Agree with Sean's view that this is an investment oriented property rather than own stay kind of property. The MRT is too close for comfort and the busy highway is literally right in front of the property.

The idea came after last Saturday i was stop at the Kuchai MRT Station and while waiting for my friend to fetch me at the taxi pickup bay area i cant stop looking this beautiful condo next with the MRT as the signboard were really huge. As im a person who loved to travel with public transport especially the train so its suited my preference to consider move here in future. Thanks again 👍
I went penang staying in Airbnb in jelutong, same kind of half storey carpark, it's crazy to take 11 rounds to level 6b, on second day already kenot tahan, tried park roadside.
i had seen this building when i went to the kuchai lama mrt station to approve my work permit from a chargeman. it's definitely very close to the mrt, ideally for those residences or tenants who really don't drive their car around kl like me.
Love this, love this....a minute away from public transit and local business centre(no need to drive or to commit to car ownership), the project's appropriate density and the practical, thoughtful&well-designed common areas. The introverted millennial in me is screaming right now. P.s: The natural light abundance, oh wow!!!!

I felt sorry for those residents who faced toward MRT station everyday. I used to live right next to MRT and train station before moved out due to noise pollution. Unless you can persuade building management for soundproof windows then it’s ok to move into the apartment.

I like the Kitchen Location, have it's own window, which make it bright enough. Sun light source come from Living Room and Kitchen, make the unit brighter. By the way, for the kitchen wall tiles, whether should use granite tiles or glass like this unit, which is more practical?

I have read the news that Ajinomoto is building new factory at Bandar Enstek (completing at March 2022) and rumors that Ajinomoto factory will be developed into a shopping mall. Beside Ajinomoto pond (previously Loon Sing Seafood) will be another condo by TS Law Group under L&T Realty SB. Neighbouring Far East, coming soon will be Ritz communites, Vitis, Uno Promenade, Kuchai East. Thanks Sean for this great review.

Love that stricter definition of TOD. I have observe SJCC and some may sell that as TOD masterplan. But by looking at the main road such as SS 16/1 (poorly, or no good pedestrian infrastructure), I highly doubt that is the case. Plus the transit station is designed as if it is catering for cars, not future proof enough such as good walkway or streetfront shops. But for this Far East, I might give this a TOD pass if phase 2 provide some shops (ie 7-11), due to connection between itself, station, and mature community of Kuchai Maju.
SJCC is already considered a TOD because like what Sean has mentioned, it has all the mixed development element within SS16/1 itself and also including UOA business park. The empty land in front of Subang LRT belongs to Sime Darby and it will be developed in the future. Based on the initial 2012 collaboration proposal between Sime Darby and MPSJ, they wanted to link the LRT to a proposed retail/mall and from there link it to Subang Parade and Big Aeon with a sky bridge to enhance connectivity between the amenities and encourage the people to travel by foot. I don't think this would come into fruition but based on the latest architectural draft proposal for SJCC by Arkitek FAA, they are still going to build a mixed development in front of the LRT and they are going to seal up the drainage to widen the walkway. For Far East, I agree with Sean that it is not a TOD because it is just a MRT + Far East and there is no other mixed development in that area. If that is TOD to you then I guess every train station is a TOD. Also, just want to mention, Sean's definition of TOD is not strict because that is what TOD actually means, the Far East buyers are just lying or consoling themselves. For this Far East, nah, I understand resident's privacy and safety is very important but from my point of view from the MRT station, design wise this property is very selfish, only provide one "pagar" with wall, like treating everyone else outside of this property that they will disturb the residents....
How does he mechanical carpark works? If one car park at upstairs, when the up one wants to get out, then have to ask the person who park at the downside to move in order for the upstairs car to get out?

I worked there previously. sewage smell is from the sewage pond at Taman Desa. Morning and afternoon you will smell something from Ajinomoto factory during their production.

I can hear highway noise pollution because this condo is surrounded by 8 highways. Believe the dust pollution will be an issue.
I bet those fancy lounge and ‘reading room’ etc, no one will maintain them after a few years down the road.

Nope. When you buy let's say RM 600k, you take 90% loan. So it's RM 540k on 3% in 35 years, which is gonna be around RM 1900-2000 a month.

The entrance will be extreme at 6pm to drive out/in. Don't know why it feels cramps. Suitable to rent but not to stay. No hard feeling.
