's the lone reason, but it can one of most factors of excessive inequality in the society, and the rise of that inequalities.

A passcode is to easy to share for something like a gated community might as well just leave the gates open at that rate.
I totally agree. Many neighborhoods change the old pass codes when people move. That doesn’t mean the current owners don’t just give out their passcodes freely.
I had a friend who does not respect peoples rules when he visits.
He lights blunts and talla about jail stuff really load.. and if You tell him he can't smoke cuz if The neightbors.. he goes to your bathroom and amokes there..
I was almost traunayized from his visits.
So if you own the house out right and you don’t pay the gate fee do they stop you from entering?

@@mathewmcfool If you fail to pay your HOA or COA assessments in Florida, the association can get a lien on your property and might foreclose on your home.

Which is crazy, imagine buying a house and then some crazy people foreclosing your home because you owe them 10 bucks, and they will sell it for maybe 10% of the value of the house. Crazy!!!!!! Never buy where there is a HOA! Never buy in a gated community! Own your stuff!

The problem in Florida is all the new homes are being built in gated communities. A serious issue with gated communities is that traffic cannot divert and causes serious congestion

Well you can for sure have a Republican gated community like mine is in Louisiana but in flordia it’d depend on the politics of the area is it Republican or democratic is what you should look into so for example destin is not democratic it’s more Republican, there for gated communities are more likely Republican

Average HOA dues are $60-$100/mo
Multiply that by 700 homes.
Area stays nice.
HOAs are run by Nazis.
Who clears the ditches and maintains the street?
They don’t have to deal with seeing tents everywhere.
There is a gated community in Sacramento California are that is really odd.everbody home before 8 pm because the gate locks and unlocks at 6 AM so if you are late,you sleep in your car outside the gate.All home interior lights out by 10 pm.All homes are secured by the HOA. If you have to move around then you have to call the HOA.The refrigerator/freezer is owned by the HOA and there is a scanner/weight scale that keeps track of your food.Low on food,the HOAs computer will order it for you at a good mark up.

We have legal permits to carry guns for a reason for safety. America is not safe. We have all kinds of crime here that happens everywhere from school shootings, stabbings, mass shootings, attacks, robberies, break ins, and hate crimes. They can be! Especially if the person running the gate is new.

HOA'S really suck....
The ironic issue with a gated community is that they naturally attract a certain type of criminal element from within and outside the community. I once watched a house party rage for a weekend, the home owner hired they're own security to bounce at the door, the POA rent a cops showed up and got clowned on, then the police showed up and had no idea what to do either, as the homeowner wouldn't come to the door; The Cops left, the POA left, and the party raged on. Come to find out it monday was a 17 year old kid home alone for the weekend!
People don't lock their cars or garages either so you get petty crime that isn't reported or noticed till people are missing $1200 worth of shit. Stolen golf carts, kids overdosing huffing, A/C condensers, fights in the park over barbeque pits on 4th of july, strange things happen be sure of it.
Who is responsible for those petty crimes though? The staff hired by wealthy people? Who would steal a golf cart?? Can't be your neighbor.
@@georgethompson3763 its typically the fail sons of rich parents that never ended up homeless through "tough love". they'll typically work a trade job, live at home and pilfer the neighborhood for shit to pawn into their 40's, 50's, and 60's until their dad kicks the bucket and then they slumlord out the property to friends. local cops like having people like this in their back pocket, and HOA's can't really touch them until the property is completely derelict.
My net worth is 1.4 million and I live in a low income area in my town. My taxes are LOW. Could care less to live in a place like this.

People live in certain neighbourhoods for safety not for showing off 🙄. Also your net worth isn’t that high which is probably why you still choose to put yourself in a crap neighbourhood. It’s not likely that the house price will dramatically drop so putting your money in a nice investment home is much more worthy in a few years time vs a shit neighbourhood which will remain the same. Just my 0.02.
Sounds like a lie, I couldn't think of any reason to live in a low income neighborhood and I'm not worth 1.4 million. Who would want to live in a high crime area when you don't have to
