      Soaring rents are a function of section 8. without it, your rent would go down by at least half.

      I have to disagree with you. The owner is the one who raises the rent. Section 8 makes adjustments according to the rental value and occupant's income. Their hands are tied. 🤔

    There should be a time limit on the amount of time you can be on section 8. These people stay on it for for many years, sometimes a lifetime. Only the handicapped and elderly should be allowed permanent section 8 status.

      I totally agree with you this should be a limit 1 year at the most if you have not got on your feet and save money by then something is wrong that is why the waiting listis so long and outliving people people who get section 8 tend to stay on it for years decades and u said it right it's usually a single black women with children no father in the house same should go with food stamps

      So true so true and plus I think they need a separate portal for people that are elderly and disabled and handicapped to actually still apply so they don’t get lost in the general population of applications so they always get priority so if I said, like I said, that list should only be closed For general population for the general public, not for people that actually truly need the help because those are the basically vulnerable the general public can always try to find jobs to help them pay their rent, but the elderly and a handicap and disabled I can’t always find a job that will take into consideration during handicap so it’s going to be difficult if not, not impossible for them to find work

      No but I was a single mum, but I never used it as an excuse, the first thing they say is i'm a single mum as if that dissolves them from responsibility. That is what annoys me, not the fact they are single mums.

      @jfsfrnd There is a HUGE difference between a payment, like Section 8, and a loan. Payments go out of tne state's coffers with never a return on "investment"; loans go out and the money is returned, with interest. I know a life of poverty is hard, it's obviously hard. But it results, in some part, from choices made, from "oh, no, we're out of rubbers...just one time won't hurt" to "doing well in school is going along with racists, I don't care about school" to "if I move out of my parents' house now, I don't have to follow their rules any more" and on to infinity. If the safety net is there, some people are going to count on it and use it, and never bother to think about where the money comes from. It's time for it to stop.

      Like the one I worked with she only worked 8 days a month two days a week and if you asked her to do overtime she would complain that she did not want to go over her limit to interfere with her Section 8 and had the nerve to turn around one day and said can I borrow $10 and I'll pay you back I told her I didn't have it you're going to have to put in the time for it's not my job to feed you I work 40 hours plus and she's been on it over 30 years and brags about it they need to start going over their paperwork and see who's been using the system for years and years and years.

      Thats easy to say when rent is affordable for u and u have a roof over your head. There is no such thing as a limit. If the price of the rent markets continue to rise. If your in school and working ....a time limit doesn't help

      Elephant In The Room If the mortgage payment, taxes and insurance are high, then the rent will be high too. Then you have to factor in wear and tear and other damage. You are not going to become a landlord if you cannot make a profit. It is a business just like any other.

      It is actually complicated. People on welfare can not make more than the poverty guideline amount indicates. If they do they are removed from assistance. You have to make pretty much nothing or have lots of dependants. I saw a chart some years back saying one person could only make 17000 or less to be considered poor. It's crazy but in all reality even if a lot of people worked they'd still be considered poor due to wages and cost of living.

      It’s a program for low income families.

    10 yrs in section 8??!! Thats just ridiculous!! No! I dont feel sorry for you. There should be a time limit on section 8 recipients (say like 1 yr to help you out) same thing with food stamps. Unless you are an elder or wounded vetetan of course.

      They rent frozen thier Jewish associates so it’s a kickback to them most black folks do not know people in places that could help us.. thier are so many programs to go to school for low cost to retrain and got my RN and I am black but many folks do not know but I encountered many white folks that did and they keep that info among themselves .. they get on the govt system to elevate in NYC then they turn around and act like they self made

      Single mom of 2. Working. Paying normal bills rent, electric and phone...no assistance. No section 8. Father of children(same dad) deceased, so no child support. Many times I go hungry. Would be nice to get some help. But no in my town you must quit working to get the free ride. That's what's wrong with public assistance its not for the needy.... its for the lazy!!!!

    Rents should be regulated so that landlords can't go berserk on what they charge. Also, I am on subsidized housing myself. I look perfectly fine, but I have a chronic, invisible pain condition, fibromyalgia. I was almost killed in a car accident which is how this got started.
    Those of you judging, without knowing the entire story, best hope your life doesn't drastically change one day.

    10 years! How can the waiting list ever move if people don't try to get on their feet. can adult children work? Many of us struggle to pay our rent each month without subsides. Subsides are fine when needed for a set time. People get so they don't want to earn money so that they can keep their benefits! Not fair!

      hmm I'm 62 yrs old my income will not go up and I'm pretty sure I'm not going to get better . I live on Social Security, not much left after rent, food, electric medical. So sounds like you want to put me on the street to make way for a younger women with more kids then she can take care if Yes again I don't think my life will get much better

    I was on Section 8 for two years and was disgusted by how they did things so I got off of it. Section 8 is a joke and I’d rather pay full market rent than go through Section 8 ever again. Much happier and will be done with school in 2020 #Future RN

      Yup I agree with you. I know people like mon and aunts that have section 8 and they have been on it forever. And I asked my mom how come she never once tried to at least find a condo own while she was on section 8. She told me she got comfortable with the assistance and cheap rent. And yes I have to the office before they are very rude I don't know how my mom can deal with so many different leasing officers.

      I use to be on section 8 and finished with school. Good job but pay $2350 rent a month for 1bed 1 bath apartment in downtown Miami. Good area.

    I'm a single mom of 3 we are so blessed to have gotten on section 8 last year. This saved me and my children from there abusive father. We are thriving in safe and happy home together. I'm going to school and plan to own my own home someday so my kids will always have that stability I never had!!!

The Russians I work with have told me they received free education, free training programs and subsidized housing and food stamps when they came here. The running joke was they'd appear at the welfare office and use food stamps while wearing their fur coats and designer shoes.

      I am elderly and disabled, I have been on the waiting list for 10 years. I am not expected to live more than 12 months.
      We need national housing for the poor.

Or someone who wanted a companion and would let me live with them and I would pay my expenses. I am so sad. It is cruel how badly people treat people like me. I try so hard to be nice to everyone.     Section 8 is the REASON why rents are outrageous. When the government will pay no matter what, it is basically a blank check for landlords so of course they will raise their prices. At the same time this makes is harder for people who have to work for their rent money.

      It doesn't work that way. Section 8 tells you what the rent is. Landlords can apply to raise the rent, but that would have to come from the tenant. In most cases, they can't afford a raise.

      @@screwpuppies Which inevitably it comes back on section 8. Section 8 tenents pay a max of 30% of their income themselves and the government pays the rest. So if their rent goes up, any increase would still be above the 30% limit and would inevitably fall back on the government and taxpayers. Basically, these increases are blank checks for landlords.

    Do what I did when I lost my home, my job ,when the economy crashed and burned, my husband ,myself, and my children became homeless. Instead of going to the government for help we bought a travel trailer and lived in it until we could find jobs. It might of been low income jobs,but at least we had a meal and roof over are head. Of course now I am a homeless widow who still does not live in section 8 ,but I will survive because I know how live without government. And I am white widow at that almost ready to retire.

    Divorce mom of three. Worked 2 jobs most years just to keep a roof and food. I didn't come from a very supportive family so no help there. I was taught at a very young age " You don't ask anybody for nothing". Cried many nights. Stress level thru the roof. It was hard. Sometimes life deals you a hand you never counted on. You just have to do your best.

      My parents raised me the same way. Some things you have to do without. Do not ask for things. Work for what you need. If you can not afford it, it's ok. Just do not live beyond your means. Do not go to people's house and eat like you are starving. Go home and eat your beans and cornbread. Stop asking to borrow money that you probably won't be able to pay back. Don't say I won't ever live on that side of town. Be glad you are not homeles. Save your money and move to a better neighborhood. Don't say I'm going to buy a Lexus one day.     Some people on various subsidies don't understand how it incenses those people who go to work every day to see others not going to work, using EBT cards, driving better cars than the working poor, etc. All of those programs are meant to be temporary, and not used as a crutch for 20+ years. Do you not realize that people who don't necessarily want to work all of their lives are supporting you and feeding your children? I was a single mother for most of my daughter's childhood, although I did not start out that way. And I never got ANYTHING for free!

      TonyA5555, This comment and others make me very angry. I have fought FOR affordable housing and have lived in affordable housing I fought for for 17 years.
      To begin with, I had lived in and taken excellent care of a prior apartment for 15 years. During that time my landlord, a mom and pop landlord, never raised my rent. I certainly wasn't going to demand a rent increase. I paid early every single month. I had no parties and played no loud music. I did have children but they were well disciplined and were no problem either for 15 years.
      Someone told my landlord what going rates were and he attempted to raise my rent drastically. But this was a rent controlled apartment. The only raise he was allowed at that time was 3% and he wanted market rates. So he began threatening me with violence and actually punched me in the face knocking my glasses off and breaking them. I called the police. I knew they had been concentration camp survivors and I just asked that we live in peace and didn't press charges for assault. the police saw the bruise on my face and I had been talking on the phone when he knocked on the door. The person on the open line heard the elderly man yelling at me and heard my cry when he punched me out. Things got worse from there. The landlord was intent upon getting current market value immediately and I didn't want to move because this apartment was near my work. But after being told he had a key to my apartment and would sneak in at night and strangle me with a wire if I didn't move immediately and being threatened by him with a baseball bat I started looking for a place to live.
      I was unsuccessful in finding a place I could afford with two teen aged kids despite having a good credit record and a good record of paying rent. That's when I heard about an expensive apartment that was twice what I had previously paid but it was less than anything else I could find. Three years of that rent ate up every penny of my life savings.
      Then I heard about a new apartment far from my work and longtime neighborhood, but by this time I was ready for Social Security. These apartments were for seniors who, like me had a low income. I was on Social Security. I qualified for this subsidized apartment and was accepted.. I paid a deposit that was cashed and was given a paper that said the apartment would be ready for occupancy on a specific date. But THAT landlord tried to pay an in lieu fee to the county to take 10 low income apartments off the market.
      That's when I and others organized to keep those 10 low income apartments on the market. We won. I live in one. For 17 years the tenants who moved into those 10 apartments have been lied to, harassed and have fought for our right to be treated fairly and decently. I still pay a week early. I still am quiet. I still am a demon housekeeper even at 81 years old. Nobody complains about me and I don't complain about my neighbors. But the landlord has overcharged us 4 times and had to refund thousands of dollars of deliberate overcharges he wasn't entitled to under the housing program He tries to keep us on month to month status so if someone is late with rent or has a dispute he can file for eviction quickly. We fought for and won leases repeatedly.
      That's my story. I know the 10 others and none of us are living high on the public dole. We just get by,, some of us bare l y survive. We are seniors and disabled people who have to qualify our income annually. We all pay our rent. We adhere to lease requirements carefully. We won't be abused and we certainly won't be bullied by people who don't believe that housing is a right.

    I’m not trying to be insensitive, but the lady acts like she’s loosing section 8 and her voucher, which she’s not. New owners came and bought the building she rents and are not accepting section 8, it simply means she has to find another place to rent. Not trying to be rude, but she’s on an assistance program that has to be accepted, and it was no longer accepted there. She has to find another apartment, it’s not like she’s loosing her entire benefit. I get a sense of entitlement from her, it was not discrimination against low income or single mothers it was a business deal. Why do thy not understand having that voucher isn’t a ticket to live wherever you want! For 10+yrs ! landlords and owners don’t have to accept it.

      There business models do not support Americas working class and low income population.

      TRACK PETERSON The only time the landlord is negotiated with and may get 10-20$ less is when they all try jacking up a sec 8's rent higher than other tenants that pay the rent by them selves. Otherwise they all get the rent they are asking for. Alot of landlords jack sec 8 recipients rent up way more because they feel the tenants can afford it because the tenant is rec housing assistance,which is quite illegal and an abuse of the system on the landlords part.

    I'm still not sure why anyone would rent to Section 8 voucher holders in the first place. It would only make sense if there were no other people wanting to rent the place. If multiple people want to rent the place, the landlord can pick the tenant he/she wants and there is no way to prove discrimination.

    Landlords need at least as much legal protection as tenants, particularly Section 8 tenants. I live in a suburb hit by economic hardship. My neighbor had to sell. A landlord bought her house and there has been a high turnover of Section 8 renters ever since. The tenants don't keep up with the yard work. The landlord let an entire Midwest winter go by without a functioning furnace in that house. Generally the tenants get evicted for not keeping up their share of the rent. One tenant absconded with all the major appliances upon eviction. I made the mistake of lending money, lawn tools, and space heaters trying to be a good neighbor. None of my property was returned. Several of my neighbors sold out and moved elsewhere when the Section 8s moved in, further reducing the stability and property value of my neighborhood. The problem is not race, but money, the impoverished operate under a different set of values and priorities.

    the scary thing is rent is going up hundreds of dollars and section 8 getting cut I have all ways been able to pay rent so maybe I don't know but maybe some people shouldn't have kids they can't afford

    Baby mamas need to learn to keep their clothes on, baby daddies, keep Mr. Johnson in his dwelling. You shouldn't have kids and dogs if you are financially limited.

    Fight back against what? They weren't the ones paying the rent. What right do they have if the property owners decide not to keep lower rent contracts with the government, who is the actual payer, and instead rent to those who are actually going to be held responsible for any problems with renting from them such as property damage? There is a reason more landlords are refusing section 8 vouchers because those who abuse it and damage the property are not held responsible and continue to have the privileged of the handout. I know the landlords have some guarantee for damage reimbursement, but it doesn't always cover the entirety of the damage or the time it takes to repair.

    How can you justify having children you can't afford. An accident is one or maybe 2.....not 5 or 6. Govt needs to work with townships and churches and require welfare recipients who can work.... do community service. Moms with kids could work in day care centers.

    It is terrifying to face eviction from this program because no one may not to rent to you because you been evicted from your leased property it could cause future land lords not to rent to you so leaving the programs like this is very difficult and scary for one you now would have to pay full price rents plus if your evicted it goes on your rental history so that could mean anything from not finding another place to rent to living in the streets in cold weather it's just plain scary to be dropped off the program without a safety net or other type options

      They should make themselves worth more if they want better employment pay. It's their responsibility to increase their skills. It's not mine. And it's not the employer's responsibility to pay them more than they are worth.

    section 8 is not for you to live on it for the rest of your life.
    you could have taken the section 8 voucher and moved somewhere else.
    loose your dignity? when working, you are supposed to want to become self sufficient.
    my heart goes out to the elderly & truly disabled. if you have your health & strength, try to do better.
    i love ALL people!
    people must love themselves enough to grow, lead our youth, take care of themselves (including mental) & be productive citizens.

    Everyone makes a choice of what kind of life they want for them, when they are young. Education is the answer. I have two disable children, my husband die . I am taking care of my son"s with no help , bought a house with no help and have a good job. Eveyone born has the opportunity to get educated when they are young. But they decide to drop out of school and not study, get pregnant as a teen and do what they want. People should not bring kids into this world unless they can afford them. Especially single moms.

    I am looking for a True representation of those who are on Section 8. It's not all black women. I was a property manager for a number of years and I've seen white men on Section 8 as well as white women.. Mexicans too.

      They have always used the faces of Black people to drive the Welfare Queen narrative...it makes it easier for legislators to do away with funding these programs because poor Black children don’t draw the type of sympathy that poor white children do. The focus is on the mothers who are deemed undeserving. There are far more whites on welfare and in section 8 programs than blacks because there are far more whites in America yet the focus is almost always on Black, un/underemployed women. There are many men in the section 8 program as well.

      They take a group of people go by percentage and if the percentage of that race is high to their population then they use it.I bet their is more white people on section 8 because the majority is white in the United states. You will never see a white child on a welfare paper because it's they are the majority. More whites get foodstamps but you don't see the white kid on the foodstamp paper.

    Soaring rents for seniors who can't afford to rent a place. Seniors worked all their lives paying taxes just to end up on the streets.

    I wonder why landlords are choosing not to participate in section 8. I'm sure it has nothing to do with tenants causing upwards of $25,000 damage to apartment units.
