Lately, I have had many questions about what equipment I`m using to shoot my property tours.
Please see the list below and choose based on your budget. To film with the phone, it will cost you around $2000-3000, and to shoot with DSLR around $10,000.

I remember when I thought a million dollars was a lot of money... Now I can't figure out how this home is ONLY a million dollars.
Texas is still affordable like Florida, or New York was ten years ago. The time is now to invest in this state. That's why I moved from New York, because I see potential in Texas.
That’s what made me click on the video! I couldn’t believe it only one million? Just one?
Location is of course a big factor in pricing. However, you’re right about the home. It’s a LOT of drywall and veneer. A keen eye will notice where they cut corners to save on cost (this applies to every new house today) such as thinner walls clad in cheap drywall, hollow doors, cabinets that are compressed wood clad in veneer, ceramic tiles instead of pure stone, hardwood floors that are not truly solid wood planks, etc etc. Houses today are built super fast using practically disposable material and have startlingly fast completion rates, with most going up in as little as 4 months. That’s why its no surprise that they start falling apart almost immediately. A single room in that home with real wood panels (even plaster), coffered ceilings with had carved borders and even a single quality light fixture overhead will absolutely cost more than that entire home. It’s all about staging and dressing up nowadays, but it is what it is. You as the viewer just have to see through it. As for the video though, very nice Robert! Love your work.
@@FlipGardener Thank you, Candy! I’m very picky with the builders I work with because of that reason. I wouldn’t sell something that I wouldn’t buy myself. Before I became a realtor, I was in the construction industry for almost 20 years, so I know which builders cut corners and which did not. This builder provides quality, and they are not overpriced.

This house is $1.5 million now. I walked it, and these builders used the same quality when they were cheaper. The area supposes to be high-end, so that's why it's priced this much. Houses in Texas have doubled the price within two years. This home us beautiful.

Hello Rafael! Most of the Houses I tour in Texas are Model Houses, Custom or Production builders I work with. Many of them have their temporary sales offices in the garages.

Amazing what you can get depending on the area. That house in Scottsdale is a 2.5-3.0M home (more in PV, Arcadia). $270/SF, is a steal, even have 100K for pool/hot tub after this purchase.

Love the Kitchen But I can be head over hills for it with a la cornue black and gold chateau 150 range with the brush brass trim. accent. and handrails with hood to match and fridge if I can find it.... I love cooking and baking so it would get some use with me at the helm... Kitchen alone would cost about 200K with appliances.....LOL... its still a very great kitchen I can live with but my dream kitchen is decked like that one Enes showed with that range and everything to match... it was so nice there is a basement kitchen that the cooks would use while the upstairs kitchen was mostly for show... a bit too pristine but just adding a few of those appliances I would use the main kitchen... NICE

I was thinking the same thing. The Designer who picked the finishes for this home should be commended. Every room was stunning without being overdone. Maybe my favorite home tour I've seen this year.
San Antonio hasn’t been the most popular spot to move to like Austin and Dallas and Houston. So things are gonna be relatively cheaper their for now

It depends on the area and the market for the homes in that area. Top price for this exact house in most Dallas areas is about $825,000‐$925,000. In Austin 1.25 million depending on the area. The landscaping is too plain and the design doesn't really flow and the complete glass entry is not ideal for a high priced home that doesn't have some kind of visual barrier to keep some privacy
Nice that you took your time walking through the home. I see a lot of these videos out here where the person showing the home zips through it. It's so annoying. The only thing I can't get my head wrapped around is $1Mil but folks have to share a bathroom and there aren't his and hers closets in the owner's suite. Beautiful house though!! Well done!

Exactly! But still, in my opinion, this builder should ask for more than $1mln. When I was walking through this house, especially the living room and kitchen area, I had a feeling that this home should cost more! But I’m happy for my clients that I can still offer them a house below $270 per sqft and have this finish. This builder pays attention to the details and is one of my favorites in the North of San Antonio I work with.
A lot more for the money than Portland, OR !!

My very first time here but I feel I must comment. No doubt a beautiful house indeed. Not impressed by the design of the master shower though with those two shower heads right next to the entrances where there’s wood flooring. Homes are out of control.. this is a 3 bedroom with no living room. Its new, and fairly nice… not the best finishes, but quite good. However, this being 1 million is absolutely crazy. As someone who was born in 1981 (42 yo) the housing market has become stupid. Even in the 80’s and 90’s you could expect a house to appreciate like 20,000-40,000 dollars over 30 to 40 years of ownership. You were lucky after a generation for your home to have appreciated much more than that.. today.. I have seen people make 200,000 in 5-10 years. Housing is not an investment, nor should it appreciate at such rapid rates. It’s completely untenable. This house is nowhere near worth 1 million dollars. In real terms.. this is a 300,000-350,000 dollar house. This is completely crazy for 1 million.
With that said… I absolutely love your channel. The music is good and you have a wonderful way of showing homes. You move slow enough to see everything clearly, yet fast enough I don’t start saying “ok, move on” in my head. I prefer home tours without commentary. I appreciate what you do and your channel as I love to see different homes out there. Cheers!

Hope you caught the second half of my message. Home prices are really out of control, housing and healthcare should be separate from our capitalist system. Some things people just shouldn’t be allowed to make profit from. But Im sure home sales wont slow anytime soon, just instead of joe and sally buying the homes, it will be giant investment firms. You are correct. The most significant factor is topography. It’s cheaper to build on flat land. Soon this builder will have some lots available in Castroville. Currently, I’m working with a few builders out there. Now they are offering a 1acre lot included in the home price. There is nothing much to explain in houses below two mln. Almost all homes look the same, have similar floor plans, etc. Enes tour unique properties that need special attention and presentation. You need not just to insert music and walk around the house, you need to show the viewer what it is and why it is here, tell about the features of this particular house (engineering features / planning). You should see the dump you can buy in NYC with the same money. A home almost 100 years old and cheaply renovated if you are lucky. Don't move to NYC unless you hate yourself..
I know what you are talking about. I was selling real estate in Queens and Brooklyn. I moved to Texas after 13 years. NYC was different between 1990-2010. Since 2010 expenses have doubled, and property prices as well, but unfortunately, income has not. Most people are moving from CA or NY because of mentioned problem above. With these rates % now, it’s tough to get a mortgage in NY for a decent house. Most houses I’m still selling in NY need at least 200-300k for renovation.

This house isn’t $1,000,000 worth . It’s just what the builder wants for it so he can make a profit . I build my house for $425,000 and it looks very similar . Dude don’t be fooled .
Wow! When and where did you build your house? All custom builders are now asking a minimum of $250-350 per sqft. A year ago, I had homes built around 500-600k 3000-4000sqft, but it was a year ago.
Home prices are dependent upon and vary from state to state and town to town. In Texas, especially in the Austin area, we had a huge surge in home buyers starting around 2021. There was a huge influx of people moving here and our real estate market couldn’t support it. The demand for a home was much greater than the supply of houses for sale, which drove the prices up substantially. For example, my husband and I bought our 4,100 sq. ft. home in a suburb of Austin in 2010 for $273,000 which was the going rate back then. We sold this home last year, after one hour on the market and 20 bids, for $750,000. A week later another home a little smaller than ours in our neighborhood sold for $850,000. The bidding wars were harsh! Supply and demand; people were desperate for a home and would pay whatever it took to get one. Especially the people who moved here from California who sold their over-priced million dollar homes and could afford to bid much higher than us native Texans. It really drove the market up here!

I live here in San Antonio - there is no way this home was $1M. This would be $1.2-1.5M. Prove me wrong. Post the address and I can pull data of the county clerk’s website with the details. Total clickbait.
It is cost to build, it’s not for sale; this is a model house of a custom builder I work with. To the price, you need to add 100-300k for the lot... It depends on what area of San Antonio you would build. I’m working with other builders in the Castroville area now, and we can build houses around 4000sqft under $1mln, lots included in the price. @@RutkowskiRobert Castroville! LOL. That isn’t San Antonio and it sure as hell isn’t like Boerne. Castroville is a dumpy bedroom community. There is a reason houses are so cheep out there. So many better places to build around San Antonio than Castroville.
This house is lovely…tile choices look a bit cheap and why why Why do builders keep,using those awful textured walls!?? They are just AWFUL. Just get the lovely smooth finish sheeting.
