    very clean, I kinda wished you used some spanish style tiles in the kitchen or bathrooms at least, keeping up with the style
    i know subway tiles and marble style tiles are in style .. but I feel .. they just don't match the home look..

      @Carol yes but the house style is specific, so it does goes well with it, the ones who will buy it will usually love that style :) I think

      @Carol I agree with Rori - if people are looking at a Spanish-style house, they expect it to be Spanish style! Even if it's just a small nod with tile selection.

    I may be wrong but the tile surround on the fireplace looks like it's original with the house. If so, they should have been kept.

      YES! I almost died when I saw that she painted over it OMG! It's classic bachelder fire place. I suppose, those that she wasn't restoring but only updating. So sad.

    I’m torn. You did beautiful work like always. The house is beautiful, I just wish there was some way to keep the arches and dining room.
    I’m a huge sucker for older homes and saving as much of the original as possible.

      I feel the same way. I think the extra bedroom could have forgone the closet and the large arch could have been kept and tuned into an arch door while closing off the others-you keep the drama and size, keep the the option to be used as a family room/guest room/bedroom/office. Then stagers could have put an armoire if you really want to sell as a bedroom

    Beautiful renovation. I don't exactly love the look in the bathrooms or care for the subway tiles in the kitchen, would have been nice to see more of the spanish style. I did love that you painted the door a light blue, really made it pop! The new dining/kitchen area had a nice layout!

    I was skeptical at first about the transition fro. Dining room to bedroom, but see how it makes perfect sense. Beautiful transformation, best use of space.

    I love the house. But the funny thing, I bought a home with almost the same floorplan and the previous owner had removed the dinning room in the front to make it a bedroom thinking people want a 3rd bedroom. the first thing I did was remove the bedroom and turn it back to the way it was and it became my office. everyone wants 3 bedrooms so they can have an office.. with a space that nice you could of made more money as an office and saved the integrity of the home. 9 times out of 10 the next owners will do that. no one wants a bed room at the front door on the street that far from the bathroom. it is just an awkward location. the rest of the home is spot on!

      Thanks for your feedback. I believe a lot of young couples in the area look for houses with at least 3 bedrooms so their two kids can each have a bedroom. Also, based on my personal experience, even for an office, I'd much prefer it having a door so I can close off noises from the living room. A two bedroom plus dining room house doesn't function as a 3 bedroom house in my opinion and won't get as much on the sale because some buyers will set their search criteria to 3 bedrooms minimum. I understand why you decide to convert the bedroom back though - it's your home and as long as you like it :)

    So nice! The Layout of the home is really great! It's not a full open concept, but still very open. I think that makes a big difference! I really like the bathroom tiles, as you said it looks kinda like marble! The owner took good care of the home and loved it a lot. I hope the new owners will have the same connection and enjoy living there!
    Personally, I don't understand why people are all in for open concepts. When I was younger, we had a spacious kitchen with dining area and a separate living room, and it worked really well. Because whenever friends came over, the adults were sitting in the kitchen drinking some wine, while all the children played games in the living room. After we moved we had one big living room + dining room/ sitting area (next to a smaller but semi-open kitchen), and it was really awful. Because we were all in one room, and so it also got really noisy and both groups had no privacy to talk...

      Thank you! The new owner loves the home so much, and I'm sure they'll take care of it. I think open concept or not depends on your needs - if you are a young couple who love entertaining guests, then open concept would be a good fit. But like you said, if you have older kids, then you may like separate living spaces. In the Bay Area, most home buyers are young couples, that's why open concept is so popular.

    Removing the boxwood also allows the trees on either side of the door to pop. They’re beautiful and the purple shade of their leaves against the white is gorgeous.

    Love the baby blue door, pleased you kept the fireplace. Floors look great. Cream has made the house feel much softer, and welcoming than your usual, good choice of tone. Love the new kitchen. The new bedroom that was created by removing the arches seems very small. It’s a shame you didn’t keep the arches as a wall feature on the lounge side, would have been an amazing feature and a clever way to display wall art. I do love your bathroom. Good job for a flip, but I’m sorry, I do think it was a mistake to remove the arches. The back yard and driveway is excellent, however you could have professionally trimmed the box hedging down and still shown off the clean and well maintained house. Good hon overall, and pleased to hear you got above your expected range. Xx

    I love your taste & idea's, you're very bright & ambitious!! You learn as you go and openly share your knowledge in this venture you're doing, I admire such hard working qualities!! I have ended up with a beautiful condo in New England (I grew up between California & Massachusetts), and I immediately regretted buying the place. It is supposed to serve as a home for a few years, somewhere to live while I pursue the rest of my nursing education. It wasn't as represented and the London owner/manager is a crook, the neighbor wasn't at all what was portrayed, everything that could go wrong & more, is!! I was desperate beyond comprehension and that put me in a reckless position. I've learned so much in only a couple of months time, that I may never buy a property again due to how horrific of an ordeal it is. Your suggestions/advice have been very helpful to me, as I navigate how to hope to draw attention in a region that doesn't do well with condo's and when I do go to sell which unfortunately I may be waiting, will not only sell but make money from it, which will definitely help my misfortunes and upset I foresee putting up with. I've learned a good compromise between upgrading, what area is best to renovate which in my place is the outdated, damaged kitchen, and materials/color choices and design, to keep simple and neutral while being something pretty I can enjoy for the duration I'm in there but also to refrain from or resist the urge to over-grade an entry level property or place that is not in the best of area's and not likely to have been worth spending the extra on custom stone Cambria rather than the more affordable, plain style which is my taste anyways. I'm not a fancy kind of person but practical, and I don't want to build the Taj Mahal in North Adams Mass!! Your advice makes sense and will hopefully pay off nicely after we go forward and then sell in a few years time. Meanwhile, I am late to your video's and only just discovered you, but at the perfect time ;) I have loved every make over you've done, up until now. I haven't seen the after, but I don't like all the excessive changes you're already saying you're doing and may not continue watching this one. I love the separate breakfast nook area and don't think every wall always needs to come down. Not everyone wants open spaces everywhere all the time. That separated area was unique & brought a lot of charm, along with the beautiful customized, original hutch. I even appreciated the wall paper, which I wish I'd see more of. We Slavic people love wall paper, and have many proverbs around "paper". What's "dated" actually looks vintage to some. I am in favor with the majority who also don't agree with destroying the arches and ruining that room. Too many changes for the sake of change, no no!! I'm not going to watch this episode because this poor Spanish Villa likely lost a lot of if it's past charm & alluring, uniquely appreciated character and lovely appeal. It's gonna be just another dull standard "modern" house now, cookie cutter like all the rest. May as well be another house, sad. I'm happy to see more tree's being kept as it seemed many were cut in some video's I'd watched previously.

    Quality work overall. Though the arches could have been expressed as book cases (2 outside arches) with the middle one leading to the new bedroom. Period features matter. Left hedges direct the eye to the front door and block the driveway. Editing is sometimes more effective than a whole sale changes.

    It's not the worst "flip". At least you can't tell whats been done to this lovely home from the outside. I wish "developers" and "flippers" would keep their hands off of the older beautiful homes that still have their original features. Leave them for people that will appreciate the home and will properly restore and update. Hey, atleast you made a nice profit. Excuse me if I seem bitter. I live in LA where our homes are being devoured by "flippers" and "developers" like a cancer.

      I think she actually stayed as true to the home as she could while upgrading it. People buy homes mostly for functionality, and this home wasn't functional, even the old owner said so. She kept a lot of the features and even chose colors etc. to match the original style of the home. I think she did amazing, and believe me, I am a history and historic houses lover

      I agree. Aside from the interior arches, nothing resembles the Spanish style of the time period. The kitchen looks like something from the IKEA showroom.

      I agree. I hate when people take a beautiful old home and make it look all shiny and new and do things that don't go with the style. They take all the character and "soul" out of the house. They should be restored and not remodeled. I've "fixed up" houses myself and the inside goes with the outside when I'm done.

      Yea my great grandma house us grand kids renovated. We kept most things but as the woman said functionality trumps character sometimes. Like we did what she did to get an extra bathroom. And remodels the kitchen(it wasn't able to be saved, kept the ceiling features and built-ins most of the arches were saved except on that was falling apart and it was in the middle of a bedroom. So we took it out and since that bedroom was larger than a large living room we added a bathroom. Basically we finished what my htet grandfather always talked about. Wish we could've kept the enclosed patio he built in 1930 but it was falling apart and the city got involved so we duplicated it as much as possible but couldn't enclose it

    Great work. Especially the floor plan adjustment. That could not have been easy to figure out, but it came out great.
    New to your channel so you may have done this already, but would you be willing to do a video talking about how you find your contractors? They clearly do excellent work and at a good price. I am having lots of trouble finding contractors who do good work. And from my networking, I’m not alone in that regard.

    Lol at the people who think they're experts and tell you to do things differently when you're literally just sharing about how you made almost $300k profit on a SOLD flip from the choices you did make.     The renovation cost was obviously lower than a project of this magnitude would normally require. The pre-existence of hardwood floors, moldings, builtin cabinets, etc., must have been a big factor in cost savings. Creating the 3rd bedroom, 2nd bathroom, and expansive kitchen really were pivotal improvements. The yards were gorgeous to begin with, and the adjustments made
    were judiciously executed. Overall, a masterful combination of creative enhancement and design propelled this successful renovation.

    I think that you could have left the green hedge at least in front of new bedroom/old dinning room big window for privacy. It is better to look at some greenery than busy street when you wake up in the morning.

      As mentioned in the video, that was my plan, but we had to remove it because it was taking up the driveway space, and cutting part of the bush will leave ugly dead ends

    I love this home! I would have gone with a lighter stain on the floors and a different color on the walls (not a fan of the yellow undertone), but the space feels so cozy and welcoming. I especially love the backyard.

    Not sure how I stumbled upon this video, but it made my morning. Sipping moringa tea with lime and watching this wonderful renovation was so delightful. Definitely subscribed! I was nervous about the columns being removed, but the end result calmed my nerves. Also for a 100 year old home to have a master bath and continue to maintain that gorgeous backyard, well done!

    Wow amazing job and congratulations on the success. I’m so glad you kept as much as you could. I loved that it was not all gray and white! I think the staging could have been a little more Spanish but still modern, the front door color/tiles in the house could have been more Spanish as well but I understand you’re trying to appeal to as many buyers as possible. Perhaps the large arch could have been turned into an arch door and other small ones closed off? I think most people these days prefer a laundry space esp with kids so I was a little sad to see how small it had gotten but I also see you wanted an impactful larger kitchen. Pretty amazing to see how you added another bathroom! So important! In the end this is my 2cents, you’re the successful flipper! Love watching your videos!

    That was an amazing profit margin. Well done. Only downside is I’m sorry to see the hedge go. That’s the only thing I would have kept. Anyway the new owners can regrow the hedge if they choose to lol

    The front dining room was beautiful before. It all turned out nice after all but I would have left the same color on the front and just cut the bush covering the front door. Some things on a house just need refreshing that is all. The marble in the bath is nice but not on a Spanish home .

    I love your before and afters, but is it possible to start filming while you do the renovations? I think that would be insightful to see any challenges, or ideas, etc. Great videos though. keep it up lisa :)

    Yes im amoung thoses whom are upset of the conversion of the dining room.
    I remember reading a comment with a very interesting idea for a better layout without touching it n making that bedroom in the former kitchen.. You may have thought abt it deeper

      Yeah, I did see that comment, but the width of the new kitchen area is too narrow to be used as a new bedroom, and I had to use the old dining room instead. I wish there was a better way too.

      It might be referring to my comment about building the walls within the arch. But now that you look at it it would’ve been off centered and kind of strange. In hindsight with the amount of profit on the job they probably could’ve incorporated new pillars and arch to represent the old one And the new owners may want to do that. But at the end of the day it’s a business and it probably would’ve cost a few grand extra and at the time she didn’t realize it was gonna be such a profit. I still think it’s pretty tasteful And a good renovation. And that profit is a home run. I have to stop dancing on the sidelines.

    It is good that you where able to create a 3rd bedroom, but ideally the bedroom should not be straight off of living space. Would it have made sense to turn the dining room into the kitchen rather, or does the plumbing situation make that too difficult?

    I think you should paint the interiors of all of the homes you flip the same cream color as in this home's interior instead of your usual medium gray. It may technically be "neutral" in and of itself but it'd probably be incompatible with most people's furniture because there are zillions of shades of gray--some warm, some cold, some bluish, pinkish or greenish, for example. It's expensive to reupholster well-loved furniture or to buy new, so cream colored walls would be truly neutral and, I believe, acceptable to the majority of people. Sad to say it, but the shade of gray you use is already going out of style as of 2021. (It'll soon look as outdated as the muddy beige that was so wildly popular 10 - 15 years ago.)
    If I made an offer on one of your homes, it would include repainting the gray interior. Of course, you could reject my offer. If so, I might like the house well enough to want to spend $1,000s of dollars to repaint it or just walk away and look elsewhere. 'Tis the nature of selling and buying homes!
    In spite of this I love how well you flip houses and am very impressed with your design sense.
