- Meet Kol Peterson, a well-respected accessory dwelling unit expert in Portland, OR and author of the “Backdoor Revolution: the Definitive Guide to ADU Development”. He and his wife built a beautifully designed ADU, their dream home. It’s 800 square feet, or as they see it, 400 sqft/person. They live in it full-time in the backyard of their big house rental property.
Kol gives us a tour of their extremely well-thought-out space, inside and out. He shares insights into what ADUs are and why infill housing is so important for the environment and to create housing equity. Kol also points out the differences between ADUs and tiny houses on wheels.

This was this size of my parents first home. We never thought of them as tiny homes back in the olden days. This is a beautiful home.
It seems like a good idea that other places insist on owner occupancy in either the main house or the smaller one.
Otherwise rich investors can just buy up homes, add that smaller house over and over. Once investors get involved they drive up prices of homes and rentals!
Good point. I was thinking a benefit of NOT having owner occupancy as Kol said encourages ADUs. The issue I have is who would want to raise their property value without some way to afford it?

I really appreciated Mr. Peterson's comment about how many people in the overall space and our footprints. Watching these tiny home videos over time, I realized we live this life in a conventional dwelling >g< We are 6 related adults sharing 1,500 sq feet [250 sqft / person]. The most appealing part of these videos is the storage, multi-purpose ideas that, again, really speak to the way we already live with a few groovy ideas I needed. The mindset so many share of more with less is also a connection that speaks to me. I loved this particular differentiation between ADU and tiny house on wheels because it not only defined the terms BUT expanded on them with pros/cons and future hopes for housing. Thanks for sharing these interviews and tours - I'm learning a lot and feeling less of an odd ball in a conventional world.

this was less of a house tour here- more of the owner standing on camera giving a tutorial for local building codes. i would have preferred to see more of the house details, even while he talked. what i saw was very pretty tho.

Was that a doorway behind the couch and is the "non-inhabitable" bedroom the only bedroom? I wanted to see more!
@Sharon Cochran, look at 5:55 - 6:05 I'm guessing that door leads to a bedroom, and there is a bedroom directly above it, too. You can tell by the windows there is a room opposite the kitchen end of the house. Up stairs, there is a door he stood near, but never opened. Seem to be a bedroom door.
Would you want every room in your house viewable by anyone on RUclips? Some areas just aren't anyone else's business.
When you're giving a tour of a house, people want to see the whole of it.
I dislike the ‘Jefferson’ alternating stairs. If you have a leg injury, and need to get up there, you’re screwed by not being able to use both legs to climb.

Kol does an excellent job walking through his ADU and explaining some of the requirements, challenges and benefits, as well as discussing environmental impacts and options. His description of the differences between ADUs and tiny houses on wheels is also good. There is such a demand for both that it is thoroughly ridiculous that every municipality in the world hasn't gotten on board, and made this the way if the future. But...it's coming!!!
There are a ton of these here in Portland. Most are used for air bnb. We have a housing shortage but more $$ can be made as a vacation rental. I would love to rent a small ADU but there just aren’t any.
Here in Port Townsend, WA, you can't use an ADU for Airbnb. Airbnb has to be attached or located inside the main house. This allows Airbnb but the idea is to not decrease the number of rentals for people. We have almost no rental space available here.

The outside of this house reminds me of the cottages behind main houses in the NE.

Sometimes it's none of our business. I find it amazing that these people are generous enough to allow us to see the necessary things. The house isn't for sale, so there's no need to share every detail, like what's in the closets or behind Door #2.

I’m glad owner occupancy is required, keeps landlord leeches from completely fucking up the market and buying up the rest of the limited properties available
ya well, apart from the more gentrified version, the basic underlying concept behind tiny houses, is to provide affordable accommodations for those who would be perhaps homeless, otherwise. So bully for anyone who might effectively suffice in that endeavor.

Very well spoken man. I feel like I just took a university course! Lots of information that is pertinent, but definitely not a video to watch if you want something light! LOVED the boho look of the interior. As a gypsy at heart when it comes to interior design, I loved the colors and the eclectic feel.
Lovely home, informative tour. I can understand that the owner might not want to show every last space in his home on RUclips, but I would have appreciated simply being told what the other two possible rooms in the house are. I'm guessing an office next to the living room with a bedroom above it.

Never understood why separating the sink would make the bathroom more usable. It seems to me the toilet is what needs to be separated. That and the sink together makes more sense.

Set backs are mostly a fire code. A firefighter needs ten feet between buildings to safely lean a ladder to a second story window. Also it allows hoses and people to get around the building to stop the spread to other houses.

I appreciate Kol's passion and knowledge, but don't neighborhoods need space to slow the spread of fire and give firefighting crews spaces to set up and operate from? 16:19 Radiant heat alone can ignite a nearby house.
And does the close proximity to neighboring houses cause their insurance to go up?

Suburbs that were built with city/county approval are now being changed. Their designs weren't for high density.

Kevin Adams This issue is that most of the time, property owners live in their ADUs and rent out the main house because the main house is where the money is.

Three important points here, to my mind: 1. Tiny homes should be healthy and green, not just small - meaning, they should have excellent insulation and be well sealed, with a heat recovery ventilation system for good indoor air quality, and be both situated and designed for passive solar heating and lighting. 2. ADUs face very different hurdles than tiny homes on wheels, SO FAR, in most places. And 3. Municipalities should not be effectively BANNING affordable housing - which is what most cities, towns, counties and municipalities are still doing! Thankfully, this is beginning to change, but we must keep up the conversations until the barriers come down.

Dude talked waaaay too much and was very repeatable and show us almost no home. The title says "Impeccably designed Portland ADU" and i feel cheated since it's a catch phrase and we really did not get to see the house at all but rather listen to this dude ramble on and on.

Somethings were definitely repeated. Though a bedroom is a private space it would have been nice to see it for and idea of spacing and closets. Is the 800 sq ft exterior or interior space. It sounds like his walls are basically 2”x8”. Why not 2”x6”? That would use a lot of interior space whittling down room size. Lower electric is fantastic but numbers would help. Was he able to take advantage of green credits?
@@curiouscat3384 i think OP is just trying to say he did a very bad job of showing off the house. Looks like a very beautiful ADU but we barely saw anything outside the living room/kitchen. There was 3 doors on the 1st floor that he didnt show what they went to and he kept cutting to the next scene instead of showing an actual tour so we can see the actual layout of the place
From these comments, people just want to see pretty pictures, apparently, and aren't concerned with learning anything about the process. That's why the same questions are asked over and over again in these Tiny House/Alternative housing forums...nobody's serious about how to make it happen legally for everyone. They just "wanna see the bedroom."

I would have liked to see more of the attic space. Not habitable so to speak, but I noticed it had a short door above the staircase. An known that could have been shown even if there was not much more to see. Disappointed in that, otherwise, nice.
By comparison, it's got more head clearance than any loft in any tiny house on wheels.

I actually liked the ADU info, but the house itself was not to my taste. At all. The spaces seemed cramped and the colors too busy. I've seen too many nice offwhite and bright small houses to enjoy that one. But as long as he and his wife like it.
Whereas I found it delightfully unique and artsy, not the bland vanilla Chip and Joanna sell everyone on TV. To each their own.

October 2019 His dog looks very happy. Ideally, every pet rescue group, like the SPCA and the Humane Society, should work with every city and town to make the above ADU Development; Tiny House Eco Communities; secure, free parking for vans, RV's, Schoolies, etc. - easier, faster, and less expensive. This is really important to help groups like 'Not One More Vet' which are trying to stop the epidemic of veterinarians taking their own lives, partly because of student debt. Military veterans have had a similar problem for decades. These people all deserve to have their student debt cancelled because of public service. We are not Saudi Arabia, so every company should have a pay scale that is planned for ten levels. The CEO, board members, etc. should not make more than ten times what the lowest level employees make in hourly pay. This would help the quality of life for everyone. G'Day

Interesting/informative tour. But what the heck are you talking about with 800 square feet being tiny for two people?? LOL. That's really substantial and comfortable for two people. Think about couples who live in 1-bedroom apartments that are about 500 to 700 square feet.

Nice house. I wouldn´t call it a tiny house though.
An in-law house. Not really saving energy other than his 400 sq ft a person computation. It appears that they really aren’t saving much except about 400 sq ft from the average 1200 sq ft dwelling. A savings of 200 sq ft per person. No real big energy savings. How many people are living in the larger original house and how energy efficient is it? It’s good for a housing market that has lots of demand. It’s a way to make extra money. Not a tiny home with a smaller energy footprint. I think he built this long enough ago that maybe the energy use wasn’t that big a deal. Nice small house.

I like the amenities, but the story behind this is the real problem for Portland. He's covering his entire mortgage living in an ADU behind his house because rents are so sky high in Portland, OR (stop moving here!) OMG this really is a horrible house tour too.
