    With only one bathroom, I'd go with a shower/tub. Common area very nice, with an inviting living room and a useful fireplace/stove, elbow room for dining and a workable kitchen, though, unfortunately, no pantry space. I'd move the microwave to an over the range model and expand the cabinets to full height to account for that. Personally, I never use a dishwasher, so I could gain cabinet space there also. I like a deeper porch, so I'd adjust the roof pitch to allow that.

    I love it but, practically speaking, how will someone be able to open the dishwasher with the oven door in the way?

    For 750 sq ft, this floor plan is wonderful! My problem with a 2 BR, 1 bath home is resale and sleeping my daughter and her family (6 plus me). If I were rich, I would build this one close to them in their beach community for me when I visit and a 4 BR, 2.5 bath in the mountains for them to come to me!

    Oh! Right away, the exterior reminds me of some 19th century homes built in Castroville, Texas, and in some neighborhoods in San Antonio, Texas, by immigrants from Alsace/Lorraine. Charming! I suppose this is based on the region in Europe rather than south Texas since snow is falling. I'd do a different layout in the kitchen, but I really do love it. (What I'd do is an open plan great room with a galley kitchen with all the appliances and cabinets lined up on the wall opposite the fireplace and include a narrow pull-out pantry.)

    It's a snug little house, and some amenities need to be sacrificed for space. I would put shallow full-height cabinets on one dining room wall and one living room wall for pantry/storage. There's room for taller upper cabinets all around, and the funky microwave should be replaced by a modest-sized countertop one,

    WOW this is a wonderful design! The efficiency of layout would be very economical to build. May be my favorite you have designed so far! Do you ever design with a true mono-pitch roof?

    Ditch that range hood and put a confection microwave in it's place. The existing microwave is in an awkward place for short people to get at. I prefer another cabinet in place of a dishwasher because I don't mind washing dishes. Also I put another cabinet above the refrigerator.

      Over the range would be even harder and more dangerous for short people to reach, and their ventilation capabilities are usually weak.

      @@Bobrogers99definitely! I’m short, just 5 foot and I have difficulty reaching the second shelf in my kitchen cupboards, don’t like the idea of a microwave over any kind of cooker, dishes are hot from the microwave.

      @@JaclynPoulton Taking a heavy, bubbling hot casserole out of a microwave at face level is asking for an ambulance ride to a burn clinic, especially for older folks whose hands may not be steady.

      @@JaclynPoulton. I love the idea as the hood over the stove became the focal point, probably because I didn’t like it. I love the bathroom just as it is, no tub. I would also have liked a pergola over patio set. Great home, someday I may get a home like this one. 7:42
