    That nine going ten has a nice spread. I was surprised to see all were in velvet still. Here in eastern MO I’ve seen shredded velvet on the boss bucks in late July. That’s firsthand fact. Maybe none of those is the boss? Now that’s encouraging!

    You didn’t show the current growth of the soy beans and I couldn’t see them very well in the trail cam pictures. But looks like there’s enuf deer to have a decent amount of browse pressure.

    Kapper were having a killer antler growth year this year in missouri in my opinion that 10 point is 3.5 which is perfectly ok if that's what your looking to achieve but your area can produce 170 inch deer with age

    Nice bucks! Im kinda the same boat as you. I just purchased some land this spring in OK and im trying to get everything ready before deer season. I am getting some nice bucks on trail cam so the work i have done is paying off. Good Luck this season.

    How long do you think you can kee that big 10 in the gene pool before harvesting? Be a shame to lose that mount to CWD or something. That would be a tough call for me on which way to go. Curious in the question though as i am no longer able to hunt and I have never managed either. Still enjoy the hunting stories and the game management, I'll be here watching you. Thanks.

    That's the way all our bucks are,Joe. I have seen several come in down the road on both ends. Over half of them last night were laying down in the tall grass. The only section I haven't mowed. The beans are too late to make it. Those hay fields plow and disc them up first then grow whatever. Only way to get rid of the hay grasses.

    Don't buy wasp/hornet spray. Get spray silicone the one in the can with the flip up tube. Kills wasps/hornets fast about 10-15 seconds. They get covered good, if they fly off, they arent coming back. Good for lubricating stuff too so just keep it in the rigs.

    Kapper,don't rush trying to sell lots. Give it one year, think about a plan and move slow. You have all winter to figure what you want to do. Ground is steadily increasing in value Remember, one step at a time

    Joe the bare minimum for those lots you want to make to sell put the main road in with ditches and culverts fenced lots with gates with 24 foot wide driveways with 40 foot wide driveway entrances to make it easy for trailers plus having the electrical wires run to each lot of 200 amp service if you sold 20 lots at 5 acres in size at $5,200.00 per acre that’s $26,000.00 add the driveway and fence and gate into the price of $50,000.00 per lot before taxes that’s $1,000,000.00 dollars before taxes you could make that’s only 100 acres off of what you bought I think $50,000.00 per lot is with what I mentioned as bare minimum is a fair price per lot cause lots that size closer to a city are going for 4 to 5 times that even if you did even if you sold 10 that’s still $500,000.00 that would be 50 acres in lots

    Kapper, get some lots listed, interest rates are coming down some, not every one wants a micro plot. Maybe a decent trail. I have bought several pieces, i care about access, utilities and is it buildable, nice views,.if so they sell fast.

      I think I am going to work on the improvements first. I think that will only add value to any lots we list. And as inflation continues they should only increase in value. We are scheduled to close on the IL place by mid Sept so unless that falls apart at least we'll get a check for some more reserves. Thanks!

      @@KapperOutdoors2.0 where are you seeing inflation is continuing? pretty sure the rate cut that is almost 100 percent in september fed meeting is becuase inflation is falling. we wont see inflation again until there is a massive need to print. i.e. covid or 2008 and if that happens no one will be buying land or houses for a while. thoughts?

      Mess? Last I checked you can now cleanly walk up the pond in two spots, and see it cleanly compared to the jungle before. And the debris is stashed at least as much as I could compact it and stuff it in the jungle.
