      I'd make sure no one could see in the living room and then I'd turn the furniture to face the view. Possibly remove a bedroom to create a larger 2nd bedroom and more storage in the gankon(sp?), and try to enlarge that guest loo a smidge so they could pee without bumping their shoulders on the walls.

      I’d go for the luxury five star hotel feel (lush and comfy bed in the master bedroom, a relaxing sofa where you can fall asleep on when you watch Netflix and a table where you can have star dinners and long conversations with your friends). And I’d spend serious amounts of money on the right lighting with warm tones and a decent soundsystem/TV/homecinema.

      It sure is beautiful but for someone that will live alone it might just be a little too big and I know, the bigger the better, but the bigger it is the more expensive it'll be so I'd go for something that looks good but is pretty medium sized even though I'd love a big apartment at the same time

      You should see the apartment he showed in Sharlas channel, it was really big and beautiful, but it was 13,000 dollars a month in rent

      Can’t remember if they had a gym when I viewed the building. They had a party room and guest room. Pool and laundry rooms are not common in Japanese apartment complexes. Concierge is during business hours, I think.

    1:45 this is really funny because their staging amounted to a plant and pillow. A lot house tours are staged pretty nicely so it’s funny an expensive apartment doesn’t have much.

    I didn't spot anywhere it hook up a washing machine without cluttering up the aesthetics (unless it's integrated under a kitchen counter, perhaps). Presumably if you're plonking down $3M for a flat you're likely getting laundry service done elsewhere in the building?

      The laundry machine goes in the bathroom, like most Japanese homes. They are almost never included, so you'd have to buy your own separately

      @@TokyoPortfolio Similar to much of continental Europe (in Britain the washing machine hookup is generally in the kitchen, either in a gap in the cabinetry or behind a door like many dishwashers).

      @@countertony If you look at the floorplan at any point (for example 4:27) ,you'll see the dedicated nook for the washing machine in the bathroom.

    This is a really nice apartment, and well if I had 3 million dollars and was looking to get an apartment with a nice view In Tokyo id consider it but my biggest problem is the 1.5 bathrooms, since if you have someone else living with you like kids or guests staying over they would have to shower in your bathroom which, at least I, don't find acceptable for that kind of price. Now if you plan on living by yourself or with your SO, not having any kids or guest staying over Its pretty cool option.

    Alex, in a place like this, we need to know about parking and valet? is there a 24/7 doorman/security, and what about your refuse/recycling- or is that for the help-staff to know about and the homeowner is worry free?

      Good point, but these buildings don't usually allow you to film in the common areas. Amenities in most Japanese buildings are pretty sparse, but for this building, it has 24-hour security, a concierge, and a rentable guest room. For garbage and recycling, it has garbage collection rooms on each floor, but having people there to help with it isn't really a thing in Japan.

    So, two questions:
    What is that trapdoor thing on the second balcony? Is it for garbage disposal?
    And how to you fill the bathtub? Is doesn't seem to have a tap and I don't suppose that you only have the showerhead to fill the bathtub.

      The trap door is for the fire escape, and the baths are filled up from the bottom, using the water heating panel I mentioned

    3.000.000 for 132m^2 with a shower/bath room that really rings true to the rather derogative German word “Nasszelle” or “Wet Cell”.
    Y’all, I just can’t with japanese bathrooms!
    And how does the place not get moldy after a while if the entire room gets wet and steamy with no window to let the humidity and evaporation dissipate?

    3:36 after having a large walk in closet myself, I find that they're absolutely useless unless it's a full room that would equal a normal bedroom.
    That walking space would be better put to use as just extra space for the room.

    Any building amenities, i.e., gym, doorman, parking, seismic design, how far from the closest train station? What train line?

      For amenities, there's only a concierge, lobby lounge/upper floor lounge, and parking deck. It is bult with seismic dampers. The closest station is Toranomon Hills or Kamiyacho station on the Hibiya Line, and it is about 5 minutes to either

    Living room view is the best part.3million is rather rich though.Give me the robot hotel for tokyo jaunts and a ground floor home outside the city within a 2-3 hr trip and id be happy.

    I want to see a two level Duplex apartment with stairs, not one on the ground but a duplex higher up in a building like you sometimes get in NYC. There's something so great about them.

      I think there are some duplex apartments in Toyosu right at the top of some of the big condos there - I believe around the 250 million yen mark. Bit cheaper than the apartment in this video, around the same size but also not as good location.

    SOME OF THE LUXURY APARTMENTS IN TOKYO/ JAPAN, THE INTERIOR FITTINGS ARE VERY AVERAGE BUT PRACTICAL....THE MATERIALS INSTALLED LOOKS STANDARDISED AND SIMPLE.

    In the US, we would call this property a one bedroom with den and utility room with a view. When compared to comparable apartments in San Francisco or NYC, seems overpriced no? Also what are amenities and monthly fees?

    Honestly one of the most overpriced cities in the world for space, for 3mil my 8 year old daughter’s bedroom is way bigger than the master in this. Surely this is just because it’s in Tokyo? I mean in London for the same amount of money you’d deffo get a bigger apartment easily

    Can't even imagine living so high off the ground. Since 9/11 I refuse to live anywhere near those death traps. In Oz you can buy Ocean front for $1M on 500 sqM site and 300 sqM house. Nothing beats miles of open beach.

    Lovely living room/kitchen area. Bedrooms are still too small imho, not a fan of the layout they have going on. At the very least, combine the two smaller bedrooms into a more sizable room. Also, where do guests shower? In your master bath? Call me stingy, but sharing a bath for a $3mil apartment doesn't sound right lol. But a nice property nonetheless.

    It's a nice place, but really you're just paying for the location and view. I think there's more value in some of the other places you've shown. Hell, for that price I'd buy me a decent house Tokyo instead.

    No full second bathroom makes the 2nd and 3rd bedrooms totally pointless. What am I supposed to do? Let guests trek through my master bedroom to shower in my personal bathroom? Ridiculous. For $3m they could have at least worked a shower stall into the second bathroom.

    Is it just me or does all Japanese apartments etc look like the wests did in the 90’s? (Not the technology or anything just the look)

    Main thing I can't stand about Japanese apartments is the low ceilings and their Ikea-looking cabinets. Even for $3 million you can't get a 3m ceiling or custom fabricated cabinets. The low ceilings make their already small size feel even more cramped, and I'm not even that tall (178 cm) and the cabinets - all the fixtures in general - scream "cheap". That's a major deal breaker for me at that price point.

    I think this is the first apartment where I am not mad with it (maybe the marble floor in the livingroom but eh). The structure is reasonable (unlike some outrageous others you have shown) and it has everything this time! The price is astronomical but at least it makes more sense than the others

    Foreigners buy but who can they resell to? Local or foreigners? Is there rental demand for this 3 mil Pty? What’s the rental like? Think 3 mil can buy a tiny landed house 50mins away from city ..might be more worth

      Both locals and foreigners would buy this, and the current owner is a Japanese corporation. If you were to rent it out, it would be about ¥1m per month.

    Ordinarily, at this price point, as a consumer, I'd want entertaining capability, but for this location in Tokyo, I bet you'd have to pay $5 - 6 million for genuine entertainment capability.
