Lately, I have had many questions about what equipment I`m using to shoot my property tours.
Please see the list below and choose based on your budget. To film with the phone, it will cost you around $2000-3000, and to shoot with DSLR around $10,000.
Equipment is not everything. Before I joined Real Estate, I was in the Video Industry for almost six years. I will try to work on MINI COURSE for Real Estate Videography for people who would use their phones and people who would like to learn how to use professional DSLRs.

Thank You! In the past, I asked my subscribers if they preferred music over voiceover. 60-70% said yes. That’s why I decided to do it. We, Will, do an actual walkthrough in the houses that will be expensive - more expensive homes, let’s say 20-50mil have a lot of custom details. Then I will be in the video to present all the details with professional luxury lingo. Places around 10mil mostly look the same, so I agree with your comment. Thank you for watching 🙏

I’m about to close on this floor plan with everything except the indoor fireplace (I’ll build my own). I walked away from another build to get this one that someone else walked away from. I have to make some changes after closing but it’s ok. I love the .5 acre corner lot, I couldn’t deal with the smaller lots in River Rock Ranch where I was previously building.

I like the interior design of the first floor from the locations of the bedrooms to the living room and to the kitchen and dining table. Backyard is nothing special. Maybe expand the second floor with another bedroom. 3-4 baths is more than enough.
Though, I'd switch sides of the sink countertop with the other countertop.
The home has warmth and comfort that is great for an ideal middle class family. $600-700k is good price. Above $720k is not worth it.
Too bad! I have all the Zero digits, but not the other digits....

The problem with new construction in Texas is the homes are too close together. For this amount I don't want my neighbors so close and I would prefer a fence. Beautiful homes here, but I'm sure a few homes good be spared for the sake of extra yard room. I found some homes in McKinney that are reasonably spaced out but that is only want small area. I don't get it.
Most production builders offer smaller lots. I will explain to you why… The cost per sqft to build a custom is around $300. The production builder will charge for the same job $150. If you are looking to have more space, you need to buy an oversized lot, or hire a custom builder and build on your lot. I was in this situation before I built my house. Decided to make with production builder choosing 0.30-acre lot on cul de sac. It cost 20k, but I saved around 300k total instead of buying my own lot and hiring a custom builder.
It’s a nice house but at this price point, there’s nothing grand about it…unless it’s about location. No yard space also…it’s a pass for me👍

Castroville is way too far out of the city.. but it appears the city building things up out there
Not that far, 15-20 to get to 1604. It depends on what you are looking for; perfect place if you are looking for communities with larger lots of 0.5-1acre.

I am kinda bummed, I thought this was going to be a guided tour not a horrible music played in the background tour. Besides that, i liked what I saw. I would have preferred seeing the kitchen 1st, then dr, lr, etc. Too much time might have been spent on tchochkis.

@@RutkowskiRobert yea and some last year were saying the market wouldn’t go down or home prices would continue to go up, yet Austin has seen a price decrease of -16.2% and Dallas of 9.0%, even the daily mail is calling it real estate deep freeze, reventure is predicting 40% or higher price drops and he’s been pretty spot on so far.
@@Arcane1604 I never care about the market. People who want to buy their first house shouldn’t even care about the market ( in the next 30 years, houses can drop 30 % or increase by 30%; it’s a lot of time, my friend) . The investor needs to be careful but not someone who will sign for a 30 years mortgage. Rates and markets will change yearly, and no one has a crystal ball to predict the future. So… you can either buy now or wait for “better times” that might not come.
@@Arcane1604 I'm not that person... If my client asks me if they should buy now? Or how much will the houses cost next year?! I’m like… no one knows it. I wish to have a crystal ball. 2020 was a fantastic example that… we can’t predict the future.

These are builder model houses. In the garage, they have their sales offices. After the whole community is completed, offices are converted to actual garages. Often you can see that the driveways are blocked by plants etc. Thank you for watching 🙏

The funniest comments on my RUclips! Property taxes are normal compared to other states and what you can buy here. Tornadoes? Hurricanes? I barely see hail here. Humidity? Man, i lived in NYC Nothing is compared to this. Texas is super dry, so I prefer 100F in TX over 80F in NYC, With 100% humidity. Cow smells? Omg…Corrupt gov? Look what’s happening on the east and west coast. Mass shootings? this is a problem of this country, not the state. I’m European, and we don’t have this problem in Europe. High crime rate? Go to LA or NY now. Low paying job? I make 3x more than I was making in NY, my wife 2x and we save 3x more here. Homeless people? Man drives around other states…you are so wrong! if you buy a $650k home in the California or Florida vs Texas in 30 years you would have paid the state of Texas $345,150 in taxes, in California or Florida you would have paid $138,450 in taxes. That's a different of $206,700. Yeah you'll have to be a sucker. And remember you cannot get the same quality of life in Texas.

Texas is the worse of all, Florida is just too humid and jobs don't pay well, New York is too crazy and cold, Massachusetts you make a lot of money but have nothing to spend it on, California is the most beautiful with so much to do but it has earthquake. Texas has way to many cons vs pros, it doesn't have any advantages over any of the states mentioned.
