    Back in 2007, during my time working in real estate, I witnessed people purchasing newly built homes from builders with the plan to sell them before the closing of escrow to another buyer for a profit. The crash hit hard and fast, and I vividly recall many of these units ending up foreclosed upon, with the builder's plastic still covering the carpets.

      Combination of sip and lumpsump works great... whenever you think market has gone down drastically and is very much low from it's all time high add lumpsump in your mf sip
      otherwise continue your sip monthly...

    After watching this amazing vlog. I want business investment such as Mutual Funds, Stock marketing and etc. I do not prefer real state in current scenario. Real state reached to its highest point now there are no chance of high increase. Current economy is also not good for real state. It is also not easy to liquidate real state as compare to stock marketing and mutual funds.
    There are following reason that increased the real state price in India.
    1. Black money investment in real state.
    2. Common Indian people thinks that own house is landmark of settled life and traditional way of life like 'sapno ka ghar' (Dream House).
    3. Income growth in middle class in Last 20 years.
    4. And Last thing is herd mentality.

    But sir u have taken wrong example for real estate as 2.5 crores investment 40 k rent. This is not reality .I tell you my city ' s example I live in Surat . Let say i have the same amount but I bought 12 shops at 20 lakhs each and u can easily get rent of atleast 25 k per month from each shop. So at end of year your u get 36 lakhs by investing 2.5 crores so your return will be 36 lakhs/2.5 crores = 14.5 % which is not bad and u can increase rent as well. So invest mindset sir if u read this comment or find any doubt pls reply

    I don't have my own house but I own the stocks of Asian paints, berger, ultratech cememt, ambuja cement, shree cement, L&T, etc. Which is needed for building the houses.
    Be an investor not consumer.

    Great video, I have dabbled into Real Estates more than a few times, won't say I've been so lucky and I think you were more biased towards Real Estates! Personally, I think stocks are "better". Major con however is that it needs your time, which is easily countered by working with/through an expert. Made my first million earlier this year through one. Another advantage is that you need relatively lesser capital to go into stocks than real estate. Lastly, can you do the job of a Landlord? Can stocks call you by 12am about a broken pipe?

    Very nice explaination. I ll add my 2 cents to enhance the beauty of this video. COMPOUNDING means come + pounds. I mean use the power of compounding to attract pounds ie money come to you and not the opposite where companies like credit card or loan providers fetch your money towards themselves to make them rich .In a nutshell always grow money by compounding and spend money by paying in lump sum..

    Great content, keep it up good work. I had this thought in my mind even when I was earning just 5k a month. I always asked my grandfather how much property got appreciated that he had bought around 20-25 years back. The amount he said was even less than or somewhere equal to FD interest. Than I realized that I am on right path.
    Another, true event. I am in a position where I can easily buy 50-60 lakh flat or plot without even getting a loan, Many of my colleague bought the flat and some even on a loan. but rather buying any property I choose to live on a rented house and invest the same amount in stocks, mutual funds, ETF & Bonds. Now just after 2 years I am on much much better position compare to them. And now they ask me my investment secrets.

    You have missed quite a few things. Couple of things missed out are tax breaks, power of leverage vs. power of compounding, profiting from an inefficient market in real estate, risk vs yield and most important, control of asset.

    There is one more disadvantage in real estate, price of building depreciates over long term .. and looses value completely. And once it becomes old, not many would be willing to pay high rent. Only land value appreciates but has its own limitations too.. one house for living is fine , that too if you are not comfortable in shifting often or staying in others place.       @Uronto Pakhi rent is guaranteed.. provided you maintain the house in a hood shape and rental yield anyways not more than 3% in many cases.. real estate is for the ppl with surplus assets., nt for the one who puts his entire life savings plus gets into debt in bank loan for buying tht one rental property.. which he thinks can save him and his generations , but in reality it wont ., 😊

    Real assest is related to emotional attachment and daily life and better lifestyle but we can live without stock market . Real estate value doesn't depreciate but we can be begger after investing in stock

    I belong to a middle class family and always lived in a rented home, So it becomes an urge to get a home to feel socially secured no matter what amount of cash we pay for it in long term.

      see the other side of coin. there are house owners who wish their property can fetch them a good rent and they can be financially secured with monthly rent. no property owner would like to keep their property vacant and pay maintenance.

      @@sand786s If you have more than one house, then whatever he is saying about investments and returns it is applicable, Real estate is stagnant for some time but that does not mean it does not have pottential look at the population of India we are 1.5B people out there, not all can afford a home so eventualy you will get returns. But yes if I don't have any property in my name and even after the end of your 40s you don't own it, you start feeling disappointed and that feeling grows inside you with time. Most people don't have Idea about the stock markets but they will have to pay the rent which is also not a good long term strategy to pay rent.

    I want to say one thing vacant land value has the most appreciation. But the case is not same with flats or houses. Real estate not always means flats or house. Of course buying flats in Tier 1 cities is sort of luxury not investment. Buy land in tier 2 cities or outskirts of tier 1 cities, believe me the returns will even beat top performing stocks. Secondly you need to have very thorough knowledge about stocks or MF, otherwise you may loose significant amount. Buy land at low prices hold it till the area gets little developed then give it for Joint venture with a good builder, sell off your portion of real estate in the building and see the returns, it will definitely beat stocks or equivalent to top performing stocks. Believe me my personal experience.

    From my personal experience..my dad bought plot at 50,000₹ on 2005. We sold it on 2016 at 33 lakh. So sometimes property give very huge profit.

    I invested 20 yrs before to build property and with that property gain, I am investing in stocks.

    I think next 15-20 years is for Real estate and that is risk free investing if you buy multiple properties in multiple locations then one or two will cover all your goals set by you while investing it

    Nice content :) But you have taken an example of expensive 2-2.2Cr property. How about investor looking for Tier-2/Tier-2 cities? Still RE can give a better returns rite. I would say combination of both Stock and RE will have better returns.

      In tier 2 and 3 cities...rental yield is very low...my family has a flat of 55 lakhs...and we are getting yearly rent of 1.4 lakhs...means rental yield is less than 3 percent....it is somehow better in tier 1 cities.

    I have 4 houses in which I one I am staying . I buyed at a very low cost . Now I am earning . 25000/- every month from other 3 house . If we count the total invest is around 25 lakhs 3 houses but I am talking about 10-15 ago . Now if I sell the house I would easily approx 1.5cr of all the houses excluding my house. But that time it was very low at the cost so I have earned great return but in todays world real estate is not a good investment. The maintenance cost is very high. So my suggestion is go with mutual funds it is best and stay invested life time . My one house I bought at 5 lakhs today it redeveloping and it is road touch flat now it will of across 1 cr now.

      yes if you have surplus then buying real estate makes sense, taking loans for real estate is too costly instead we can invest the money for 20 years or more and then purchase it

    Sir,Maine 2022 February sal pe real estate 2 lakh and Stock market pe 2 lakh invest kiya...In 2023 July real estate ka value huya 3 lakhs or Stocks ka value huya 3.30 lakhs....Fir mai ak baat batata hu ki, stock pe ye mera 1st entry hai..Maine overvalued stock kharida tha...

    Very well explained, very knowledgeable, the best investment will be a mix of both if possible, as I belong from a place where investment in land is still cheap, and those palce will develope in around 10 yr period, so if it is possible investment in both in calculated quantity as per affordability is right
