  • Located in between Sri Petaling, OUG, and Old Klang Road, this project is well connected to multiple different highways. Besides the connectivity, the matured population and environment are also part of the charm of the location. Since this is an old address, all infrastructures and amenities are very complete.
    However, that might cause congestion as the roads are having a tough time catering to the rising population. That also created an unpleasant experience of turning into the project from the road, but the developer pushed in the building line to allow a better transition space for the residents.
    Personally I really admire the passion of this developer and it's demonstrated in several areas. Firstly, I don't think the park at the entrance is part of the requirements but they did it anyway. They dressed up the walkway along with the bus stop. They responded to the residents when they are not satisfied with the certain portions of the building. And what surprises me the most is when I hear that the director handovers the unit personally to the buyers. *respect!!
    Also, I like their practical approach to design. Most of the spaces are natural ventilated. Details are constructed with minimal need of maintenance. Plus they adopted friendly designs catered for handicaps, elderlies and children. After bumping into several residents during the visit, I can feel the result of their hardwork and the team should feel proud.
    Thank you so much to the couple who invited me to their lovely, well designed home. Not only they support the channel, they also offered us their home. So much love!!

    Great building build by responsible developer. Govermemt should make it a must for developer to build amneties like bus stop, walking path or park withiin certain distance range out of the building area.

      Well it depends on the requirement of each individual sites and authorities will impose different criteria accordingly. But the developer chose to execute them in a beautiful approach=)

    I've personally own property from developer with this attitude towards customers. i was surprise and very happy as they still entertain resident concern despite after 5 years VP. in fact, when i got married, my wife and i purchase property from the same developer. happy customer, return customer!

    Hi Sean, thanks for doing a thorough review on the Riyang development, my personal thought about the 3 things you mentioned could be based on the authority requirements rather than the developer's generosity, but of course no doubt to say that the developer has also done some great effort to amplify the quality of their landscaping and architectural design. The 3 things to clarify as below:
    1. Under DBKL requirement, the development must have 10% green on soil area, the developer chose to place the landscape at the entrance because behind the Riyang will be the RumaWIP - Selesa apartment. I doubt if they can place it in the middle due to the site constraint.
    2. Under some local authorities' guideline, all residential and commercial shall provide UD access, this include tactile flooring, disabled ramps and OKU carparking, the covered walkway that link to the bus stop could be part of the requirement as well.
    3. Under BOMBA requirement, the refuse chamber is placed inside the fire protected lobby, hence a fire door is needed in the event of fire because rubbish is flammable, but of course it does help to keep the smell away from the corridor.
    Any chance to do the review on the Selesa Apartment (RUMAWIP)? I'm curious to know if the developer can provide the same quality like Riyang as both towers share the same podium.

      Well you're right Nick. But many business oriented developers would've went for the easy way out instead of designing around the boundary and requirements.
      1. I could've just leave it as turfs instead of dressing up the compound to be safe for children. Imagine the cost of landscape and fences.
      2. We have visited so many projects without compliance to those requirements. OKU carparks are never to be found, ramps that does not obey to the gradient and etc. Plus the developer could've just covered up the walkway using simple steel structures. But they chose to design the entire exterior with a similar language that integrates smoothly with their entrance lobby.
      3. Yes you're right. But this is one of the rare refuse chambers that provided recycle bins. The treatment of the room is pretty standard.
      Anyway, thank you so much for sharing but I would like to give compliments when the teams deserves it. We have visited so many compliance oriented approaches using minimal cost instead of putting in design thoughts.

      Agree with your points. As i know, is to fulfil dbkl requirements only. Take OKU car parks as example, OKU car park for rumahwip selesa development was at main entrance, far away to the lift.

      @@iherng Thanks Sean! This development caught my attention due to 2 factors :- the first factor is the unique architectural features, the tectonic quality via unique vent block pattern and the vibrate landscape quality. Your drone has brought us to another level to view the property that capture the overall site context, its like seeing a big picture of the product rather than bit and pieces of the good looking images only.
      The 2nd factor is the Sub-MC issue of this development. I'm not a strata management expert on this topic, perhaps you can share your thought about owning a Sub-MC property where free cost and RumaWIP are built under 1 land parcel, should I just purchase RumaWIP instead since I can enjoy the same benefits of the high end common property with free cost?

    Very nice development. Pluses far outweigh the minuses. Close enough by mass transit to KLCC. 2 big bedrooms. Very nice master bath.

      you can check out Le Yuan residence opposite for UOA project to see how well constructed they are. Aster Green should be of similar build.

    Speaking of responsive developer. Haiya. I just bought a unit at Lonnnngggg River and the developer is really ... well what can i say ... haiya! This kind of thing you will never know until you VP. So really unlucky for me. Sad.

      I stay opposite to it..i heard launching price at 600k...personnaly dont think its worth the money...better pick around tat area will be Le Pavillion...sub sales from 650k and walking distance to macdonald, starbuck, colombia hospital.

    Wonder why you didnt show the facility floor lift lobby. i think some rumahwip or low cost condo looks better.

    Sean, I think when you see a developer responding to complaints from residents, the reaction shouldn't be that "they're spoiling the market". Similarly, residents have a valid voice about the quality of the common areas, even though the exact details are not in the SPA. You could apply the same logic to 10mil condo too, if the common areas were not up to par.
    I'm sure we all want to see continued improvement in the quality of property development in Malaysia. The extent to which you repeatedly stated they're spoiling the market, to the point that residents shouldn't provide relevant feedback, could be used as validation by developers to NOT improve their quality and responsiveness.
    Good informative video apart from that!

      So, my argument is then what's the benchmark of "not up to par"?
      The fact of me repeating that statement numerous times is to remind buyers about our rights are only tied to the SPA. Hence we need to learn how to show appreciation when we come across responsible developers. Usual developers will just play by the book but I think this team went above and beyond.
      Yes I want to see improvements in quality definitely but our actions as buyers are not helping. I agree to the statement "relevant" but does that apply to the remarks made by all buyers. It just hurts my feelings when you see all the hard work done by the team being seen as 'con jobs'. Especially when you have the director attending to your complaints personally, which shows their commitment to deliver but we also have to understand the limit of our requests.
      Everything is still tied to the agreement we signed with the developer. So we must understand what is the "par" level.

      @@iherng therein lies the rub - the SPA does not specify the exact materials, finishing, and workmanship in most areas (certainly common areas). In a truly fair world, these would be spelled out to a tee, so consumers would know exactly what their money is buying into. But the reality is that it's not and there's a fair amount of discretion on the part of developers. We can research all we want, but in the end a large extent of the quality you receive depends on the developer's whims and fancies. You could buy a condo for 10mil and if it comes with rumahwip quality and it technically would still not breach the agreement.
      Which is to say there's not a lot of protection afforded to consumers who fork out a large part of the wealth to purchase a property. We barely have any rights to speak of. It really is up to the residents to argue and fight for what they think is fair, based on the price they paid.
      My point is when you see a developer responding the complaints, the reaction shouldn't be WHY THEY BOTHER DOING THAT AND SPOIL THE MARKET?. It should instead be more positively reinforced.
      There will also be a customers who feel very frustrated and voice out in a perhaps disparaging manner. This exists in all businesses. While I won't say it's right, I would think a business leader and CEO would be more than capable of weathering such comments from a small minority of people.
      Based on specific words you used in your video/comments, I'm sure you've had some form of access to the content of community group. For what it's worth, I do think most feedback provided there has been relevant and civil.

      Absolutely right Kevin!! And that's one big reason why I'm doing all these review videos. Besides entertaining *I hope, I wish every new purchaser will understand the limit of the SPA. Then how do we then gauge the relevant or appropriate finishing levels.
      Well, obviously it's that line "borderline spoil market" that you're ready annoyed with. I do agree that it could reiterated better, but to me... It's more than "great job" when the team is putting themselves out there. Also with the experience of being in a development team before, those remarks made resonates deeply with me.
      Anyway, thank you so much for correcting me. I'm grateful for the thought exchanges and it's great to see andiences voicing out true comments:)
