Risk is that there is lot of black money involved in real estate. Lot of revenue generated by your asset need not appear on paper. And if and when that real estate is sold, again lot of it can be in black. So, your fund manager decides what your cut is.
How can you club both returns unless you realise the returns it’s not returns. It’s growth. What lands in your hand(Rent) is the returns and what increases in the value(Realestate value) is growth. Both are separate and should be seen separately
I think the thumb rule is to buy REITs near their face value.. that way you might get 7%-8% as dividends.. also share price could go up at 5%-7% over long term.. 12%-14% can be achieved that way
This guy understands very little about finance... He learned few cheap tricks of saving tax , save loan interest rates. Now thinks himself as master investor..
REITS are nothing but Morgage bonds we have to be careful while selcting these because we need to know for sure the underlying properties are performing good or not otherwise there is no income from these bonds
