      sorry John my comment was towards Christina, I wanted to join those FB groups to learn from the people that live there. I explained to them I looking to maybe get on the list at the end of the year. So i asked her group could I join because I will be moving there and I was turned down twice. I just want to be on the group to hear all the good things about HH and some of the bad things. Christina should let people in the group to learn about it from the people that live there

      I have been following a moving to FL thread and many say Daytona Beach crime is way up there. Maybe Latitude isn’t a good idea given the area crime.

    Ha! My electric bill for June: $240. We’re in NW Ohio and that is mostly for a/c running 24/7 for many days!

    Love the Latitudes info. Would have been interesting to see a August utility bill vs March. Also share similar averages for Villas, Beach and Island homes. Also what is average wait time for all three types once you put your name on the list. Always watch your vids.

    Very informative video! Hi John, we are visiting the Daytona location in February. I will be in Florida for six weeks. Husband will join me the last week (hopefully). My questions are If I get on the waist list now, about how long is the wait to start building? AND Do I have to have my down payment up front when I get on the list, or just when we close? We have a home in Arizona that we will be keeping and renting out when we move there, so I believe we are required to put 20% down right? thank you!

    why can't i find the price of lot premiums anywhere. is there an average % of base cost that most people pay?

      The lot prices aren’t published. Even Real Estate agents don’t have access to the cost. We know the range is anywhere from 30k for a cottage lot to 100k+ for a premium single family home lot.

    Nice video with great information. Question on the options and upgrades. If you have those done during the build rather than after via aftermarket options then do those cost add to the price of the house for tax purposes? If so then those upgrades will cost you with additional tax cost. Some upgrades I'm sure would ultimately be cheaper during the build than after the fact. Can you list some upgrades that in the long run would be better done during the build rather than afterwards? I'm thinking the design list could be better served after build where the construction options work best cost wise during the building process.

      Keith - you are correct, anything you add to the home by the builder is part of the total cost and figured into your property tax bill. In Hardeeville, as a permanent SC resident, your tax liability is about 1% of the total cost of the home. Anything having to do with the build, 8 ft doors, in floor electric outlets, canned lights, solar tubes (in the cottages), garage sink, zero entry showers, electric boxes for ceiling fixtures, etc. are easier to do during the build process.
      You can go with base cabinets, flooring, counter tops and upgrade later if you choose, or add visual design elements like beams and shiplap.

      @@Pghyinzer it’s like a skylight but instead of being a window in the roof, it’s a tube that goes from the roof, through the attic, and into the ceiling. It looks more like a flush light fixture on the inside. It’s a great upgrade for the flex rooms in the cottages since they don’t have windows.

      Interesting idea with the Solar Tubes. Being so eco conscious I was hoping they were some sort of renewable energy item. BTW can solar panels be added to any of the home options? I'm specifically interested in the Cottages.
