    Welcome back! Was wondering why no vloggs. Your garden soil is so rich and garden so lush.
    About garage doors , those torsion springs are under high tension and need to care should be taken when working with them , spray lubricate the coil( they get rusty) ,avoid lube 3" from ends, and the two tracks, doing so makes it easier on the opener motor as the door glides easier, use spray white Lithium grease,you might be able to get the grease from the Auto parts store, I just had to repair my garage door , due to rail wheels binding and cables went off the spool, you can get tips how too in RUclips, Ingat James❣

    One thing is for sure, your walls around the garden as a bit too um low, and with Philippine cobras around is a gigantic no no for me and the family, 2 meter atleast, and 1,5 meters down underground.... and a ton of cats`n dogs, well a ton of cats and a few dogs.

    props to the engineer and architect on that. A downhill house like that i could imagine a lot of thought had to be put in that. For those just driving by out front the house looks small and nothing fancy, but when you look at it from above and from the back, its pretty grand. Love the use of the american style garage. Hope see more of this. Although if thats just a single car garage door, they didnt leave much clearance inside. looks like one side has more clearance than the other which was the passenger side. So they would have to center the vehicle as they go in or reverse park in which then gives the driver side the side with the most clearance to actually open his door inside the garage

Such a beautiful property and stylish home. I can see you’re excited about your new neighbours built. I’ve followed also for a couple of years some other Filipino builds,so what do you really think about some..new homes being built in the Philippines… Some of them are just monstrous concrete blocks… In my opinion… That’s why your property is so special.       I've seen lots of changes in the quality and design of builds here over the last 5 years. If you pick a good builder, they are equal or better than many western contractors I've seen before moving here?

      @@MyPIDream Oh absolutely… Over the last 30 years with rapid build areas/expansion some of the big-name builders are horrible… They put up crap and people spend a lot of money for them. One of my best friends is a custom home builder you see the difference. And like you said if you get a good builder over there and you keep an eye on them lol because some of them like to do some strange Things… Different ways… Yes you would get a quality home. Mostly referring to the appearance change to some of the newer builds over there.🇨🇦😎Cheers

    So glad to see yours and others channels designed to help expats navigate the transition from native countries. I am planning to retire in PI in about 5 years and will be visiting again the first 2 weeks in Aug. I would be interested in your thoughts on the best way to go with a budget of about PHP 10,000,000, but existing or build?

      Depending on if you build in a gated community or in the province will dictate how far your P10m will go. In a gated community, you'll spend between P6-P10m just for the land. Most houses expats build over here range from P8-P20m. This is at today's cost for materials and labor.

As we get ready to make our move to the Philippines in 2 weeks, was curious how you like your GoPro 10? We have been looking into them, however, had reads some reviews of overheating and would like to know how you like yours so far.

      I also had overheating and when I select 4k resolution at 30fps iMovie crashes. This is my preliminary bad news report.

    Very nice.. A bit industrial antiseptic looking but very nice. 👍 Looks like a modern city concept in a rural setting. A bit like a futuristic rendering would seem in 1960 for the modern NY family of the future in the year 2030😂

      I don't talk with the neighbors about their their cost to observe their privacy, but my calculated guess would be over P13m. If you were to build on a flat lot that did not require the slope correction of this build you could build the house structure for less.

    Hi James, Sorry to hear you're having issues editing your new GoPro 10 video.I just bought the GoPro 10 as well and have had no issues. I'm on Mac OS and using iMovie and all seems fine so far. Can you give a bit more detail on the issues you're having?

      I think the problem is Apple's iMovie does not like 4k video at 30fps. When I switch to 24fps I'm able to edit video as usual.

    My wife toured available lots yesterday at Tierra Maria . The deed restrictions say the maximum building footprint for any building ( main or auxiliary) on any lot cannot be greater than 25%. It further goes on to state that swimming pools count toward that 25%. Your overhead drone view of this new build looks like the buildings footprint is way greater than 25%. My wife and I are considering a lot at Tierra to build a single story home approximately 223 sqm . My wife was shown lots ranging from 750 to 936 sqm and have an in-ground pool installed . Will this fit based on your experience?

      This is all correct. The Canadian neighbor's build is within the 25% "Farm Lot" restriction as it was already measured by the HOA Planning Engineer. Sometimes the drone views can be deceiving because you might see pavers and concrete walkways that are not included in the 25% rule.
      Based on your desire to build a house with pool, here's a quick example on a 750 sqm standard lot. 750 sqm x 25% = 187.5 sqm max. footprint for house and pool.
      For your desired requirements of a house (single story) around 223 sqm, you would need a lot around 1,100 sqm to accompany a 223 sqm house and with 52 sqm leftover that would be plenty for a very nice sized pool.
      What some people here do to have a larger house and pool is buy two lots and combine them.

    It’s their custom house , their forever house for their taste. Even the out door driveway and walkway must be the owners design not from a landscape architect . Those wall architectural stones are the trend there now instead of natural look stones. Their bathroom design is what I ordinarily see in the Phil and on regular tract houses here. You open the door and you see them all. I prefer two doors in bathrooms. Once they have it furnished the place might give a different feel, as it is, too cold. It does not give that warm welcome feel. That’s my thought . The owner will certainly enjoy it since it’s what they have in mind.

    Hey James , the notch they cutout for the water run off for the roof , wouldn't you think it would be better to have it by the pool side so the water runs into the pool rather than the driveway in front of the house ? waste of a lot of water from the roof run off when it rains ?

      All the water from the roof goes down the downspout drains to the underground cistern. You really don't want the water from the roof going into your pool as it will change the pH and introduce dirt to the pool water.

    Hi James nice video again well done. James I'm a Canadian married to a Philippina, and my wife recently bought a piece of land. The land is 300.00 square feet is it enough space to build a house and a small swimming pool?

      Before I advise did you mean 300 square meters or square feet? Most bedrooms are around 300 sq ft.
      On a 300 sqm lot you could build a small bungalow and small pool as long as there are no restrictions by the HOA or city.

    James, how do you take care of your lemon tree? Ours are being eaten by caterpillars, about 80-90% of the leaves are gone

      We're lucky our lemons don't have issues with caterpillars here. If I did I would spray them with some kind of oil spray. You can make your own purchase horticulture oil sprays.       Baseboard is wood. They are attached with adhesive and concrete nails.

      I think they're asking that to be private but best guess for a house of this size, quality and the complexity of the backyard retaining wall I'd say between P12m-P16m.
