this has motivated me. Me and wife both earning around 150k each still haven't bought anything and renting at 730 in Melbourne suburbs. Spending money on fancy cars and eating out.. exactly what the other guy said haha
Propeorties at too many loctions can lead to mess around as needed to get data of varios locations and it can not be maintained as usual. Rather to be in one region most of the property lik 85% properties is better. This looks messed up to manange.
@@AusPropertyMasteryWithPK Reits can be managed anywhere in the world, combined with a good dividend stock portfolio. Taking income and building a business to source into Reits and stock market is far better and less active/stressful. A $4 million REIT and stock portfolio could give you around $200k plus a year and also around 8-12% growth on portfolio a year. Totally liquid.
@@AusPropertyMasteryWithPK residential real estate is ok to have a few, to balance stock portfolio but too much butt work. There will eventually be a Bad Tenant, legal issues, flights over damage, one of huge expenses, void periods etc. Too much stress. Stock and REIT portfolio can be managed globally and can chill on a beach in Thailand. Try trying to sell a piece of real estate quickly when you need that for some life event or whatever. Few properties are fine but wiser to learn about growth stocks, index funds, mutual funds, Reits etc

Hey PK, what was the reason for using Trusts for your original purchases and then switching back to personal names ?
It’s quite complex .. initially to distribute income.. later due to LMI savings and land tax etc

I haven’t really had any issues.. being strict with choosing tenants and buying in non -low socio demographics locations is important

It’s takes me about 3 hours a month to manage my 11 properties 👍🏼
Too much hassle. Just invest in REITS
Commercial property is dropping.. and reits give max 50% leverage
