This is the actual market, especially in the area around Todi which is one of the most sought after areas in Umbria. The valuation of a property is a complex matter that looks at different factor. By now in the area is pretty rare to find ready to move in country houses like this one. We have also to consider the current impossibility of building new homes in agricultural areas. We would never market a property way over its market price. This would be a terrible service for who is selling and a wasting of time for the potential buyer and of course for us. When it comes to real estate in Italy, people always consider in the price a little negotiation margin.
@@Umbriarealestate I have been a real estate broker in New York City. We market them for the most we think we can get. Sometimes we market them for much more if that’s what the client insists on. So respectfully, your comment doesn’t pass the smell test. It’s a nice house. But it seems pricey

If you was a broker then you know that an overpriced house will always lose against similar houses in the same area at a market price. Of course a city like NY is completely different compared to the Umbrian countryside, in numbers of houses in the market and loto more things. Here, if you market an house too much higher the actual valuation, you are damaging the reputation of the property and is a bad service for the selling client. We always advice to no do that. It is bad for every one if an house stay in the market for years.
