  • Will this be the moment!? In today's episode I'll go over our first actual 'written' offer to purchase for our beautiful Southern Illinois homestead and 22 acres of land. This is an up to the minute real time update as I was at our Southern Illinois farm mowing the lawn and trails, and cleaning up the pond edges with my bobcat e42 R2 series mini excavator and brush cutter. Literally while I was mowing the trails I got the call from our Whitetail Properties broker, Chad, that we had just received a written offer for our home and land. The offer was $625,000 and it included the hot tub which I was planning on taking over to our new Missouri farm. So in today's episode I'll go over the offer and our counter offer and we'll also get some sunshine and fresh air as I mow our farm and trails and clean up the pond edges with my bobcat mini excavator and brush cutter.     Was this Divine Intervention? While many may not believe, I do keep the faith when it comes to living this life and putting certain priorities above others. Join me for today's episode #1 of our new life, land and Ozarks Missouri adventures! Recently we bought a 575 acre Southern Missouri farm in the Ozarks and today will be our first moving trip, our first road trip after legally owning the new 575 acre Missouri farm, and all of the adventures that go along with it. Join us for today's episode as I begin our moving process from Southern Illinois over to Southern Missouri. Today I'll tackle some of the challenges associated with equipment hauling over such a long distance. In this episode I'll be hauling my KIOTI RX7320 powershuttle cab tractor, my home made chisel disc plow and some other equipment on my equipment trailer. Oh, and I almost had a near disasterous collision in the St. Louis area as a car literally broke down only a few cars ahead of me, so while cruising at 65 mph there was a completely stopped car right in front of me and I had nowhere to go in either lane, left or right of me, so I locked up all of the brakes on my Ford F250 and the equipment trailer, and fortunately I don't tailgate so I had enough room to get my truck and equipment trailer stopped just in the nick of time! Also today I'll give you an up close and realtime view of the dead end gravel road that our new 575 acre Missouri farm sits on, and then a look at our OVER a mile long private gravel driveway as well.     Lower the list price to $675. Let the buyer feel footsteps. Never negotiate in a vacuum. Good luck. Put that vacant trade to bed. If it were listed 'really cheap for what it is,' it would be gone. God bless. TFS.

      Yeah me too. I always said I'd never move back to IL, but then when we saw Southern IL that was nothing like the North I caved in..

    My taxes started in 97 for about 700 a year, up to over 1,900 a year, waiting for the new accessor bill here in Iowa.....

    When the realtor came to our house and staged the house, took pictures overhead and inside she said the price at $465,000. We couldn't believe what she said. The first people who came were the ones who made an offer. They wanted the tractor but that wasn't going to happen. These people lived on the same road 5 miles from ours. But I know they flooded during hurricane's.

    That's heck of a deal for that size house, then toss in the 22 acres. You're looking 1.2M-1.5M in our area.

    It’s such a beautiful property! I really hate that you and Sharon taking such a hit on it. If things don’t change soon we are all going to be very bad spot. I hope you are making something off this deal. The new owners will be very lucky people to say the least.

      Well we have learned in life that you have to cut your losses and just move on in life! I think we will at least get most of our money back, but no appreciation over nearly a decade. But I think we will do much better over time in MO. Yes I agree they will be getting a heck of a deal!!

      Yeah we used to have 150 acres in IL. We sold off most of it, did well on that sale. But I figured if we are going to do this all again, I want more land! The land investments have saved us over the years.

    Stick to your 675 kap! They will pay it. People in that price range have money an drhey know there is nothing else similar for that price.

      Yeah it's getting crazy out there!! We have a lot of people to pay for now you know.. Free housing.. Free food... All kinds of free stuff from us taxpayers!!

      I love that thing! It is a CA/Construction Attachments. Rated to cut up to 6 inch material!! Best excavator attachment I've ever used!

    Maybe it's not my place to say, because I'd never be able to buy and sell property like you guys, but that place looks like it could go in the $700k's. I'm surprised you offered it lower, but I guess it makes since considering the mortgage. Does the sale included the workshop, or was that sold with the other land deal?

      I agree that it is likely worth more. But we simply can't be sitting on it for a year or more. And who knows if/when we might have a market crash. That would devastate us financially, so we are selling it off for below current market value. Yes the barn is included with it also

      They are both beautiful properties. But yes the MO farm is stunning and will bring us future value as an investment also. We will take a hit on this house but at least we did OK with selling the IL land.

    You couldn’t touch a home like yours here in Ga for that price. As far as property taxes, It wouldn’t be so bad if the city council knew their ass from a hole in the ground. They spend our tax money on stupid stuff and hire the worst contractor’s available! I know they are getting kick backs from it, it’s definitely not my first rodeo. What really chaps my rear end is school tax!!! Why should I have to pay for other peoples kids when I myself do not have any! I’ve been taxed to death since the age of 17 all the way till now at 53. A single man with no kids gets raked over the coals all the time, but a single mom, she gets all of her tax money back and then some! Anyway sorry for the rant.       Is gorgeous, but property taxes will be at least 1k a month in Illinois, even more, I am guessing. I wish that house with 22 acres at this price was in Missouri and within one hour from the city. I would've definitely tried to buy it

      ​@bikerchic7938 well Illinois is outrageous. I don't know for sure, but many homes with less land, and not as beautiful had 10k/ year taxes. It depends on the county, but taxes and politics are the reasons we will never move to IL. I would've bought this house in MO with MO taxes.

      It is a great deal for sure! You could not build this for under close to 1 mil nowadays.. But taxes are high.

      You are spot on. It is a shame for sure. We saw this happen in WI when we used to live up there. They are taxing people out of their homes in some states and areas..

      Well you have to cut your losses when you do what we do. We need to offload it. But we'll do OK in the long run with the new MO farm.
