    I'm the type of tenant who takes care of a place and tries to return it the same or sometimes better, because it just seems to me to be the right thing to do.

      I have always left it better! And today if I need a place to stay I have the best referanses to contact. That is very important here in Norway! landlords mostly ask for referanses and thats all that matters for them.
      Eveytime someone need deposit we use a deposit account in the bank. The deposit is not to touch, it is a closed account till the day I moove. Then we both has to go together to open it and agree on everything, and sign. I dont find it fair it is all up to the landlord to deside everything around the deposit. If the money is closed in the bank he can not touch it. It is up to both whether everything is ok, both part has to sign to agree where the deposit goes.
      Also the State can take responsability for a deposit if you dont have the money, you are sick, without work, retired etc, they help you by taking deposit responsability.
      When I sold my apartment in Sweden I hired help to clean from a well known company. The state gives us 50% off if we do that, you only pay half to the company..didn't knew that until I needed them. Around 400$ total. My broker (hope my english is good enough to understand 🙈) told me " with sale of house/apartment it is almost always something with the cleaning! The cleaning makes problems". And he told me about the 50% off if I hire someone to clean.
      It is a lot more problem in the US, and this kind of court is needed. We dont have similar in Norway.

      @@fwb1012 I find it suspect when people say they always get tenants who trash the place, like either you're bad at finding tenants or reading people or you're full of it. I cannot imagine these people who are willing to lose a deposit. You could pay 300 bucks to get someone to clean, and still get a partial deposit.

      @@bootsnsaddle8289 Location may have factored in here. In Chicago, that’s not uncommon for a house or condo rent/deposit. It might even be a smaller home with no yard. But in larger cities, like Chicago, driving distance to work or points of interest are a big factor for people. Landlords and rental agencies know they can up charge simply because people will pay it for convenience.

    When I was a tenant I moved out of my place with my roommate a few months early, my roommate stayed with her boyfriend but I still paid rent and I went back to clean up after with my ex roommate. We left the place in such good condition the landlord gave us our last month rent back plus our damage deposit times 2. We only had to pay first month plus damage when we first moved in. It pays to be nice and to take care of the OWNERS home.

    If it’s one thing I learned for when I rent out my home, is make sure a walk through is done in the beginning- fully documented, at the end- fully documented, and an itemized list for repairs when they move out and have legitimate quotes that aren’t outlandish 🤦🏾‍♀️

      While I think it's strange that you would make this comment on a video that doesn't feature JM interrupting that much nor having a comment section talking about that subject, I do like JM pushing people to get to the point. HOWEVER, there have been plenty of times that she's overtalked litigants unnecessarily.
      JM: So tell me how you met the defendant.
      P: We-
      JM: When did you tell him you don't like dogs?
      P: I told him-
      JM: According to your complaint, you said D took your money why?
      That's not getting to the point. That's not letting someone answer a question. And she does that. A lot. You shouldn't ask a question if you don't want an answer.

      Remember, she’s seen all the evidence from both parties beforehand, and read both the initial complaint and response. Most of the judgements are pre-calculated; think of this as an opportunity for both parties to “change my [Judge’s] mind”

    That's why you don't pay that much on a deposit because landlords get that money and they don't like to give it back mostly because they spend it even when they're not supposed to. I should have sued my landlord but didn't. They're supposed to give written notice here in Florida stating that they're going to keep your deposit and he gave me no notice.

      I have never spent someone’s deposit and in fact you’re not supposed to legally, you’re supposed to put it in an account to hold………..I got a tenant moving out by 7-31 this month and the money is untouched and waiting! 🤷🏽‍♂️

    I am a tenant, and I get so tired of people saying tenants don't take care of a place... every place I've rented is cleaner and repairs done when I move out! It's my home for the time I am there! NOT ALL TENANTS are scum, however, MOST LANDLORDS ARE SCUM.

    I never understand people her age with roommates. Instead of renting a big house and dragging a pack of roomies along - not knowing what damage they might do - why not rent a small place she can afford? That's what I did when I was renting. Simple.

      @@spacepanda9037 how right you are! SF Bay Area is screamingly expensive; most shared households I know of are of necessity rather than choice. Where I live (on the coast, south of SF one can’t even rent a studio for much less than $2000 per month.

    I don’t understand why tenants or landlords think these bizarre partial rental agreements are a good idea. They end in headache. If you’re a landlord and you’re not willing to rent out your property and leave for the duration of the lease, don’t rent out your property. Your tenants shouldn’t have to shuffle around your personal belongings filling up entire floors and garages. Take your stuff and leave. And as a tenant, don’t accept your landlord showing up every few weeks to check on the place. You’re paying to utilize that space as per the lease agreement, and you shouldn’t have someone spying on you. You have a right to privacy.

      Exactly. For the money they were making in rent they could have rented a storage locker, rented on of those pods and put it the back yard. Ect.
      If I rent a place and the landlord still wants to use it as a storage area I'm going to either make then get a storage locker. Have them add a clause that removes any liability on my part or worst case just not sign and let them play that with someone else.
      I'm not taking any risks with someone's shit

    another bunch of jerk landlords. $600 for some tile, and the rest for minor things, like cat hair, cut me a break. they more than likely took photos before it was cleaned. I've owned a house, it doesn't cost that much to fix those minor things. all BS, they're scammers for wanting that much money.

    I as well, the majority of the times I've even made sure to have one month (to move and clean/ fix stuff ... ) having a weekend to move out at the end of the month is not my cup of tea, It's just to much
    Stress . My first place I ever lived in was a big surprise to me when I moved out and my landlord not only gave my whole damage security back to me,he also gave me the interest it compiled. 🙃 that I only experienced one other time from a storage facility I moved out of.

    TAKE PICTURES OF EVERYTHING THREE DAYS BEFORE A TENANT TAKES POSSESSION OF YOUR PROPERTY.
    -WALLS
    -FLOORS
    -CEILINGS
    -WINDOWS
    -FRONT HALL
    -BACK HALL
    -STORAGE AREA/ROOM
    -PARKING AREA, no oil spots.
    -HEATING SYSTEMS
    -ALL APPLIANCES - INSIDE AND OUT
    -FRONT DOOR
    -BACK DOOR
    -THE WHOLE HOUSE
    Make sure ALL the pictures are clear, and in focus. No glare.
    Then take the shortest video of the stove working, the faucets working, the drains working, the shower showering, the toilet flushing.
    Take a video with a white glove as you run it in the windows, doors, and baseboards to show how clean it is.
    TAKE ANY SPECIAL NOTES AND ADD THEM TO THE LEASE.
    MAKE SURE ALM YOUR RULES ARE IN THE LEASE.
    WRITE DOWN EVERYTHING YOU CAN THINK OF AND ADD TO THE LEASE.
    TAKE THIS INFORMATION AND COPY IT ONTO A FLASH DRIVE.
    KEEP A COPY ON YOUR COMPUTER.
    MAKE HARD COPIES IF YOU HAVE TO.
    ALWAYS ALWAY KEEP A FOLDER ON EACH APARTMENT.
    DO NOT MIX ONE APARTMENT WITH ANOTHER.
    Do not enter any apartment for any reason without permission unless there an emergency that will result in injury, death, or significant property damage such as wind blowing heavy rain in through open windows.
    (i had that happen)
    Don’t charge top dollar for rent so tenants don’t keep moving out.
    You loose much more rent each year as tenants move out, cleaning and fixing and vacancies.
    Tenants get a break, there’s a constant cash flow, less wear and tare on the house.
    It’s a win win, and life is easier.
    MUCH MUCH EASIER.
    To all tenants:
    DO THE SAME.
    Do not hold rent ransom for any reason.
    ALL THIS WILL TAKE SEVERAL HOURS OF YOUR PRECIOUS TIME BUT IT WILL BE SO EASY TO PROVE YOUR CASE. “IF NEED BE”
    It’s just a few hours, i know you don’t have better things to do because this is priority.
    Don’t be one of those that say, i don’t have it, i lost it, it’s on my old phone, i forgot it.
    Flash drives are cheap.
    Buy a bunch, put each apart on one flash drive.
    Keep each flash drive inside that same folder with the lease.
    Another thing….If the heating system is oil, fill the tank right before the tenant takes possession.
    Make two copies of that receipt from the oil delivery.
    You keep one, the other can go to the tenant and explain that the oil tank is full, it’s your responsibility to top off the tank not before two days before the the last day of occupancy.
    This way there’s no question about how much oil is in the tank.
    Landlords, if the gauge on the tank reads upwards of 3/4 of a tank, ask your oil company to “top off the tank”
    This will se sure the tank is as full as possible. Same for the tenant, if the tank is 3/4 full, top off the tank.
    If your a tenant, ask the landlord everything you possibly can about the house.
    What kind of heat. How much is the heat for the season.
    Where is the main water shut off.
    If the electrical goes out, don’t touch a thing. Call the landlord and make a note of what’s going one and date it.
    Are the heating/AC systems working and are they maintained every year.
    Who pays for the utilities.
    What is included in the rent.
    Who lives in the building.
    How long have they been there.
    who lives next door.
    Is there off street parking during snow bans.
    Always pay your rent on time or before.
    This makes a huge statement.
    If your a tenant, clean YOUR HOME.
    The house belongs to the landlord but YOU LIVE THERE. You are NOT cleaning for the landlord, you’re cleaning for YOU.
    I still don’t understand that mentality. Clean YOUR HOME.
    Clean it often.
    There’s a huge benefit for you and also for the landlord because a dirty home can result in an infestation.
    No body likes that, and you’ll be responsible especially if the premises was released to you in spotless condition.
    Be smart, not lazy.
    btw….if you want to enjoy life.
    if you want to buy a business.
    DO NOT BUY A RENTAL PROPERTY !!!!!!!!!!!

      Cats can smell really bad, trust me. I had a nice roommate but her cat would poop on her clothing because she hardly cleaned the litter box. I even offered to help her because she is nice and her cat was cute. She said no and let the house smell of cat shit 🤢

      @@lauraanne5175 My experience was my own. But yes babies can smell bad. My cats never smelled bad when I was a kid. My my roommates cat was not taken care of properly and cat poo smells. If you think it smells like daisies in comparison to something else. Enjoy smelling cat poo. I left that place.

    I have rented out my apartment 4 different times. People can't be trusted no matter the references. 1st tenant cat shit left everywhere, sofa damaged and filthy dirty. 2nd tenant smoking in non smoking and growing pot, left garbage and tried to skip out on rent. 3rd tenant destroyed butcher block counter top, tried to rebuild stairs and ruined them, rotten stinking garbage left, and destroyed furniture, stole drapes curtain rods valued at $500.
    NEVER EVER AGAIN.

    Tenants burn the house down when they face eviction and steal wire and pipes out of the walls. sell appliances and even water heaters. Then the cops say it's a civil matter. Dead beat tenants in Florida.

      The question no sooner leaves JMs mouth, and she is practically yelling over top of the answer, I can imagine the litigants get frustrated!

    Landlords need to make sure that they write into the lease that the tenant can't sublet any space. No one can stay with the tenant for more than one week or it will void the lease. Many tenants do a lot of damage. They don't care, they don't own the property. One of the reasons why you really have to run background checks, rental history reports and financials on prospective tenants.

    In Canada the laws are different. We can't charge a security deposit. This is what I was told!
    I had tenants who destroyed my house being rented and the tenants left at night .Even without paying rent for over 7months. It took a while for the courts to evict them eventhough the judge told us they have to leave.Ita hard to get rid of tenants. They play the system.
    If I was in the states I would have some recoup.But damages were so vast like over $20,000.
    Thank God! The tenants right now are the best.They treat the house like it's their own.

      It was cheaper. I really wanted to buy, but due to me having to move sooner than I wanted with my new job, I'll have to rent and at twice of what I pay now. 😣. The price of houses went up so much. Im still going to look into it though.

      Do you think most people who rent wouldn’t prefer to own? In some cities, it’s not possible for even the middle class to own. In NYC, a two bedroom condo will easily go for one million in an undesirable neighborhood and several million in a desirable neighborhood.

    I agree with the judge and her ruling was fair. The plaintiff seemed so sweet I just felt like she should have hired someone to clean the house professionally to get her full deposit back. The defendants seemed shady to me

      The government already provides significant financial help to people who need it, so they have somewhere to live- but, obviously, not all.

    I've only just recently in all the years of renting one place or another decided to get cats,I'm totally allowed pets of any sort where I am now. I've had cats before,but not inside. Well just in a year or two the amount of damage they can do to a place is eye popping. They like to scratch on whatever they feel like, and hair in places you'd never think of.and chewing on insulation, pulling it out of the crawl space and eating it. Pets are messy,I got mine to help keeping the mice away,but not sure if my cat cause just as much damage if not more. I actual had mice in the one house I lived in,they never came up stairs. But I always caught them in live traps in the basement and let the outside cats deal with them outside. But I never brought any of the cats inside. Cause I wasn't home enough to let the cats out. Yes lots of the times the mice would be dead in the humane trap cause they sat in there for up to a week .So not so humane, at that point I started to use just plain old traps.😩

    I’m interested in hearing a compelling argument for why it’s reasonable for landlords to charge differently based on the number of tenants. I totally understand the need to have them on the lease so you know who’s in your property. But why charge more? There’s no change in the mortgage and presumably utilities are covered by the tenant. So what’s the justification for charging more rent for additional persons? 🤔

      Also, it depends on the arrangements. If your room/apartment is nicer, you'll get charged more. In my old apartment triplex, I had the newly renovated apartment, so mine was a little higher.

      they have all kinds of reasons, but those reasons are always hilarious. I can't remember my mortgage company charging us more per person for the monthly mortgage....these landlords right now are mostly insane, I don't trust any of them for the last year, bunch of nuts.
