Great advice guys. We are planning on moving to Mazatlan in a couple of years. Like your point 2 about foreigners is the cause of over prices in real state.
Please do not feel that you have to apologize if a particular place in Mexico is not for you. You are entitled to your own opinions. You never come across mean or hateful. In fact you bend over backwards to be nice and explain your views. It’s abundantly clear that you both love Mexico, its food, culture, people, cities and towns, and its geography. Love you two!

Sounds like you were in the Tourist Zone aka Golden Zone 😅 yes, very touristy in the tourist Zone. I've lived in Mzt in Centro for 4 months now, I hang out in Centro, Olas Altas, Centro Historico, and I've not once encountered someone trying to sell me tours. In fact, I was glad I found your video because now I know where to go to find a tour cuz I haven't been able to find anything. I moved here after 2 years in Puerto vallarta and Mzt is WAY cheaper than PV. I find nice places in MZT for 5000-11000 pesos. In PV that would be a dive. I had a tiny studio in PV, here in MZT for 500 pesos less than PV I have a 2bdrm, 2 bath in a 4 year old condo with washer dryer, all included, except electricity, in a super quiet, very walkable, as I dont have a car, 2 blks from the malecon, here in MZt. I do find MZT very European, just gorgeous in the historic Zone, you would think you're in Portugal or Spain. It's gorgeous. Sure you can find even cheaper but not near the ocean. So my suggestion is if you don't want to be bombarded by tour, and salesmen, stay out of the tourist zones. I will say the expats are older and not as friendly here as in PV. and may make me move back to PV just because of that. Lastly, yes, summer is ridiculously hot. Luckily this year, winter has been chill, down to 13 at night, and I'm loving it after a very warm winter in the 22-23 season. I hope it lasts a long time. My electric bill runs about $80 CAD for 2 months during the summer. It's much more livable in mzt than PV, and PV gets way more rain and much more storms in the summer. This is a mexico thing, you speak like it's a MZT thing, rainy season is exactly what it sounds like lol Carnaval is on now, just about to go see the parade. Any expat that petitions for change here, needs to be deported. They complain about the same things back in Canada and the USA, yet do it when they're the immigrants. I'd never complain, I'm taking it all in. 🎉 There are rental scams all over Mx. Don't rent from them, but they're in every town. I've been so lucky. Responsive owners, in all 3 homes I've lived in. Clean, updated, they even gave me a desk when they heard I work from home. But I had to say no to many who wanted the money but didn't have a place that was worth it. Just saying, it's prevalent here since covid, cuz were all down here escaping tyranny and they know it. PV was so bad for it. Many Puerto Vallarta expats are relocating to Mzt now. Mzt has a Def unique identity to Mexico, but it's still mexico. 😊 adios

The US government is now saying there are only 3 safe areas of Mazatlan for obvious foreigners: Mazatlan airport, the Historico Centro and the Golden Zone.
South of Puerto Vallarta is San Patrico Melaque. Its small town. Wouldn't live there but inexpensive great beach. It has tourism mostly Canadians and they push the prices up but it rolls to Barra de Navidad. I like it kind of being a little off the beaten path. So its a two edge sword. The Mexicans make money off the Canadians but it messes people up too. That is why I like Mexico City. Its so big US Canadians don't impact it much. PLus you can go to Accapulco 4 hours to see the beach and you can pick and choose how high up you want to live. Don't forget Cuernevaca either. its 3 hours to Accapulco. YOu guys have the best channel. I feel like I know you. We think alike and I think that is cool but I am a older (62) midwestern guy retired in Mexico City. I hope you find a place you like.

We understand it gets pretty bad...we would definitely visit though as it has si much to offer explore without a doubt. You know, Cuernavaca was definitely of interest but then we kept hearing about how expensive it has become. We would obviously have to go check it out for ourselves to truly evaluate in more detail.

Interesting. I sent your video to a friend of mine who lived in Matzalan for many years. He’s in the US now, missing Matzalan, but also wanting to travel elsewhere. Of course, when he moved there 10 or so years ago there were not many Americans or Canadians, largely because of their reputation re narcotraficantes. That image has recently improved. It is hot and humid. No one has mentioned to me how hot it is already by 7am. Ugh! I’d be dripping all day long. Thank you!

Best beach city to me, Huatulco, on the Oaxaca state coastal, several beaches to choose from, local vibe, not a turist trap, many Canadians expats lives there, no Mr frog or hard Rock café.
Nice, but if they don't want to live in a place that lives off of tourism, that wouldn't be a good option. It is also very warm and they don't like hot weather.

I am NOT really surprised about Mazatlan, but I am very disappointed to hear that you didn't find your place in the sun. Years ago before too many tourists found out about Kino Bay, MX I went there for a week. My wonderful beachfront hotel with kitchenette was only $9.00 US per nights... 10 years later I thought about going back but found out the same place was now $75 a night! Lots of Canadians and US citizens had discovered that the land owners would rent out 4 wheelers and such and the place was pretty much destroyed as a tranquil fishing village. :( When I lived in the state of Puebla I found some areas for about $275 per month... Most tourists would not consider the areas that I stayed... But when budget is an issue ... well, I learned to adapt to some things that even surprised me!.... WHERE NEXT for you all??

@@WhyNotNow Bahia de Kino it is about an hour and a half West of Hermosillo, Sonora, MX I spend hours beach combing for perfect shells ... it was delightful! The main restaurant at that time served all you could eat fish and rice dinners garnished with avocados and salads for under $2 Those days are gone... Now they have a OXXO LOL.... but yeah I did a fair amount of exploring in the state of Sonora back in the day... I enjoyed Staying in Guaymas which is still pretty untouched by tourism ... :) I would like to revisit since it's been YEARS!

@@WhyNotNow Yes, Well it was WINTER when I was there, and the locals said it becomes extremely HOT during Summer... I guess Bahia de Kino becomes a ghost town in Summer :) SO many amazing places to see in Mexico... I am hoping that ATLIXCO will be my place to retire... It's close to Puebla Airport PBC... and is cooler in Winter.. I have not yet experienced it in Summertime... I is more relaxed art vibe and the FLOWER capitol.
Yeah, even if Mazatlan wasn't affected by the things you described, I know I want seasons too. Not ice, sleet, and snow, but some seasonality with rain and lightning, ideally some fall color would be perfect. I think you guys need to check out San Luis Potosí. Why not now? 😊

I will have to disagree about the price run up. The majority of condos and houses being bought up in this city a Mexican nationals not foreigners. And I just posted this April 2024. Also being in real estate myself here we do the majority of rental over a six month period.
Key word (real estate) in Mazatlan? Thanks for sharing but as always this was our experience of what we were dealing with and also talking to the locals of the city. We called and dealt with many real estate agents in the area and all was identical about rental prices and terms.
Wow you two are living on the exact budget that we are planning on living on , we also could go a bit higher, but prefer to living simple and cheaper. I also plan on cooking and minimally. It is just me and hubby and our sweet doge. Our vision is on par with yours.
hola amigos, if you want good weather look for cities with elevation of 4000 to 5000 feet above sea level. I live in San Luis Potosi with elevation of 6300 feet, for me December thru Feb. is a little cold living in houses without heat.

You can live in a tourist city but live with the locals. Get out of the tourist zone and look around yourself. You can find an area you like in Mazatlán and ask around for rentals. Ask the Niebours not the realtors, they the realtors are in the business for a reason. A lot of people make a living off tourists and they can tell when you just get off the plane and will try to make a few pesos if they can thinking you’re on vacation but if you give a place a little time you will find all the beauty of Mexico that you want. You can walk down the Malecon anytime you want or the beach even throughout beautiful old town and not feel pressured to buy something. Just give it more then a few weeks.

Hi HoneyBee Journey, We visited both Guanajuato City, and Leon and enjoyed both. There is a lot of action going on in Guanajuato City and I remember we walked around until close to midnight while it was drizzling:-). We of course can only speak about our experience from a visitor's standpoint, as we were only there for a very short time. As we always say, living and visiting will give two diffrtent experiences, since it takes time to learn the ins & outs of a city. Every place has/ will have negatives, in which you will discover over a period of time (i.e. what is "tolerable", or "not tolerable" for you personally). As far as noise, there is a Federal law that prohibits noise. Also, most States and many cities have laws and toll free numbers to report violations. As one example, the penalties in CDMX for repeat violators can range up to 60 days in jail and 8.9 million pesos. In Jalisco, a new law that took effect in 2019, sets the night time permissible noise level at 50 decibels, which was found to be the average noise level inside of homes. The penalties in Jalisco are 40,300 pesos for each violation and 3 days in jail. If the fines are not paid, the amounts are added to the yearly “predial” (property tax bill). So, it’s not just Mazatlan that is cracking down on noise, and not just foreigners complaining. But since it’s Mexico, I doubt that many will call “066” to report their neighbors.

We looked at Matalan, and were told by everyone from there, not to move there and that it was like south Florida hot. I also heard from people that it flooded like crazy, and had mud slides also!
I really enjoyed this video. Why? It was the honesty and perhaps because I identify more with your lifestyle. 1. I too could never live in a city where you are always treated as a tourist. My patience would run out quickly. Other places that might have the same problem would be Puerto Vallarta, Playa de Carmen, Los Cabos and of course Acapulco, although few expats move to Acapulco anymore because of its reputation for violence. 2. When you have a lot of tourists prices will go up. I imagine Ajijic and San Miguel de Allende would be expensive because of all the retirees living there. As you mentioned, if a retiree can easily put down 600 to 800 dollars a month for rent, no landlord woud be so naive to rent to a local for 300 dollars. Living in Portugal for many years we have seen how rents have skyrocketed in the Algarve and Lisbon area due to a massive influx of expats and people coming with the so called Golden Visa. 3 As far as the climate goes, I guess some people like the hot weather (or you wouldn't have people living in Mérida) but constant heat or constant cold can be tiring. The interior cities, at a higher elevation, do have better climates and that is why so many retirees have chosen Querétaro, Guanajuato, San Miguel de Allende, or the Chapala area. But, all of those places come with the high rental prices because of the purchasing power of the foreigners. Other retirement spots with hot, humid weather would be of course Mérida, Cancún, Puerto Escondido, and Puerto Vallarta. There are those who like La Paz or Los Cabos, or even Guaymas, but it can be extremely hot there in the summer. 4. It is sad that the older retirees that have chosen Mazatlán for their first or second home have tried to impose their lifestyle on the locals. I am not a fan of the Banda type of music (I don't like rap either) but I would never try to change the locals' appreciation of it. i guess that is why so many older Americans and Canadians have chosen Ajijic, where, I suppose, things are much quieter. 5.In conclusion (if anybody has read this far), I would have chosen Oaxaca, but that has already gone out the door. I do believe though that you didn't give the city a chance. One bad rental is not the entire place. Morelia might interest you, but it does have the downside of having an interior (albeit very beautiful, with Lake Pátzcuaro) more or less controlled by rival narco gangs. Tepic, Nayarit, is a place that is never mentioned. Close to the coast, close to mountains with the indigenous culture of the Huicholes and Cora, and close to Guadalajara. Not very big and definitely not touristy. Plus, and this is a big plus, it is much cheaper than other more popular places. According to Numbeo, a one bedroom apartment in the center averages 3000 MP a month as opposed to 10,333 MP in Mazatlán. If you want to spend 1,200 dollars a month, Tepic would be an excellent option. San Blas is only 45 minutes away while Puerto Vallarta is 3 hours. Guadalajara is 2 hours 30 minutes away.

You guys seem to always find the noisiest parts of town. I was just there before you (again) my Airbnb was located in a very quiet Mexican community. I loved my neighborhood so much, I considered purchasing.
We stayed in a few different Airbnbs/ hotels in various areas to see what we would like best. The Playa Sur area (rot far from where the cruise ships dock) was definitely more quiet, walkable but you will still hear the occasional house music bumping from the pulmonias in the distance. The Golden Zone is a definite party all night area (wouldn't stay there again but good learning experience), Los Gaviotas was very nice/ an expensive residential area but still very close to Sabalo-Camaron which is very touristy. Sabalo Country, was decent but pricing was borderline ridiculous (mainly because many foreigners like to live there). Lastly, we stayed at Alejandria Mazatlan condos (behind Sorianna) which is the Santa Virginia area/ a bit off the beaten path, it was pretty quiet there but a good distance away from the beach. Our preferred places (fit some, or most of our criteria), were Playa Sur, Centro, and Los Gaviotas. Sounds like your experience was great which is what matters. Thanks for your comment.
Great video..advice: avoid Spring Break Hot Spots e.g. Mazatlan, Rocky Point, Cabo San Lucas, Cancun. BTW San Jose del Cabo is nice and generally not a SP hot Spot despite it’s neighbor Cabo SL spot. Cheers!
Mexicans now are trying to make up for these 2 lost years I would think. Tourists are willing to pay. Life in Canada is expensive so anything anywhere else is cheaper. Just like big city Americans will be coming soon driving up the prices. Then foreigners complain it's so much more expensive than they thought, while driving up the prices. Noise is part of Mexico
Hi Cat, We can only imagine...heard about how expensive Canada is. Still would like to visit at some point in the future Yes, noise is indeed a part of Mexico. We love hearing certain daily things like the gas man, tamale lady, people randomly singing/ performing on the streets (SO much talent in the streets of Mexico)....it wouldn't be beautiful Mexico without it.

Just thought of something when he mentioned Merida. Campeche is a place to think of too but a little small too (being from a small town like I am small cities don't bother me)
If they don't like the heat of Mazatlán, which is not known for being especially hot, they sure wouldn't be able to live in Campeche, which has a tropical savannah climate and monthly temperatures of thirty celsius or above.
Actually, we want to visit Campeche in the future. Don't think we would live there long term, but an extended stay to learn about the city would be nice.
When we go I have to stay on the beach side . If we stay on the other side of the main road it’s crazy noisy . My husband leaves tomorrow to go visit his sister and brother in law who live there. They early retired from Leon Guanajuato. (Mexican) they live by the marina. No noise.

I agree with you so much about Expats educating themselves and not contributing to higher prices. You're hurting the locals and it could be the start of hurting yourself too eventually.
You want cooler, with seasonish climate- sounds like you might “like” the Lake Chapala area. Not Ajijic, Not Lake Chapala, but San JuanCosala, San Antonio, and Jocotopec..
I’m from Mississippi and accustomed to heat humidity and mosquitoes. I spent about a year in Merida and will tell anybody it’s hotter than Hades. My power bill was higher for a 1 bedroom than a 2 bedroom here and I didn’t use my AC as much in Merida. Personally, I prefer cooler weather and so does my dog

I agree there is a problem with some people who move to a foreign country and trying to recreate the life they had in the county they chose to leave. However, not all Mexicans love the noise and are against trying to curb it somewhat. Local politicians are not going to implement rules just because gringos want them to. There has to be some local support.
Appreciate you sharing your thoughts and yes, not everyone likes noise. This was specifically referring to changing/ canceling a local tradition around for MANY years (carnival) in which from what we heard/saw while there, the people of Mazatlan absolutely loved/ took much pride in.
@@WhyNotNow Guys, there is no amount of gringo complaints that would ever in a million years cause the mayor to shut down carnival. It’s a non-issue. Any place in Mexico where you have US and Canadian citizens living you will find some of them complaining about loud music, parties into wee hours of the morning, dogs barking, roosters crowing, fireworks etc. Mazatlán happens to have carnival so add that to the complaint list for here. Sounds like a town with little to no foreign or Mexican tourism, and little to no US and Canadian citizens living would be best for you. They do exist. Good luck.
I am shocked that you didn't mention public safety, organized crime, or low key corruption as deterrents to staying in Sinaloa. Maybe Mazatlan is a well protected tourist bubble. Thank you for your honest look at residing in Mexico. This is exactly what boomers and people like me (I plan on retiring to Mexico in 10-15 years) need. :)

@@WhyNotNowBecause there aren't many foreign tourists in MZT, there are a lot of foreign residents but these people are not visiting the tourist spots of the city when they get established.
But how would one know if someone is a "resident" as you stated (i.e. living there), from someone who isn't...? Especially given that the entire city is filled with nothing but "foreigners" which are regularly in all the "tourist areas" (Golden Zone, Centro etc.). So, again curious as to why you would say that about my husband specifically? It appears that your comment is based more so on complexion.

Good honest video! I have several friends living in Mazatlan and they don’t regret it. They love it. I’m moving there in October but only after a great deal of my own homework. Im pleased with what my agent got me 😊 I’ve visited Mazatlan since my teens-I’ve been to at least a dozen European countries, the Caribbean and several cities and beach towns in Mexico and Mazatlan has always drawn me back. I’m leaving the “new California “ which has become way too unaffordable and gross lol. L A county ! Who knows…if I don’t love it in Mazatlan for whatever reason , I’ll look into central Mexico. Guanajuato maybe.
I just wonder if rent there is doing same as here in nw Florida which seems to be like everything else in the us. It’s gone up considerably due to several things. One is inflation. Another is people recovering from loss in income during Covid. Now they charge more. Then you add in a little gentrification and it’s only natural that rent is higher. Just wondering. I don’t have boots on the ground experience. I’m sure just like here it varies across the country. In the last 4 years here in nw Florida rent has doubled. Supply and demand plays into it also. Not a lot of new housing was built during Covid as price of building materials skyrocketed. So there are fewer properties available. Dunno if that area has that dynamic but I bet it’s more than just the gringos moving in. Regardless I wish you the best. You don’t owe anyone an explanation for why you would choose to look for a better location that meets your goals and dreams. Best wishes.
Another great vlog, sadly the increase in prices is due to many escaping totalitarian governments/countries and sadly they will pay what is asked to do so. But in the end, it only does that affect the locals, it will affect those fleeing. Thank you for this vlog, I’ll keep everything in mind when I make my escape 😉😬
When you say totalitarian governments are you referring to China, North Korea, or perhaps Cuba? I wouldn't imagine those people would move to Mazatlán.
@Belltown Daisy Look up the word "totalitarian". It means complete state control over your life. There is no free press, only one political party, no freedom of religion, no free elections, and no free access to internet. The USSR under Stalin was totalitarian, as was Germany under Hitler. The only country in the world that can be classified as totalitarian today is North Korea although China shows some aspects of it. Albania was totalitarian until 1990. Not even Cuba is totalitarian today.

Do you honestly think trying to pass the Emergency Act is called for, against its own people that want the right to work and live freely?
I appreciate your videos for the candor too! I’m coming to Mexico for the first time in just a couple weeks. It’ll only be a long visit because the new resident requirements have already put me out of the game. But I’m going to stay as long as they let me to explore as much as I can. I’ve got onward flight to Costa Rica at 180 days. I have friends in Turkey so going there in September for a while. Check out RUclips channel Mick and Trudie. They are Brit expats who’ve lived there for years. Just like Mexico isn’t all the way media and people think it is, Turkey isn’t either. It’s much much cheaper to live there than even Mexico. And nice metropolitan cities, different climates within the country like Mexico has. Can’t wait to see where your new home is! 🥰

I understand the stress on the unfairness of living in an area where rentals is highjack for people who are foreigners, snowbirds, retirees, its for people that will pay that higher prize. Which makes it harder for others to get a fair affordable rental. Its up to the community to voice an outcry for those who want to live there. There are no regulations or government agencies to regulate prize hackers. When a city becomes overrun by foreigners like San Miguel Allende ,where they control the outcome . People own property to make it as much greater a profit for those who can afford it. No, it does not make it right for other to want the same comfort. To let those who skyjack the community is a sheer outcry. When we voice our injustice its a open door for others to follow. ."Great Job"

Sounds like you were in the Tourist Zone aka Golden Zone 😅 yes, very touristy in the tourist Zone.
I've lived in Mzt in Centro for 4 months now, I hang out in Centro, Olas Altas, Centro Historico, and I've not once encountered someone trying to sell me tours. In fact, I was glad I found your video because now I know where to go to find a tour cuz I haven't been able to find anything. I moved here after 2 years in Puerto vallarta and Mzt is WAY cheaper than PV. I find nice places in MZT for 5000-11000 pesos. In PV that would be a dive. I had a tiny studio in PV, here in MZT for 500 pesos less than PV I have a 2bdrm, 2 bath in a 4 year old condo with washer dryer, all included, except electricity, in a super quiet, very walkable, as I dont have a car, 2 blks from the malecon, here in MZt.
I do find MZT very European, just gorgeous in the historic Zone, you would think you're in Portugal or Spain. It's gorgeous. Sure you can find even cheaper but not near the ocean. So my suggestion is if you don't want to be bombarded by tour, and salesmen, stay out of the tourist zones.
I will say the expats are older and not as friendly here as in PV. and may make me move back to PV just because of that. Lastly, yes, summer is ridiculously hot. Luckily this year, winter has been chill, down to 13 at night, and I'm loving it after a very warm winter in the 22-23 season. I hope it lasts a long time. My electric bill runs about $80 CAD for 2 months during the summer. It's much more livable in mzt than PV, and PV gets way more rain and much more storms in the summer. This is a mexico thing, you speak like it's a MZT thing, rainy season is exactly what it sounds like lol
Carnaval is on now, just about to go see the parade. Any expat that petitions for change here, needs to be deported. They complain about the same things back in Canada and the USA, yet do it when they're the immigrants. I'd never complain, I'm taking it all in. 🎉
There are rental scams all over Mx. Don't rent from them, but they're in every town. I've been so lucky. Responsive owners, in all 3 homes I've lived in. Clean, updated, they even gave me a desk when they heard I work from home. But I had to say no to many who wanted the money but didn't have a place that was worth it. Just saying, it's prevalent here since covid, cuz were all down here escaping tyranny and they know it. PV was so bad for it. Many Puerto Vallarta expats are relocating to Mzt now. Mzt has a Def unique identity to Mexico, but it's still mexico. 😊 adios

The US government is now saying there are only 3 safe areas of Mazatlan for obvious foreigners: Mazatlan airport, the Historico Centro and the Golden Zone.

South of Puerto Vallarta is San Patrico Melaque. Its small town. Wouldn't live there but inexpensive great beach. It has tourism mostly Canadians and they push the prices up but it rolls to Barra de Navidad. I like it kind of being a little off the beaten path. So its a two edge sword. The Mexicans make money off the Canadians but it messes people up too.
That is why I like Mexico City. Its so big US Canadians don't impact it much. PLus you can go to Accapulco 4 hours to see the beach and you can pick and choose how high up you want to live. Don't forget Cuernevaca either. its 3 hours to Accapulco.

We understand it gets pretty bad...we would definitely visit though as it has si much to offer explore without a doubt. You know, Cuernavaca was definitely of interest but then we kept hearing about how expensive it has become. We would obviously have to go check it out for ourselves to truly evaluate in more detail.

I live in Phoenix and the rents have gone up alot. It does get cold here in the winter. $1200 a month for both of you and 2 dogs is very good.

Interesting. I sent your video to a friend of mine who lived in Matzalan for many years. He’s in the US now, missing Matzalan, but also wanting to travel elsewhere. Of course, when he moved there 10 or so years ago there were not many Americans or Canadians, largely because of their reputation re narcotraficantes. That image has recently improved. It is hot and humid. No one has mentioned to me how hot it is already by 7am. Ugh! I’d be dripping all day long. Thank you!

Best beach city to me, Huatulco, on the Oaxaca state coastal, several beaches to choose from, local vibe, not a turist trap, many Canadians expats lives there, no Mr frog or hard Rock café.
Nice, but if they don't want to live in a place that lives off of tourism, that wouldn't be a good option. It is also very warm and they don't like hot weather.

I am NOT really surprised about Mazatlan, but I am very disappointed to hear that you didn't find your place in the sun. Years ago before too many tourists found out about Kino Bay, MX I went there for a week. My wonderful beachfront hotel with kitchenette was only $9.00 US per nights... 10 years later I thought about going back but found out the same place was now $75 a night! Lots of Canadians and US citizens had discovered that the land owners would rent out 4 wheelers and such and the place was pretty much destroyed as a tranquil fishing village. :( When I lived in the state of Puebla I found some areas for about $275 per month... Most tourists would not consider the areas that I stayed... But when budget is an issue ... well, I learned to adapt to some things that even surprised me!.... WHERE NEXT for you all??

@@WhyNotNow Bahia de Kino it is about an hour and a half West of Hermosillo, Sonora, MX I spend hours beach combing for perfect shells ... it was delightful! The main restaurant at that time served all you could eat fish and rice dinners garnished with avocados and salads for under $2 Those days are gone... Now they have a OXXO LOL.... but yeah I did a fair amount of exploring in the state of Sonora back in the day... I enjoyed Staying in Guaymas which is still pretty untouched by tourism ... :) I would like to revisit since it's been YEARS!

I guess Bahia de Kino becomes a ghost town in Summer :) SO many amazing places to see in Mexico... I am hoping that ATLIXCO will be my place to retire... It's close to Puebla Airport PBC... and is cooler in Winter.. I have not yet experienced it in Summertime... I is more relaxed art vibe and the FLOWER capitol.

Yeah, even if Mazatlan wasn't affected by the things you described, I know I want seasons too. Not ice, sleet, and snow, but some seasonality with rain and lightning, ideally some fall color would be perfect. I think you guys need to check out San Luis Potosí. Why not now? 😊

I will have to disagree about the price run up. The majority of condos and houses being bought up in this city a Mexican nationals not foreigners. And I just posted this April 2024. Also being in real estate myself here we do the majority of rental over a six month period.
Key word (real estate) in Mazatlan? Thanks for sharing but as always this was our experience of what we were dealing with and also talking to the locals of the city.
We called and dealt with many real estate agents in the area and all was identical about rental prices and terms.

hola amigos, if you want good weather look for cities with elevation of 4000 to 5000 feet above sea level. I live in San Luis Potosi with elevation of 6300 feet, for me December thru Feb. is a little cold living in houses without heat.

You can live in a tourist city but live with the locals. Get out of the tourist zone and look around yourself. You can find an area you like in Mazatlán and ask around for rentals. Ask the Niebours not the realtors, they the realtors are in the business for a reason. A lot of people make a living off tourists and they can tell when you just get off the plane and will try to make a few pesos if they can thinking you’re on vacation but if you give a place a little time you will find all the beauty of Mexico that you want. You can walk down the Malecon anytime you want or the beach even throughout beautiful old town and not feel pressured to buy something. Just give it more then a few weeks.

Hi HoneyBee Journey, We visited both Guanajuato City, and Leon and enjoyed both. There is a lot of action going on in Guanajuato City and I remember we walked around until close to midnight while it was drizzling:-). We of course can only speak about our experience from a visitor's standpoint, as we were only there for a very short time. As we always say, living and visiting will give two diffrtent experiences, since it takes time to learn the ins & outs of a city. Every place has/ will have negatives, in which you will discover over a period of time (i.e. what is "tolerable", or "not tolerable" for you personally). As far as noise, there is a Federal law that prohibits noise. Also, most States and many cities have laws and toll free numbers to report violations. As one example, the penalties in CDMX for repeat violators can range up to 60 days in jail and 8.9 million pesos. In Jalisco, a new law that took effect in 2019, sets the night time permissible noise level at 50 decibels, which was found to be the average noise level inside of homes. The penalties in Jalisco are 40,300 pesos for each violation and 3 days in jail. If the fines are not paid, the amounts are added to the yearly “predial” (property tax bill). So, it’s not just Mazatlan that is cracking down on noise, and not just foreigners complaining. But since it’s Mexico, I doubt that many will call “066” to report their neighbors.

I really enjoyed this video. Why? It was the honesty and perhaps because I identify more with your lifestyle.
1. I too could never live in a city where you are always treated as a tourist. My patience would run out quickly. Other places that might have the same problem would be Puerto Vallarta, Playa de Carmen, Los Cabos and of course Acapulco, although few expats move to Acapulco anymore because of its reputation for violence.
2. When you have a lot of tourists prices will go up. I imagine Ajijic and San Miguel de Allende would be expensive because of all the retirees living there. As you mentioned, if a retiree can easily put down 600 to 800 dollars a month for rent, no landlord woud be so naive to rent to a local for 300 dollars. Living in Portugal for many years we have seen how rents have skyrocketed in the Algarve and Lisbon area due to a massive influx of expats and people coming with the so called Golden Visa.
3 As far as the climate goes, I guess some people like the hot weather (or you wouldn't have people living in Mérida) but constant heat or constant cold can be tiring. The interior cities, at a higher elevation, do have better climates and that is why so many retirees have chosen Querétaro, Guanajuato, San Miguel de Allende, or the Chapala area. But, all of those places come with the high rental prices because of the purchasing power of the foreigners. Other retirement spots with hot, humid weather would be of course Mérida, Cancún, Puerto Escondido, and Puerto Vallarta. There are those who like La Paz or Los Cabos, or even Guaymas, but it can be extremely hot there in the summer.
4. It is sad that the older retirees that have chosen Mazatlán for their first or second home have tried to impose their lifestyle on the locals. I am not a fan of the Banda type of music (I don't like rap either) but I would never try to change the locals' appreciation of it. i guess that is why so many older Americans and Canadians have chosen Ajijic, where, I suppose, things are much quieter.
5.In conclusion (if anybody has read this far), I would have chosen Oaxaca, but that has already gone out the door. I do believe though that you didn't give the city a chance. One bad rental is not the entire place. Morelia might interest you, but it does have the downside of having an interior (albeit very beautiful, with Lake Pátzcuaro) more or less controlled by rival narco gangs. Tepic, Nayarit, is a place that is never mentioned. Close to the coast, close to mountains with the indigenous culture of the Huicholes and Cora, and close to Guadalajara. Not very big and definitely not touristy. Plus, and this is a big plus, it is much cheaper than other more popular places. According to Numbeo, a one bedroom apartment in the center averages 3000 MP a month as opposed to 10,333 MP in Mazatlán. If you want to spend 1,200 dollars a month, Tepic would be an excellent option. San Blas is only 45 minutes away while Puerto Vallarta is 3 hours. Guadalajara is 2 hours 30 minutes away.

Points made around 22:00 regarding foreigners changing the systems and cultural customs in the community sounds like gentrification and overall modern day colonization practices. Ugh
and here i thought mazatlan was one of the cheapest beachside cities in mexico to live in. Where in Mexico have you found that you can live on $1200 usd for the both of you?? Honestly curious. cheers
You guys seem to always find the noisiest parts of town. I was just there before you (again) my Airbnb was located in a very quiet Mexican community. I loved my neighborhood so much, I considered purchasing.
We stayed in a few different Airbnbs/ hotels in various areas to see what we would like best. The Playa Sur area (rot far from where the cruise ships dock) was definitely more quiet, walkable but you will still hear the occasional house music bumping from the pulmonias in the distance. The Golden Zone is a definite party all night area (wouldn't stay there again but good learning experience), Los Gaviotas was very nice/ an expensive residential area but still very close to Sabalo-Camaron which is very touristy. Sabalo Country, was decent but pricing was borderline ridiculous (mainly because many foreigners like to live there). Lastly, we stayed at Alejandria Mazatlan condos (behind Sorianna) which is the Santa Virginia area/ a bit off the beaten path, it was pretty quiet there but a good distance away from the beach. Our preferred places (fit some, or most of our criteria), were Playa Sur, Centro, and Los Gaviotas. Sounds like your experience was great which is what matters. Thanks for your comment.
Great video..advice: avoid Spring Break Hot Spots e.g. Mazatlan, Rocky Point, Cabo San Lucas, Cancun. BTW San Jose del Cabo is nice and generally not a SP hot Spot despite it’s neighbor Cabo SL spot. Cheers!

Mexicans now are trying to make up for these 2 lost years I would think. Tourists are willing to pay. Life in Canada is expensive so anything anywhere else is cheaper. Just like big city Americans will be coming soon driving up the prices. Then foreigners complain it's so much more expensive than they thought, while driving up the prices. Noise is part of Mexico

We love hearing certain daily things like the gas man, tamale lady, people randomly singing/ performing on the streets (SO much talent in the streets of Mexico)....it wouldn't be beautiful Mexico without it.

Just thought of something when he mentioned Merida. Campeche is a place to think of too but a little small too (being from a small town like I am small cities don't bother me)
If they don't like the heat of Mazatlán, which is not known for being especially hot, they sure wouldn't be able to live in Campeche, which has a tropical savannah climate and monthly temperatures of thirty celsius or above.
Actually, we want to visit Campeche in the future. Don't think we would live there long term, but an extended stay to learn about the city would be nice.
When we go I have to stay on the beach side . If we stay on the other side of the main road it’s crazy noisy . My husband leaves tomorrow to go visit his sister and brother in law who live there. They early retired from Leon Guanajuato. (Mexican) they live by the marina. No noise.

I agree with you so much about Expats educating themselves and not contributing to higher prices. You're hurting the locals and it could be the start of hurting yourself too eventually.
So if there isn't usually an opportunity you meet with the actual landlord....what would you suggest as far as negotiating with a rental agent?
You want cooler, with seasonish climate- sounds like you might “like” the Lake Chapala area. Not Ajijic, Not Lake Chapala, but San JuanCosala, San Antonio, and Jocotopec..
Definitely want to visit those places in the future.
I’m from Mississippi and accustomed to heat humidity and mosquitoes. I spent about a year in Merida and will tell anybody it’s hotter than Hades. My power bill was higher for a 1 bedroom than a 2 bedroom here and I didn’t use my AC as much in Merida. Personally, I prefer cooler weather and so does my dog

I agree there is a problem with some people who move to a foreign country and trying to recreate the life they had in the county they chose to leave. However, not all Mexicans love the noise and are against trying to curb it somewhat. Local politicians are not going to implement rules just because gringos want them to. There has to be some local support.
Appreciate you sharing your thoughts and yes, not everyone likes noise. This was specifically referring to changing/ canceling a local tradition around for MANY years (carnival) in which from what we heard/saw while there, the people of Mazatlan absolutely loved/ took much pride in.
@@WhyNotNow Guys, there is no amount of gringo complaints that would ever in a million years cause the mayor to shut down carnival. It’s a non-issue. Any place in Mexico where you have US and Canadian citizens living you will find some of them complaining about loud music, parties into wee hours of the morning, dogs barking, roosters crowing, fireworks etc. Mazatlán happens to have carnival so add that to the complaint list for here. Sounds like a town with little to no foreign or Mexican tourism, and little to no US and Canadian citizens living would be best for you. They do exist. Good luck.

I am shocked that you didn't mention public safety, organized crime, or low key corruption as deterrents to staying in Sinaloa. Maybe Mazatlan is a well protected tourist bubble. Thank you for your honest look at residing in Mexico. This is exactly what boomers and people like me (I plan on retiring to Mexico in 10-15 years) need. :)

But how would one know if someone is a "resident" as you stated (i.e. living there), from someone who isn't...? Especially given that the entire city is filled with nothing but "foreigners" which are regularly in all the "tourist areas" (Golden Zone, Centro etc.). So, again curious as to why you would say that about my husband specifically? It appears that your comment is based more so on complexion.

I have several friends living in Mazatlan and they don’t regret it. They love it.
I’m moving there in October but only after a great deal of my own homework. Im pleased with what my agent got me 😊
I’ve visited Mazatlan since my teens-I’ve been to at least a dozen European countries, the Caribbean and several cities and beach towns in Mexico and Mazatlan has always drawn me back.
I’m leaving the “new California “ which has become way too unaffordable and gross lol. L A county !
Who knows…if I don’t love it in Mazatlan for whatever reason , I’ll look into central Mexico. Guanajuato maybe.
I just wonder if rent there is doing same as here in nw Florida which seems to be like everything else in the us. It’s gone up considerably due to several things. One is inflation. Another is people recovering from loss in income during Covid. Now they charge more. Then you add in a little gentrification and it’s only natural that rent is higher. Just wondering. I don’t have boots on the ground experience. I’m sure just like here it varies across the country. In the last 4 years here in nw Florida rent has doubled. Supply and demand plays into it also. Not a lot of new housing was built during Covid as price of building materials skyrocketed. So there are fewer properties available. Dunno if that area has that dynamic but I bet it’s more than just the gringos moving in. Regardless I wish you the best. You don’t owe anyone an explanation for why you would choose to look for a better location that meets your goals and dreams. Best wishes.

Another great vlog, sadly the increase in prices is due to many escaping totalitarian governments/countries and sadly they will pay what is asked to do so.
But in the end, it only does that affect the locals, it will affect those fleeing.

@Belltown Daisy Look up the word "totalitarian". It means complete state control over your life. There is no free press, only one political party, no freedom of religion, no free elections, and no free access to internet. The USSR under Stalin was totalitarian, as was Germany under Hitler. The only country in the world that can be classified as totalitarian today is North Korea although China shows some aspects of it. Albania was totalitarian until 1990. Not even Cuba is totalitarian today.

It’ll only be a long visit because the new resident requirements have already put me out of the game. But I’m going to stay as long as they let me to explore as much as I can. I’ve got onward flight to Costa Rica at 180 days. I have friends in Turkey so going there in September for a while. Check out RUclips channel Mick and Trudie. They are Brit expats who’ve lived there for years. Just like Mexico isn’t all the way media and people think it is, Turkey isn’t either. It’s much much cheaper to live there than even Mexico. And nice metropolitan cities, different climates within the country like Mexico has. Can’t wait to see where your new home is! 🥰

I understand the stress on the unfairness of living in an area where rentals is highjack for people who are foreigners, snowbirds, retirees, its for people that will pay that higher prize. Which makes it harder for others to get a fair affordable rental. Its up to the community to voice an outcry for those who want to live there. There are no regulations or government agencies to regulate prize hackers. When a city becomes overrun by foreigners like San Miguel Allende ,where they control the outcome . People own property to make it as much greater a profit for those who can afford it. No, it does not make it right for other to want the same comfort. To let those who skyjack the community is a sheer outcry. When we voice our injustice its a open door for others to follow. ."Great Job"
