Wowsers! This is a gorgeous property. This is an American thing and not a criticism, rather an observation. That is a tiny refrigerator for a cook's kitchen. Daily shopping? Okay, now I'm confused. Do I want the little "townhouse" that 's all snug and comfy or do I want this huge estate that would accommodate my whole family? Honestly, these tours are a treat. I am so grateful for the opportunity to dream a little.
There was room in the pantry for a second fridge/freezer but I think Italians eat very differently to Americans and don't need the same appliances. The owners obviously grow their own veggies and fruit so they probably only buy meat, maybe even make their own fresh pasta. I'm betting they fill those pantry shelves with bottled/canned fruits.
Beautiful place. I live in Perry, Georgia USA, and have always loved to live in Italy. Don't know why but feel a kind of have been there in another life, but love your viedos so I can see Italy from your angle of these properties.

✨Love all the closet’s in this wonderland. I sent this to my husband, this is a screaming winner Nick. Same amount as my number one favorite. Such decisions. This is difficult for us; we are both Gemini’s, choosing one over another, is going to be a battle. This has more level access in the garden. So many rooms of equal size and amenities. Everyone has a good room. No fighting over who gets what. Not a bad room in the house.✨🍋 All those closets, just fantastic. Other than wanting antique white walls, with some rooms depending on the light exposure, a splash of colour. Yellow is so not a shade I can live with. Aubergine, sage, deep dark claret, for dramatic expression, yes. A deep Moroccan blue, for the hottest room in the house. The room with the library I believe would be perfect. How are the boar issues with this area? My heart is won over with that large kitchen.✨🍋 I’m in need of space which will allow, and accommodate the baking of pie’s, cakes, bread, and making jams, marmalade, and other goodies. A well appointed garden where I can grow all the herbs, veggies, and every variety of tomatoes. The soil and sun are much like my home in Los Angeles, California, my mother and I grew spectacular veggies, an all edible array of yumminess.✨🍆🍋✨

Simply gorgeous. Lovely architecture, garden and views. Love the arches, the rock paths, the rock walls, the divine light falling in- in all rooms. It's such a nostalgic-warm feeling to see a place like this.

I love how in the kitchen the unify the design by using that same style of dark-stained rough wood as the top frame of each of the doorways and windows. Even though each doorway/threshold is a different size, having that same wood unifies them all, creates a unifying pattern. That wooden top frame also serves as an intermediary to connect the dark wood frames around the doors and windows with the dark wood of the ceiling. Same thing with what they did by matching the triple-panel glass doorway with the triple-panel window over the sink. Even though one is a door, and the other serves as just a window, they create a symmetry and a pattern by using the same size, frame, and panels for each.
I tell you true...... It's perfect for me. I love to entertain and have no problems making new friends. I could even use it for a B&B and catering business.

With the Italian birthrate as low as it has been in modern history, this is an excellent time to head to Europe. As the elderly population decreases, no one is left in the rural areas and these lovely old homes go unclaimed, often abandoned or just unoccupied for man years. So sad. I don't know what it takes to lure young ones back to the countryside.

Many live in an apartment just the size of their pool! Boy, are they going to regret selling this! Just a year in the US and they're going to want to come running home! Some kind of crazy! How long would a property like this tend to stay on the market?
Would love for you to add a small bit within the tours to tell us about the local amenities near by, such as shops (grocery, bakery, cheese, wine), petrol, etc…..or perhaps you could let us know how close the nearest specific village or town is so we can search up that information.
That differentiated stone in the back patio/entrance --- the one creating a path across the patio to the entryway --- it's a fantastic touch. It lends central focus, multi-dimensional design, a geometric focal point, and it integrates with the entry door by matching its width. Those Italians, man.
Mill houses are lovely and the soil around is always good, but... flood plain. I like ones which are close to the ocean as at least then the water has somewhere to go. Still love seeing the meticulous restoration works though.
I think I would turn it into a $200 a night B&B. I would live on the ground floor in that room you called a studio and rent the other three out for travellers
When I heard Nick say they moved to America I thought "What"?! What are they thinking?! In San Diego they couldn't find a property like this. $850,000 for a track home on a tiny lot is all they would get. To each his own, I guess.

what a magnificent spread! those grounds are so SO beautiful.. a private paradise! the look of that stone house surrounded by such beautiful greenery looks like a storybook setting. the house is so spacious and just elegant in it's simplicity. very lovely floors, ceilings, and doors, and so many pretty windows to let the beauty of nature be seen from every direction :) this place could be dressed up and dolled up with beautiful tapestries and furnishings that could accentuate the fantastic layout and i imagine some beautiful paint colors to make it even more welcoming and charming. talk about a place to entertain and accommodate lots of family and friends---this sprawling estate is just the ticket!! for all you get with this property that price is definitely reasonable. it is absolutely fabulous, nick!
Sorry to be a party pooper but this house, as beautiful as it is, looks like it's been built on a flood plain. Where is the water source that used to feed the mill? Is it a flood prone area?
Pool has a Liner ? Or are the pool walls having difficulties - seems that in your video the walls of the pool the paint or liner is bubbling / blistering and needs to be repaired

Here a rule of thumb is take 5to 10 percent off the asking price . My last house sale the agent wanted to sell for $30,000 less , the one before $60,000 less ,one before insisted on auction 2 bidders turned up sold for $40 thousand under and never got a sale sign on 3 out of 4 properties unreal here is a must I enjoy your presentations , great work👍

With the Italian birthrate as low as it has been in modern history, this is an excellent time to head to Europe. As the elderly population decreases, no one is left in the rural areas and these lovely old homes go unclaimed, often abandoned or just unoccupied for man years. So sad. I don't know what it takes to lure young ones back to the countryside.
The field reminds me of the atmosphere in the film "I Am Love".

That differentiated stone in the back patio/entrance --- the one creating a path across the patio to the entryway --- it's a fantastic touch. It lends central focus, multi-dimensional design, a geometric focal point, and it integrates with the entry door by matching its width.

Mill houses are lovely and the soil around is always good, but... flood plain. I like ones which are close to the ocean as at least then the water has somewhere to go. Still love seeing the meticulous restoration works though.

what a magnificent spread! those grounds are so SO beautiful.. a private paradise! the look of that stone house surrounded by such beautiful greenery looks like a storybook setting. the house is so spacious and just elegant in it's simplicity. very lovely floors, ceilings, and doors, and so many pretty windows to let the beauty of nature be seen from every direction :) this place could be dressed up and dolled up with beautiful tapestries and furnishings that could accentuate the fantastic layout and i imagine some beautiful paint colors to make it even more welcoming and charming. talk about a place to entertain and accommodate lots of family and friends---this sprawling estate is just the ticket!! for all you get with this property that price is definitely reasonable. it is absolutely fabulous, nick!

Sorry to be a party pooper but this house, as beautiful as it is, looks like it's been built on a flood plain. Where is the water source that used to feed the mill? Is it a flood prone area?

Pool has a Liner ? Or are the pool walls having difficulties - seems that in your video the walls of the pool the paint or liner is bubbling / blistering and needs to be repaired
