Hi Micheal, Great video. Sorry about not getting those lots, its got to be frustrating. When you said semi custom home that is very very true. We about two years away from moving down there but like to plan ahead. Been working with a sales agent and a few things we currently have like sounds throughout the house with speakers in ceilings and surround sound in our living rooms. Was told I couldn't do that during the build it would have to be done after which will raise the price. Wanted a credit on appliances to get the same appliances we have now, which i know we can get them cheaper dealing with our appliances store we have purchased from for years. The Villages agent wouldn't allow that. There was a couple other things but you get the point. I understand they want to do the house the same to get the built faster but it's your home, your paying for it and there are things people want to customize their home. That is frustrating to me. Hope you get your next lot picks. Keep up the great videos.

Oh, wow. I can't believe that you have already been in TV for almost a whole year! Hunker down, stay safe and try to enjoy a windy stormy day in the coziness of your home. Afterwards, be sure to check to see if there are any loose pieces of siding or shingles. If there are you can get them fixed through your warranty.
You are correct, the current patio villas in Wellpont are future lifestyle visit homes. My Villages sales agent knows I’m looking for a patio villa in WellPoint and currently there are none for sale. Hopefully the storm isn’t too severe in your area.
To bad that you didn't get either of those lots. We would have been neighbors. I saw the back of our house during your video. We are building in the cottage neighborhood directly behind the Shadybrook recreation center. Hopefully you will get something in Waters Edge, it is such a great location so near Eastport and Middleton.
@@MichaelTiffanyTVE I have been driving down there in the mornings for my daily 5k walk and there are many more beautiful lot sites that will be coming available overlooking the ponds, though many of them are nearly under the power lines that run across Waters Edge. If you get a chance sometime you and Tiffany should take a walk both north and south on the walking trails that cross Barr Blvd at the Waters Edge rec center that should be opening soon. I hope to run into you both sometime soon.

One point we noticed…we would not buy at a dead end street..we thought it would be a good idea but noticed one of the homes will park in that area so if it backs up to your home you could have a vehicle there

I'd feel nervous about buying a lot requiring flood insurance. I dont understand how rezoning or remapping makes the flood risk go away. It just makes the insurance not required. My ft Lauderdale home required it for 10 years at $7,000 a year and then magically, the rezoned it and it wasn't required so it dropped to $700. Nothing else changed.
TV raises the level of the lots when it develops the area to get it high enuf to no longer b in a flood zone. It just takes awhile for the Feds to update the area and their maps to show the lot is no longer in a flood zone that needs flood insurance. They do elevation surveys to know how high to build up the land/lots. Bob S.
Thanks for another great video! We are down again for an extended stay to make some decisions on a permanent move. Weighing all the options . I really like the way you & Tiffany planned your 1st move here and continue to plan your long term move.
You do have a certain amount of time to meet with the design team to start the build. Meeting with the design team was within 30 days of purchasing the lot but more recently that time frame changed to up to 75 days.
I would much rather have a golf view lot than a water view lot. Right now in TV we have an inside of our courtyard wall view lot, and I'm good with that. Up north, we have a corner, preserve view lot. I'm over that too.

Thanks! Yes. We don’t have one on our mailbox but the mailbox directly below ours has a very noticeable sticker on theirs. We just look for their sticker and know ours is directly above it.
What a crazy premium you have to pay there to just be on an oversized pond. Golf course premiums are even worse. Add in the bond, very high HOI premiums, tax rates that are relatively high and expensive car insurance and building costs per sf, and this place is nice but it is very expensive for living on top of each other. Eastern/coastal NC and SC look like dream locales vs the expense of this area. Bob S.

Just recently so many folks have been dropped from insurance companies refusing to offer insurance in our area anymore. Winning one of the premium lots (water/golf) is only a portion of what TV has to offer....it's really about the lifestyle. I'm still waiting to win after about 12 losses. It's frustrating for sure but I'm not throwing in the towel yet. 😃

WIL is very overpriced. Owned a condo at OIB for 8 years & never any Hurricane issues. Nice that the area is tucked under the bottom side of the state vs WIL & Outer Banks that stick out. My Dad lives in Port Orange (we lived in Melbourne when I was in college at Wake Forest) & says the FL summers have gotten brutally hot. Not an easy decision, but can always try an area for a few years & move on if decide u don’t like. Bob S.
Dislike the houses that have side fences that connect🫣🫣🫣 we’re moving as soon as my husbands remote opportunity gets approved. Still will have a house to sell though🤔🤔

I wouldn't say the lots are "zero", they just have no lot premium. The villages is NOT giving away lots. Lol
Good point! Some lots are $0 extra for the lot premium but you have to sign a contract and put down a $10,000 deposit.
Oh just heard that district 14 and 15 got a new trash guy(jacobs ) and it’s raising our bill a little bit
We heard the same thing. Hopefully the service level will be the same or better (especially for a higher cost).
