Thank you for being ethical souls, for being kind human beings and making the process so less stressful than some home build stories I had heard. Particularly grateful because of the number of stressor I went through that got me to reason to build a home in the first place.
A big thanks to Jaime for a multitude of reasons. And in particular for being kind, gentle and responsive with getting sub quotes when I had a meltdown about getting some kind of idea about the cost side of my job. I am sorry he had to be witness to my Tamoxifen induced roller coaster emotions.
Thank you for getting ‘er done so I was able to get moved in by the absolute deadline I had half jokingly stipulated in response to the contract stating a possible anticipated finish date of mid February. The extra six weeks gave me the ability to breath and not go all crazy client on you 😂

@@thebl4ckd0g - it is a very cool home thanks to collaborations with my architect and those with PBB and crew and their partners - grateful they listened to me and also came up with some amazing upgrades. I am working on making things comfy and cozy and that is going to be awhile. Having to get really creative since even though I was successful saving money on various things the build took all my all I had set aside and also my furniture and decor budget - foundation, floor and roof trusses. I have an amazingly beautiful home so I feel very fortunate.

I would also like to mention, im not a builder, i’ve worked for builders and i do alot of my own work on my own house. Your channel is an incredible resource of knowledge, a common sense way of doing things, and your collective experience is worth its weight in gold to people like me.

I retired 15 years ago , from 40 years in building construction . Costs were half of what you were saying now , no wonder housing prices are now rediculous .

Same. I remember it costing $115 sq ft on the lower end. This is in Illinois. I built some of my own homes for myself for $85 sq. ft. Man times have changed. Buying 2x4x8 for $1.05 each. When I go to my lumber yard I shake my head everytime. These brothers were definitely taught the right way by their father. I grew up the same way. My Dad taght me everything. Trying to do RUclips is hard enough. But I am figuring it out.
The costs shock me as I'm estimating as much as they shock the client when I deliver an estimate to them. We're bare minimum $415 a sq/ft for a new build. These are coastal luxury homes though, but honestly, I don't feel like it's expensive enough for the headache that it is and the long list of people waiting for work to be done.
Inflation doubles prices every decade.
All one can say is that you guys have really got your act together. The evident spirit of camaraderie that extends throughout the team is something that every business should aspire to emulate.

I have to say, having a parent or relative do something you’re interested in and can mentor you in is such a blessing. I didn’t grow up with such a blessing! Mom was a stay at home mom and dad was a severely underpaid auto body repair technician. Really have little idea what my aunts and uncles did for jobs. And high school did very little to offer anything that would be of any good outside of high school. Very little to steer individual talents in any direction back in the late 90’s. So crazy how different school was for my nephews in another state. All kinds of unique classes and activities. Anyway, looks like a fun trip! Love how well you all get along, help each other out, and bring such varied personalities to the crew. Keeps things very interesting!

Building custom homes is an expensive undertaking and potential clients need to know as much as possible about the custom home building process. Jay, I worked on the longest power span in Canada. It stretched from the top of a mountain in BC to a valley in Alberta. You needed binoculars to see the Iron grid poles at the top. Those ones in your show looked like old telegraph, telephone lines.
I built a house on a cost-plus basis; while I "trusted" the general contractor that the costs he provided were actual amounts, I didn't trust him to keep the sub-contractors and suppliers honest. There is no motivation for the the GC to keep costs down and inline--other than professionalism and reputation--which a consumer can't count on. I paid for excess materials that "walked off" the job site.
I'd trust the Perkins crew to build me a house on cost plus, but pretty much nobody else.

About those dentist tools, I use arterial clamps to grab stuff in weird places as those clamps come in very crazy shapes and forms. Ever dropped that tiny screw in between something you can't reach? Yeah, get arterial clamps haha

I'm curious of how you split the youtube revenue between you and Jamie? Do you just pool it all and take a salary? Do you (Erik) take more cause you edit and film most of it?

So with cost-plus, you still have to give an estimate which in the end is kind of like a quote in the clients eyes. I have trouble explaining to clients that I estimate things quite high but I aim to come in well below it.
Yes, I usually give them allowances for all the things you see when the house is finished ie: flooring, doors, cabinets, appliances, fixtures, etc.
With historical data you can get pretty close to range of pricing. This type of build with semi-custom finishes will be 350-450k.
It takes a lot of rapport with the client to make cost plus work but with good communication and expectations it’s really the best way to go if you’re a contractor.
I do this as well, more often than not the estimates take too long to complete and end up acting like a fixed cost bid in the eyes of the customer. Have any tips on how to communicate that the estimate is just that, an estimate, not a fixed cost?

I’ve been working for 15 years as a roofer under my grandfather/dad and want to start my own business. I’ve just been torn between learning to build, or just going straight for roofing. Your options are basically a cheap contractor who's going to do a poor job, illegal immigrants where you never know what you're going to get; primarily due to the language barrier, but they are unfairly less expensive because they don't necessarily follow the same rules, or you can pay through the nose for a skilled established contractor. It is nuts.

So much to see just outside of Vegas! One of my favorite trips was putting in at hoover dam and kayaking down black canyon. Hiking to petroglyphs and hot springs, through slot canyons using ropes in a lot of steep places! Even saw mountain goats. Glad you got to experience some of it.

Builder I hired did a cost plus but the plus was a fixed fee. That way there is no incentive to find more expensive subs and materials. Turned out to be about 19% fee so very similar to your contract setup. Might make the trust part easier.

See that would depend on what I was billing for. Some contractors management is covered entirely by the PLUS and some contractors bill for their management.

I've been watching y'all for awhile now and feel addicted. Your last project was amazing as not so cookie cutter as the duplex. I like a good challenge and have always been this way so the last project was awesome to watch. I enjoy the personalities of the crew that work well with each other. I agree with your comments about working in the construction field not only to learn how the work is done but to see if it really something you want to do. I was sure I wanted to work in construction and someday own my own business. When I graduated high school I worked for a roofer and for a company that did cement work. It didn't take me two long before I went back to school to get a degree. It really was not what I expected. I enjoy the videos keep up the good work.

Cool hike! I wonder where it is. There's a hike up a canyon off the Colorado River... you have to canoe to it from Boulder Dam, where you walk up a hot creek using ropes and arrows, to an area of hot tubs and a huge warm pool is damned in the creek. It is AWESOME. Go there from late October to maybe late March.
So it looks like you're hiking down to the place I hiked up to from the river. Did you guys not pass some hot tubs? Yep. Been there. And it is Awwwwwsommmmme!
