    He should have said that they (he and his wife) bought the house all by themselves. Rather he chose to say that he bought it all by himself. It would have made his wife so embarassing. Such mindset needs to be done away.

    A class builder
    RERA approved (regulation which gives protection to home buyers)
    Do home inspections done with professionals
    If any structural defect comes up , you could take support of RERA (period of 5 years from date of possession)
    Discuss with other family members if Vastu etc is their concern.
    There is nothing like a ready to move in house (you'll always need some fixes)
    Interior cost may go high, so consider it while selecting a house per your budget.
    must get
    Sale agreement
    Sale deed (property X is being transferred to you), Sale deed must be registered at the registrar office.
    Title deed of property
    occupancy certificate
    completion certificate
    property type:
    Khata A (means all property taxes are made, good to go with deal)
    Khata B (some element of illegality may be present, pending payment)

    Electronic City doesn't suits for my living because of below reasons....
    1) No Cauvery Water or Pipeline
    2) No famous temples near by
    3) No near by Malls or other entertainment over weekends 😢
    4) Railway station and Bus stations are far away - when ever you want to go to your home town...
    5) No greenary and Public parks 😢
    I would suggest South Bangalore to everyone who wants to settle Permanently in Bangalore for a Quality and peaceful life

      In spite of collecting property taxes, the local government provides no facilities. Roads are narrow, zero footpaths, no public transport, etc etc etc. This is the reality of life on the outskirts of Bangalore. You know what happens when a corrupt and incompetent government official is discovered by the rich and powerful? They transfer them to the outskirts. This is why sadhashivnagar will have all great facilities (politicians live there) and the taxpayers live in the outskirts with near zero facilities.

    Try to buy ready to move in properties even if thats little bit costly...
    I remember I wanted to book flat with GM Infinite EC....luckily i booked somewhere else and i see today that their completion got delayed for so many years. GM Infinite had fooled so many customers. God knows whats their situation now😮

    First is Tier A Builder doesn't guarantee that the property documentation is clean also some Tier B and C also do good job. Second There is now E Khata.

      not sure about global but India, as the document checklists are different, verification method are different, no RERA concept outside, he missed out few practical issue, OC are almost impossible to get here without huge bribe unless you are class-A builder, 90% of houses in Bangalore don't have OC

    This looks like Sobha Silicon Oasis where many resale flats are available, what i normally hear from reviews is a bad stench from nearby lake and hosa road is quite traffic bottleneck :( bu the project is quite good in itself.

    You have filled the house with flammable materials.... first please get some smoke alarms.. fire blankets... fire extinguishers.... and make sure the entrance is not blocked with bulk furniture... because that is where people cannot get out of the house in emergency situations... and they come to balcony and scream for help... no one can help if your house is burning and you are on the top most floors.... get yourself and your mind trained... that incase of any smoke you should get out of the flat .... the first 2 minutes are very critical.....

    Average price says 6250 per sqft in HSR layout, that is too low, it is tough to get even from C category builder for that price

    Friends my experience telling don’t buy at Banglore almost city ran out of water. Instead of invest in Bangalore better choose your home town.
    Also companies should provide wfh to possible teams. Now Bangalore next Hyderabad I’m sure

    I went to buy a flat near Sarjapur. They said 5th floor flat is cheaper because it is illegal construction. But 4 flr and below are just legal. Can I consider such property ?

    Problem with ready-to-move in flats is availability. I have been loking for one since a few months and most builders I visit have hardly few units left which are like West facing door or no sunlight etc which understandably nobody booked.

    Many builders state safety policy and doesn’t allow us to see the actual flats before booking . They promise that the model flat will be same to same as the actual flat . We would get a better picture if we atleast get a chance to see the actual flat before booking .

      This is the issue with A grade builder. Even after paying 90% of cost, you are not allowed to visit the flat.
      I bought from a mid teir builder , but was allowed to check freely, every stage.

    Even A class builders are at fault, its not like you bought from A class builder and have to worry about nothing. Example Mantri! Like before buying a car, you invest time understanding features etc.. invest similar time in understanding the approvals etc.. don't go blindly on what lawyers say, because lawyers do not care or give no guarantee if in future the property gets into litigations etc...

    In Bangalore- kadugodi area, a small builder has contructed apartment of G+4 floors, whereas bbmp has given permission for only G+3. Is it ok to buy flat in the top floor ?? Will there be any issues that might come up in future ??

      It used to be good, companies are moving out of EC, shifting to Sarjapur road and airport road. Soon EC will become ghost city.

    Just curious...Though I stay in lease and I have a rental agreement also ...however the electricity to the current room does NOT come directly from Bescom in the name of actual owner...there is a concept of common box here and electricity is generated as per consumption delta per month..I stayed earlier in other properties where electricity came in name of the actual owner and we paid the electricity using the account id in Bescom site directly...but this is not the case here where I stay now . There is no water bill too generated in the name of owner....Could you guide me if this is a valid practice and if ok to stay in place where Electricity and Water bill does not come in the name of the owner ?

    Home buying should be more emotional and instinct based rather than more rational, that too in a poorly constructed ring city like Bengaluru. The fact is exterior of Bengaluru is alive, we know the core of the city is already dead beat. I dont think you are problem free - no matter any house you buy.     how is this your "home" . You are paying 1.2 Cr and u r getting a 3 BHK which u can't pass it on to your next generation.
    You don't have ur terrace , your parking , your privacy ..nothing . Its like living on a rent for next 30-40 years by paying all rent up front 🤣🤣. Na chat tumhari , na zameen tumhari (bs 1 Cr dekar hawa me latak rhe h ) ...basically u r putting up your 1.2 Cr in drain. Instead buy a land of say 60-70 lakhs in a tier 2 city . (this will appreciate by atleast 3x in 15 years) stay in these high rise apartments in Delhi , Banglore on rent (decorate it however u want) . You have all the luxury to shift to a newly created apartment evry 5- 6 years Always staying in new buildings. If u r paying 1.2 Cr why not purchase a land by yourself and construct an actual "Home"

    As a finance professional, I also follow & love this Golden Suggestion!
    Even if you can afford the price, still go for Bank loan as in this way you are outsourcing your due diligence task.
