The first apartment is well priced and perfect for one person (except for the lack of a dishwasher). Replacing the shower door with a slider would be a smart change.
The one bedroom is nice, although it still doesn't have a dishwasher. Keeping it as a one bedroom gives you privacy if you entertain or have people over, but putting it back as a studio would make it more spacious. At $500 more a month though, the first apartment is a better deal.

Hi Cash. The Parnell pub is named after Charles Stewart Parnell who was a major figure in the struggle for Ireland to become free of being ruled by England during the 19th century. He was a parliamentarian involved in the 'Home Rule' movement. He married Katherine O'Shea - more commonly known as Kitty O'Shea and you might have seen some Irish pubs named after her also. Parnell's family home is called Avondale House and is a big tourist destination in Ireland. It's in County Wicklow. Parnell was one of the most influential figures in Irish history. Love your videos. That $1900 studio isn't bad (nor, badly priced at all) given that location. That's a steal! It's even perfect as a corporate apartment (if they exist anymore) for the late night executive. The $2400 apartment? No, thank you. My days of sleeping in a twin bed have long passed. With the size of that "bedroom" even a full-size bed would still cause claustrophobia.

Didn't like either of these apartments. One thing that pops out after watching many Cash vids is how the subway system enables rental value. If your perception of value isn't solely dependent on location and it allows half-hour commutes then equivalent money gets you twice the apartment in Brooklyn, Queens, and perhaps uptown, too. The best example I've seen here was the like-new Brooklyn 3-bed / 3-bath, where 3 roommates, each with their own bath, would pay $1,100 each, an absolutely killer deal.
    1) Further exploration of the subway system itself and its localized economic impacts.
    2) Interviewing roommates in their apartments to see how successful NYC roommate situations work.
    3) Exploring the immigration and cultural histories/stories of Cash's staff (eg which Guyana is Elvis from?) seems like a slamdunk in the world's most diverse city.

When the Second Avenue Subway opened in 2017, from 72nd Street to 96th Street, rents started climbing for both apartments and commercial space in those neighborhoods. If you work in Manhattan you can save lots of money living in another boro, but at what cost? The time you spend commuting on a train, subway, bus, cab, or car is time you can never recover. I worked a job with a 12 hour shift and a 1 hour commute each way. Sleeping 8 hours left me with 2 hours per day for myself. I quit after a year and took a job for way less money but a 10 minute commute.

For those who love seeing Violet 💜…. this is the right video. For those who think Cash is annoying, the beginning clip with Violet hitting Dad on the head with a plastic clothes hanger should be worth your while… 😂😂😂 (NOOOOOO WIRE HANGEEEEERS!!!!)
Ummmm, as much as I like the bathroom style of the first apartment, not liking that the GLASS door opens up to the bathroom sink. I probably would ask the landlord to either flip the opening to the other side so it doesn’t hit anything when you open it… or change it to a hinge style or sliding door. 😬😬😬
I actually would rather get the studio though… if they throw in a newish AC. Having an AC is a requirement for me for NYC, given the insane crazy hot summer.

I just saw a studio online in Massachusetts that was $1575 untilies included. It's not in a big city. It's in a place that has bus service and only one train stop. The other one that I saw was the same price as this NYC one and not in Boston, but a smaller nearby city called Quincy that also has buses and the subway. It has 3 train stops. So...the studio sounds like one of the best deals Cash has had. Usually the NYC prices are much hirer than he Massachusetts prices. With the studio, you could use a room dividing screen to hide the bed behind it. You could also buy one of the newer daybeds that looks more like an actual couch. Just a thought.

That studio could be pretty cool with a nice Murphy bed in it. That was you could have a nice table for dining, an office set-up, and the sofa/bed end of the room across from the TV. The only problem is the lack of storage, but a big long dresser under the TV would help. Gotta get a new A/C, though. Can’t do summer without a good, functional A/C.

Totally love the east side vibe. Decent studio in that post war elevator building. Not bad for 1900. That vent is an exhaust fan. 1950s buildings had them in studio apartments. Usually there was a pull chain attached. I had one in my first apartment and it worked! Some may have had a switch. Second unit was also a studio but the landlord did a chop job. Not a fan of walkups.

Rents have to be coming down, Cash... you guys are in the middle of a big Delta surge, and it doesn't seem that people are pouring back into the city yet. Although, for landlords, hope springs eternal. On another note- that vent is a low tech way to clear cooking exhaust from back in the day. Hot air/fumes rise and the pipe probably vents out a few stories up. Same principle that used to promote breezes in our deep Southern homes before the advent of air conditioning. Homes had high ceilings and some had a central cupola or dome to draw the warm air in and create a vacuum in the lower part of the home that allowed a continuous breeze to pass through. The effect was particularly enhanced if the home had large windows and surrounding porches which pulled shaded air into the house.
