Oh my goodness Nick...I ADORE this one!! The stone work! The layout is funky, unique and completely livable! I'd love to be out in the country with those views. We have horseflies aplenty here in Canada too but I've never seen flytraps like the one you showed at the beginning, it's pretty cool. Thanks for your vids, makes my day to take a little trip to Italy😊
Good job! Congratulations for show a more accessible property for people. Large houses are always shown but at prices that only very few can afford. Good for that! A very beautiful house. Good luck in the sale!
Great Nick, you are getting closer in price haha. Really enjoy this. It would be great if you told us how close shopping - like regular grocery, and health care is. Thanks. Love the videos. Xo
I can't for the life of me remember how I came to find this channel but I so appreciate your work Nick. It's one of my favorite things to see the latest video pop up. I would love to be there opening closets and cabinets with you but this is the next best thing 😜. My affirmation for today: "I will own an Italian vacation home by Nick @italianproperty! " 🥀
Id be worried who the neighbors would be when he sells the other stones buildings. For the price amazing slice of Italy. Truly amazing home. Don't need bigger. Perfect size.
A nice place to semi-retire to, with a chance to B&B the lower bedroom for a bit of extra cash. With the added extra of what amounts to a private swimming pool for your guests to use.
Perfection! This is just the kind of thing we are looking for! Would have loved some more info in the video about what other structures there on the site have people living in them. Is the pool specific to that property or communal? Beautiful!
Hi Sandy, the pool belongs to the house and is private. None of the other properties are currently occupied. (I'm actually sitting with the owner in the local village having a morning coffee!)
Nick another fantastic rummage, as always your enthusiasm is infectious. At this price point this home offers everything needed. In regards to future non home related videos , here is a rough idea for your pitch to the BBC or Rai for a pilot. Join us for a one take no editing view of “Nicks Roman Rummage “. Known as Real Estates Fellini Nick treks in the ancient footsteps of the Umbri to discover the region’s culinary, culture and artisanal crafts.
Thank you so much for your comment. To be mentioned in the same sentence with Fellini is an enormous accolade. He is one of my favourite directors. I’m planning a town tour in the next couple of weeks. Thank you for your suggestions. Best wishes to you and your family, Nick.
@@italianproperty During your town tour, I would be interested in the current status / affect on ex pats living in Italy based on implementation of Brexit.
Fabulous view with this one. I just don’t like the thought of sharing the hilltop possibly with some creepy neighbor. I like an entire private property where no one comes unless I invite them. Though sounds like nice folks live there with their pets. Some very nice details there.. this house is a great buy.
Hi JBRC, Purchase taxes and annual taxes are very low compared to other countries. Off the top of my head estimate €1,500 per annum. Hope this helps. Best wishes, Nick.
why is the dining in these houses alway at least 2 rooms away from the kitchen? never on the same level either, it seems. did everyone have so many servants they didnt care? although it seems like the food would be cold when it finally got to the dining room. i still really like it.
Is this property still available? How much are their average electricity, gas and heating bills? Does anyone else live in the hamlet full time? What can you tell us about the unfinished new brick structure next door?
Yes it is Anna, It’s quite isolated. Not sure about the costs of utilities. I suppose it all depends on how long you stay and when. Costs in the summer months are very low. No one lives full time in the hamlet. If you need further information please email. Best wishes, Nick. 🙏
When are you getting your new camera setup? The wide angle makes it so much better but the video quality still seems poor (even though 4K). Especially this not being 60 frames per second is very irritating.
New lens arrived yesterday from the US. I'm trying different combinations. Don't want to shoot in 60fps as the file sizes are huge! Going to try 50fps with playback at 25fps as we are in a PAL zone. Let me know what you think of the next one. Any tips would be helpful.
@@italianproperty how about you try 1080p and 60 FPS in wide angle? It would be very smooth and at the same time it wouldn’t be such a huge file since 4K is what really makes it so huge
Nick im looking for something around $70,000. I know your company is luxury but if you see something on your travels. Thanks so much for your lovely videos.
Good luck with that. Unfortunately, we don't cover that area of Italy but someone has asked me to shoot a video in Puglia. Maybe in the future. Have a great day. Best, Nick.
They are not just flies, but horse flies (tarfani). The bite is fierce, but those black balls are fantastic. We use them at our place near Arezzo. I also recommend Avon Skin So Soft to spray on the arms and legs (an old trick we used on our show horses so the flies would leave them alone).
@@reneeraw6927 The tarfani are not all year round, mainly in late July and August. Not sure why that is their season but they are a bugger when you are trying to enjoy the pool! Also, ours usually show up after 5p when it is the best time to swim!
The setting is lovely but the structure itself seems a mostly dark, depressing warren. And the horsefly thing doesn't bode well for peaceful poolside rest.
Iove it, keep the affordable properties coming!
Love the kitchen!!! Whole house is perfect for a single person!!!
great to get the diversity of abodes, love the hamlet. Great tour. thank you.
Thank you George. 😊 🙏 Nick.
I love it Nick.. this one definitely has me wishing to break open the piggy bank. Your property tours are great, I always look forward to more!
Thank you. Best wishes, Nick.
Absolutely love it lovely looking property at a reasonable price
Thank you again for such another wonderful property. I also look forward seeing these.
Lovely, charmy but so tight. Anyway, is a good property and the way that you show it. Thank you Nick. Have a good Weekend

Unique and affordable! Love this!
Thanks for the fascinating tour, Nick. I love the warmth and the sun and the pool.

I love the battiscopa painted in these Italian houses. It's so much cheaper than wood moulding and it looks nice! I've copied it in my own home.
I so eagerly await for these wonderful properties ❤️ I simply love all of them.
Thank you Vinita. Have a great weekend.
Nick you do just amazing work! I love your videos and your commentary, very helpful.😎. Thank you

This property is a little isolated. Nearest shop is about 10 minutes. Beautiful views. Thanks for your comment. Best wishes, Nick.
I personally know the owners and the house. I love them both!
Very unique. BEAUTIFUL......
Words to warm my heart "little house" :) Just me and my cat don't need 7 bedrooms!

Why are the other buildings not for sale? Some are attached to the home.
Very good question Shannon. I expect they are owned by the local farmer. Best wishes, Nick.
A natural place to be restored suitable for investment with horses and recreation

Please do some houses in Emilia Romagna

What do people do for a living in these small towns? Do they all work remotely/online? Are these meant for holiday only?
A lot are holiday homes. Best wishes, Nick.
Nick, has this property been sold yet?
No, not yet. 🙏 Nick.
Is this still available by chance?
Yes and they are very keen to sell. Email if you would like more information. Best wishes, Nick.
I’m curious, why would someone need a fly catcher?
They are not just flies, but horse flies (tarfani). The bite is fierce, but those black balls are fantastic. We use them at our place near Arezzo. I also recommend Avon Skin So Soft to spray on the arms and legs (an old trick we used on our show horses so the flies would leave them alone).
