So glad the galley kitchen is gone, I loathe galley kitchens. We had a shower like the original one in the master bath, my husband filled it up and he’s not a big man. I really like the finished home. As a side note, we sold our house in Arlington,Tx in November 2021 for $279,000, we paid $105,000 in 2009. It was very similar to this house and I had redone the whole house, room by room. Finally had my dream home, then sold it and moved to the country.
Well done. Even if you didn’t get your asking price, the experience helps you decide how to buy future homes. Every flip has ups and downs and it seems this one came close to the asking, despite the drawbacks. I say you still did well in spite of the expectation vs. result. I especially enjoyed where the kitchen ended up. Goes to show architecture is an ever evolving space and flippers with a keen sense of how to enjoy a home make decisions that are long lasting.
The kitchen and bathrooms were significantly improved. The kitchen was especially a home run. The updating inside and out were successful as well, especially when contending with outdated floors, dark paneling, and smaller sized bedrooms.. The main problem with this flip was the cost vs. financial reward. Anyway, great execution on a challenging layout and location. 🙂
You did a fabulous job! I don't understand why it wouldn't sell. It's one of your loveliest flips and my favourite area was the kitchen & living room as well as the fruit trees. 👍❤️🏡
Another beautifully executed home. It is very evident you take the upmost care and pride in what you do and you’re extremely serious about providing a well done home. You’re strategic about how and where you spend your money in these renovations but it never feels like you’re skimping.
It turned out beautiful! 🤩 You did an amazing job as always 💜 The end result really always amazes me, you are so talented 👍🏻 also I just learned that you already had your baby, so congratulations! 🥳 God bless you and your family. 💜
I love watching your flips! Your design ideas are excellent. In this case, relocating the kitchen was a great idea. You don't say much in praise of the dining room but it looks functional and attractive.
Great video! And I appreciate the lessons learned at the ending. As a buyer, I'm glad for the market cooling off, but for an investor it's much different!
Yeah this one looks really good. Just so happen to spot it for sale on redfin and it looks great. My only take away is it did seem a bit over built for the neighborhood. None of the comparables are quite as nice. Also I’m sure you have a really good reason but it’s a bummer you don’t share the purchase price and a breakdown of the costs anymore. That was really really valuable information especially being here in the bay area and trying to understand estimating rehab costs.
Yes, the busy street is an issue. The only real fault I could see was the absence of the “Wow” factor. The bathroom stall shower could have come from the eighties and your staging looked more local furniture store. Was that a “boob light” in the master? The renovation itself was impressive with moving the kitchen and lightening up the space.
I really enjoy your videos. May God richly bless you in the name of the father son and the holy Spirit I keep praying there's a way I get to bless you for blessing us with your videos. 🙏🙏🙏
I would have left the garage windows. They're not out of style. We just added this style of windows (in 2021) to our garage doors to allow light into the interior of our garage which previously had no windows of any kind when we bought the house a year ago. These new window panels were around $900--an expense you wouldn't have had if you'd left them. (We do have a 3 car garage so that's probably why the window panels were so expensive.) Design is personal so what I like appears to not be what you like. I see you like a more contemporary design. I like Craftsman style.
Nice work and video but the main thing "the cost of the rehab" is not three and for me, the whole story without the NUMBERS is more than lacking it's like making a dumpling soup without the dumpling...Please give us the numbers so we can all understand better and benefits from this video that I am sure you have worked so hard to make! Thank you.
Hello, I see your videos. They are very nice. I have a question for you. Do you get any permits from the city to do cosmetic work like bathroom, windows, kitchen etc. thanks 😊
you said you bought this for what?!??!?! my god i wouldn't buy it for that, but i do love that you share this part, it allows people to see exactly how it works
i think more designers should incorporate TVs into their final layout because buyers are going to want one in the living room anyways so you might as well go ahead and incorporate one
At 17:02 - would you still consider buying homes next to busy streets if you could get buy at an appropriate "risk discount" that makes financial sense for you, or is getting sellers to accept a "busy road" discount too difficult and emotional and you now avoid the risk of homes next to busy roads altogether?
I purchased twin home 3 bed and 2 bath the left side wall I share the neighbor but right side I don’t share nobody I have big space and backyard So I add extra living room
You are so inspiring! Where do you get the staging furniture? Do you reuse any? Sorry if you covered it in another video I’m still watching all of your videos little by little
Great Flip! It’s too bad the numbers weren’t quite as profitable :( I do have a question about the stuff the previous owners leave behind - do you deal with it yourself, or does one of the construction workers do it? I think it’s a great service you provide.
Can't believed you were the seller. I was the highest bidder but you chose the lower offer. I recognize your interior design from your previous videos but what are the odds that it was your home. Pretty sad we weren't picked.
What a small world! Sorry you didn’t get the house. I believe your offer had a few contingencies and it was a little risky for me. I hope you understand and good luck with your search!
Congratulations on your beautiful pregnancy 🤰🎉🎉🎉 very happy for you. I am starting my investment journey in contra costa too and if you are interested in teaming up, let me know.
Although its trash but still theres quiet nice items out there What do u do with it? The chairs outside looks vintage n pretty in a good shape N nice flip as usual. I loved the big tiles in the bathrooms Looking forward to see the next😊 Big fan from Tunisia🇹🇳

You sold it for what! $1.19m? Oh my! That would cost less than $200 thousand in GA. No decent size bedrooms, shower or kitchen. This is ridiculous. You did a great job with reno though

I love this kitchen! It's not too big so it still feels cozy but it has everything you need in it. This whole house turned out really feeling cozy :)
I really like the look and feel of peninsula over island in a modern kitchen.

Wow this flip was amazing. You improved the layout by 1000%!!

I like the layout but I really think that gray has had its' moment. I do like the shower wall tiles. good job and thanks for the video.
Can’t agree more
Agree… we can retire the grey. Even grey wants a break 😀

You’re a genius….the house looks so fresh
I love the large tiles in the shower. It looks very luxurious.
I always look forward to your videos. You do such a good job 😊
I love watching these flip videos, not because I want to flip houses, but I just want to update my house which is mid-century.
You are excellent. I am trying to learn, you are a great teacher. I am not as brave as you. I need to fix my current home to increase value.
You did a fabulous job! I don't understand why it wouldn't sell. It's one of your loveliest flips and my favourite area was the kitchen & living room as well as the fruit trees. 👍❤️🏡

Congrats on the new baby! 🎊🎉
I really love the interior of this house. Cozy and modern! Well done!!! ❤❤❤❤
Looks great!! The kitchen is so much better now.
Wow - Another amazing flip
Hi nice work! can you please add the cost spent on flipping, thank you.
Wonderful job! You have great style and taste. Nice show, I have been waiting to see some of your finished flips.
I love your videos Elisa!! Keep up the great work!
I'm always so excited to see your new videos ♡
It turned out beautiful! 🤩 You did an amazing job as always 💜 The end result really always amazes me, you are so talented 👍🏻 also I just learned that you already had your baby, so congratulations! 🥳 God bless you and your family. 💜
Can you share with us the rehab cost, please? Thanks!

Super good 👍🏼❤️👏🏻👏🏻👏🏻
Great video! And I appreciate the lessons learned at the ending. As a buyer, I'm glad for the market cooling off, but for an investor it's much different!
Great job!!!! Love the end result.
I love your design decision, the wall colors, and picking the right tiles for the kitchen and bathrooms. where do you get all these inspirations?
Yeah this one looks really good. Just so happen to spot it for sale on redfin and it looks great. My only take away is it did seem a bit over built for the neighborhood. How much did the reno cost? Did you end up making any money or was it a total loss?
You did a great job on the renovation. Sorry it didn't go as planned.
Thanks for sharing your experience and insight! It really helps beginners like me :)

First time viewing your channel. Love the transformation look beautiful.

Can you discuss what kind of permits you need to remodel a house in San Francisco? And how to apply and get them sooner?
I would have left the garage windows. They're not out of style.

Still a gorgeous flip
I love it
What service do you use to remove all the previous owners leftover waste? I’m in Bay Area also
You usually share the rehab cost, how much did you spend on this flip?
I love your dress in the after portion! 😍 Where is it from?
The carpet layers must hate these wooden floors! 😂
Hi Alise. What do you do with all the stuff homeowners leave behind?
Hi Elisa, I am looking for that Chevron kitchen back splash, please let me know where you got it!
Would like to see Reno costs on this! But great video
Awesome reno and video! Is there a reason why you left that wall up in between the dining room and kitchen? Was that load bearing?
Hello, I see your videos. They are very nice. I have a question for you. Do you get any permits from the city to do cosmetic work like bathroom, windows, kitchen etc. thanks 😊

Can you tell me what shade of gray did you used for this flip. Thanks.
Where do you get the cabinets from?
I purchased twin home 3 bed and 2 bath the left side wall I share the neighbor
but right side I don’t share nobody I have big
space and backyard
So I add extra living room
Is this a reupload? For some reason it seems like I have seen this one before.
How long does the process usually take from the day you buy to renovations to the day he sell or how long does renovation take usually
You are so inspiring! Where do you get the staging furniture? Do you reuse any? Sorry if you covered it in another video I’m still watching all of your videos little by little
I use a stager to stage the house. My stager rents the furniture
Great Flip! It’s too bad the numbers weren’t quite as profitable :(
I do have a question about the stuff the previous owners leave behind - do you deal with it yourself, or does one of the construction workers do it? I think it’s a great service you provide.
i commented on one of your older videos but could you send me one of your deal analyzers please
Just a question, from where did you get the chevron kitchen tiles from?
Can't believed you were the seller. I was the highest bidder but you chose the lower offer. I recognize your interior design from your previous videos but what are the odds that it was your home. Pretty sad we weren't picked.

@@TransformRealEstate I completely understand. Still love your contents.
Name of the gray paint used in the living-room?
Congratulations on your beautiful pregnancy 🤰🎉🎉🎉 very happy for you. I am starting my investment journey in contra costa too and if you are interested in teaming up, let me know.
Did you say how much it cost to renovate it?
Although its trash but still theres quiet nice items out there
What do u do with it?
The chairs outside looks vintage n pretty in a good shape
N nice flip as usual. I loved the big tiles in the bathrooms
Looking forward to see the next😊
Big fan from Tunisia🇹🇳
Let's hope she donates them and gets a nice tax write off.
How much did all that cost
Do you inspect the houses before you write your offers? Do you get a home inspection for your potential flips?
Why do you use laminate floor vs. vinyl planks? We find laminate to look fake and not durable.
How much does kitchen and bathroom costs
What do you do with the furniture people leave behind. Please tell me you donate it to families in need instead of dumping it in a landfill.
My guess is that she probably calls a furniture moving company and they decide what to do with the furniture.
You are Dope!
Where is the zip code for this home?
What do you do with the things left behind? Do you donate?
Yes, we do donate some stuff.
Do you do any 1:1 coaching/mentoring for newbies?
Yes! Thanks for your interest. I actually just launched my coaching program, Transform Flipper Academy, to teach you to flip houses the right way. If you're still interested, apply here: transformflipperacademy.com
I missed what the reno cost was
Where is the laundry room?
So u sold the house for $1.16 mil?
You sold it for what! $1.19m? Oh my! That would cost less than $200 thousand in GA. No decent size bedrooms, shower or kitchen. This is ridiculous. You did a great job with reno though
We are in a bubble. Wake up. Market is cooling. Wondering why the house wasn't selling
Nice video but vacci-nation has increased number of sick people. It didn't slow down the pan-demic
