I have seen some brilliant kids of parents with real estate. They were lazy to earn their own money and simply liquidated the RE assets and finished it up in no time.
My learning is if your kid turns out to be an idiot - both Stock Market and Real estate have their own re-investment risks.
Anybody who has nothing to loose has become a realty middleman in every nook and corner of the country and lately fallen on turning into a specialist u tuber on property investment beating all your serious education, your upbringing…All you see are master actors, perfect liars with expert timing, their blind lucency, Mother Teresa kind of clarity makes you spin around, puts break on reaching anywhere.
So the biggest impediment in real estate is the advisor, the dealer who unscrupulously gets all the riches on your account. In stock market, of course you yourself are impatient fno enough to run into bankruptcy. In nutshell, it is an opera of likes of chain snatchers, dog eat dog investments.

Point is the drawdown of real estate are invisible. That is why people feel safe to invest. There are times when real estate doesn't increase or there is a negligible increase in asset value.

Nice informative video. But u hv spoken about real estate yield only in terms of rental yield. U didn't consider the capital appreciation which will make it more complex.

Balanced video. Just one point. Those who don't have a corpus, real estate is a good starting point as they can leverage and get funds for house and grow wealth on bank funds. It is very difficult to get finance on shares. Moreover, shares are very volatile and getting them on margin ,leverage is not advisable. Can someone buy 1 crore shares with 10 lac funds with any semblance of peace of mind. You can do so in case of a house and specially so when the long real estate cycle is on an uptrend.
Very practical approach. All these fake financial gurus have lot of real estate properties including their own house.

This video was slightly biased towards the property. How does it matter if black or white money is involved? Buyer is always gonna pay the intended cost. Also, not many invest with black money. We should refer to the general scenario.
Also, akshat never spoke about the loan. That’s just paying 3x of initial amount. Plus other taxes like gst for new flats. Also, I live in mumbai. Areas around mumbai aren’t growing that well. Few crashed like Virar, badalapur. Few areas are stable. Sometimes govt constructs dumping ground next to some area or constructs cremation grounds. Too many variables..

I differ. Exceptionally smart persons like Mr. Akshat can make money in Stocks. Stock market is fragile. Natural disasters, political uncertainty and scams like we saw last month have direct impact.Whereas real estate is solid investment.
Persons who invested in PLOTS .... land parcels in Hyderabad, Bangalore, Chennai etc have reaped good benefits. 30 days is the time to get money by selling it. Or else , Gold is safe investment.

Only hiccup is the middlemen operating in large group squeeze a lion’s share of the appreciation from the Aam Aadmi investor who is operating without a benefit of double engine. Say For example if Investors plot has gone to 200% in last so many years, financer group margins are to the tune of 25% from the needy sellers, thus reducing profits to close to 50% after paying for no construction penalties, enhancements over the years, conveyance deed, cesses etc including compounding interest on any delayed instalments etc. Thus CAGR may turn out to be less than returns on bank fd after years of illiquidity during slump periods and that too after you succumb to more than half payments in cash…

@Askshat In real estate option people buy with loans EMI's and later they get rents and their property will be under appreciation. If the same person dont invest in real estate and put all money in MF and after 15 years the real estate market will not be the same and do you think money he gained from MF can he buy the same property? Ex: i brought open plot at 22.4 lakhs in the year 2016 and now the property cost is 84 lakhs. Do you think this is risk? No offense!!
