    Congrats, 40 years of being landlord 70 plus units at one point , keep everything simple , neutral colors , antique white , white trim EX , vinyl planking , Home Depot flooring , Stay away from carpets (get nasty) LED screw in globe ceiling light fixtures, ceiling fan with one larger center globe versus multiple globe/lights . Home Depot 4 pk single cylinder wick set , no smart key , fire extinguisher away from stove , not close to (first reaction is to back away in fire , if your paying water , don’t supply washer/dryer , let them use laundry mat , (if your paying water a sewer for a multifamily , Get out of water business ASAP (seperate units) longer you wait the more it costs you in long run , best of luck with them , I sold most of mine , only have 7 properties 28 units remaining ,seperate-heat and hot water if your paying as landlord

    Unless you're hurting for money, get that squatter out, remodel that property then flip it. You are walking into a nightmare but with eyes wide open. You do remember the definition of experience: where the test is given first and the lessons are learned later. Flip it.

      I would have like to cut the plug off BUT you don’t want them to destroy your stuff before they leave or come back and do it at a later date or squat. Want to play it peaceful until they are gone. It sucks

      @@derrickbell3087 or just turn the breaker off to those 2 outlets either way they are going to know they are busted when they can’t get in that part of the house. Once they are awarded the eviction turn off water to the property put antifreeze in the water lines so they will not freeze and turn off electricity also.

    put up walls separating each side of the basement and attic with a door and add deadbolt locks to them that require a key on both sides

    Look into quickset, smart key locks. You install them one time and don't have to change them out after every tenant, they're easy to rekey.This is what we put in all of our rentals. Do as much background check on the front end as you can, it's not a 100%, but you can't just let anybody in there. It's better to let a property sit unrented for a couple of months until you find a good tenant.

      @SpencerLawnCare i've only been doing this for going on 3 years now. Still learning a lot, but sometimes people just suck. It's easy to want to quit like others have said.But just remember, as long as it is making money, it makes sense.

    I’ve owned my rental in canton for a couple years now and I’ll tell you having a good lease is worth it’s weight in gold. Always make sure they are being updated and changed as you learn

    As property owner, you can give them a 24 hr inspection note and enter. Tape notice to door and take pictures of notice. Then you can enter property.

    I had a friend of mine that had a couple of rental units and he had some bad tenants that he evicted and after quite a legal battle they ended up leaving but not before they totally destroyed the unit. They even tore out kitchen and bathroom fixtures. I hope you have a better outcome.

      Yeah there's good and bad in everything u do in life. One bad tenant can't stop you. It sounds to me like u will have a problem truly getting that tenant out but it will just take time. I know because I've dealt with rentals for years through my dad's rental Just keep your guard up not trying to scare u but sometimes they get very aggressive and threaten to do things they shouldn't. BUT ALWAYS JUST LET THE SHERIFF DEPARTMENT TAKE CARE OF IT. IT THEY MAKE THREATS REPORT IT IMMEDIATELY TO THE AUTHORITIES GOOD LUCK

      @@SpencerLawnCare Ya I had a feeling that was the issue. I know in a lot of states you can have the panels outside. But once they are out and if its in the budget I would get a sparky in there to see if it would be feasible to put each unit on its own sub-panel fed from either a main service panel or a service disconnect from somewhere you will always have access to.

    Rental properties sounds like a bad ongoing ulcer. Good luck with what sounds like a professional Squatters next door and someone that knows how to not be evicted. Those are the kinds of folks that will destroy your property. Better off just flipping buildings IMO. Good luck!

    If you want to get rid of those tenants and they're "squatting" and using the law against you, all you have to do is write up a new lease to a couple of really big nasty friends of yours (that you trust) and let them move in. If the law can't evict the squatters they can't evict your new tenants (that have a lease signed by you). The squatters will leave. Eviction by Attrition. Totally legal. Until then, ask your neighbors to give you a call if they see anything suspicious.

    Figure out what's needed for a simply safe system add cameras and door and window sensors while you have the renovations going on before during and after the eviction and renovation when ready to rent remove the system to be legal for privacy reasons for future tenants. Looking at the age of the property I would use pex to replumb the home one less thing for disgruntled tenants to steal. Wiring is number one and coper pipes would be second. If you have an off site area for cardboard hide as much of the products your investing into the property. If you add laundry to anything above the basement make sure you waterproof and add a floor drain.

    a friend had 40 plus rentals, finally had enough of the crap dealing with renters and laws. sold every one and put up mini storage. keyless video entry. much easier and so much less hassle. similar tax advantages, can sleep at night. he just kept saying, "no good deed goes unpunished". maybe the laws will change with the next administration.
    there are other things you can get into like a DRIP trust or income index fund reit;s etc.

    I have a friend that owned a duplex here in Ohio. She had to evict then thru the legal process on eviction day. They had to show up with police and had to physically remove and dump their belongings at the curb because she wouldnt leave. And of course the unit was destroyed.

If it’s not the storage unit, it’s the house smh hoping for the best! Some ppl will make you lose your religious lol I would put a hidden camera in now since you have installed the locks. If he comes ober I would get him for breaking and entering. May speed up the eviction.

      Get someone on government assistance if possible. Covid taught a lot of ppl a lot when they could not evict but was still responsible for a note. Thatnwaybyou get paid no matter what

      @ I had a rental that I rented to a questional person, the church I attended, the clergy, said they were good folks! Things were good for a few months then the rent was late every month. Then the rent stopped! I let them bring 2 cats in , those 2 cats turned into 8 plus 3 dogs! One year later through all the eviction notices it finally went to court! They claimed I was a slum lord! Brought pictures of the condition of the house to court! I was flabbergasted at the condition! I showed the judge the pictures I took of the house before they moved in! The judge told me I shouldn’t have let that happen! WTF! My saving grace was the water was shut off then the gas and finally the electric! After 4 years I could have built a house for what it cost me to fix that one! People mistake kindness for weakness! You need to set firm boundaries! It takes a certain kind of person to be a real estate investor! I told all my other tenants the long story about co-signing for my sister to get a car! Bottom line was, I didn’t want to hear about why they can’t pay on time! I can go on and tell you many stories, that’s why I’m a former real estate investor!

    well i know from experiance that the bad tenants are far less numerous than the good ones. yes tenants do have rights, not privalege. how ever the number of bad landlords are more numerous then tenants and that is why renters have rights.

      @@stevesolt4036 it’s not that easy to get a renter or a squatter out of your property anymore. It is actually easier for a bank to get a homeowner owner out for nonpayment than a renter and a squatter is even harder to get them out.

    Call the police and make a report. Stealing utilities is called THEDT OF SERVICE.
    If you are going to be a landlord, you need to learn to nip this in the bud now or your gng to continue to be soft.

      I'm working on it, I need proof, I didn't have it after the first time. Now, if he comes back in. I will have proof. Police will be called. This isn't my 1st rodeo dealing with tenants.

    My friend has dozen's of rental properties. Once in a while runs into the same problems. He has to send over the muscle to get them out. Court's do nothing, so he handle's that himself. He say's being a landlord is a pain in the ***. But on the other hand he does well financially
