Hi Jim. Thank you for stopping by our channel. Century Village in West Palm Beach is a 55+ community in Central West Palm Beach. Its a great community that has been here for a long time. The pros and cons on the community are going to vary based on the expectation the homeowner wants out of the community. From my perspective here are some of the pros. Century Village offers a lot of activities to help you pass the time and most of them at no additional cost as they are covered in your dues. Century Village has a shuttle service that travels around the immediate area outside of the complex. Those who don't want or can no longer drive can still get around to grocery stores, shopping, banking, doctor appointments can still be mobile and maintain their independence. The condo units a reasonably priced compared to other competing areas in Palm Beach County. From my perspective here are some of the cons. Most of the condo units are a bit small for my taste. Financing a unit in Century Village is extremely difficult. The majority of the transactions in Century Village are cash which suppresses home values; however on the flip side if you have the cash to purchase out right they are less expensive than competing communities. Overall, if you are going to use the amenities you are paying for in your monthly dues, Century Village has a lot to offer at a reasonable price. If all of the activities, clubs, and ammenities are not your cup of tea it may not be worth it.

I K Thank you for stopping by our channel. Funny you should mention Country Clubs that have equity membership. That is one of the topics on our short list. You observation is correct. You can find really nice homes in developments that have required equity membership in the country club.These communities require a lot of cash (i.e. you cannot finance the equity of the country club into your mortgage) both upfront and on an annual basis. Since the masses can't or won't make that kind of financial commitment, property values typically do not typically appreciate nearly as much as non-equity developments. There are a number of communities that have country club like living without the big fees, but the homes are more expensive; however, you are investing in your home not a country club. One of our neighborhood videos highlights Winston Trails in West Lake Worth, which give an example of a non-equity community that has the feel of county club.
The best thing I did was leave this city its nothing to do boring, I live in Hallandale Beach which is next Miami and Hollywood Beach the night life is amazing and its always some were to go and enjoy yourself.

Singer Island, Juno Beach, Lake Worth Beach, Delray Beach and Boca Raton are the more popular beaches. All of them offer nearby parking. Generally speaking, the further South you go the more expensive it is when compare like properties. So you can buy more house for the same money in Palm Beach compared to Broward county (Fort Lauderdale area) and you can buy more house in Broward county compared to Dade County (Miami area). Each area in South Florida has something to offer. It just really depends on what you like to do and if you have friends or employment opportunities in a particular area. Regardless of which county you live in South Florida, you can visit any of them with an hour. Are you looking for a second home or investment property, or are you looking to relocate to the US?

Having said that tennis is quite popular in many of the communities as well as public parks, and even dedicated tennis centers. Of course we have some tennis celebrities in the area. In December (at least pre-covid) there is a pro-am celebrity tennis tournament in Delray Beach. Although they play tennis its mainly an entertainment and fundraising event. Thank you for tuning in to our channel. We do get the occasional break from the humidity, but yes it is hot. I have been to California a handful of times. I have been to San Diego, Anaheim, Oakland, San Fransisco, and Napa. I have personally enjoyed the weather on there on each trip.
Southern Cal is ideal weather, but have you compared prices? Try finding anything in La Jolla for under $1 million. Add in the fact that CA is run by Left loons with very high taxes, and all of a sudden the heat & humidity (no state income tax, too) don't seem too bad. Close to the Atlantic, there are lots of breezes, too. CA is beautiful, but no longer very habitable (lived there 13 years - north and south). Palm Beach offers luxurious living for much less than any of the West Coast of the USA, though it is pricier than a lot of FL or other southern states. There is no such thing as a paradise for a bargain in the USA!

I was in San Diego in 2000 for a business conference and wandered around the area during my down time. I saw a 1 bedroom shack that was $650,000 and that was 21 years ago! I love the area, and the sane way the state is run, plus all that is available culture-wise, recreational, cuisine-wise, and the great climate. I lived in CA for 13 years (currently in MI), as I have been to all 50 states, and lived in 10. A condo I lived in in LA Jolla (SD) in 1983 was $279K then, and when I visited my friends in 2005, an exact size condo in the same building was $875k, and now over $1M. While a beautiful view right by the ocean, it was not that big, and needed updating, even in 1983! A house I had on Mercer Island, WA (just east of Seattle (about $275k in 1993) just sold for $1.4 million last June! I had a couple inexpensive rentals in WPB in 1985 that I wish I had either held onto or exchanged up! Hindsight is always 20/20. I made note of your contact, and will keep you in mind. I HATE winter, and is the first time residi g in a cold weather state since 1973!
