    I like this kind of layout, seperates family area from guest etc. But developer should consider the pocket door/sliding door for the dry/wet kitchen seperation. I understand the cost difference exists but practicality and conceptually is it leaps and bonds above the standard swing door. Gives buyers the same feel good factor like the little ramps, shows consideration.
    Nice review as always... traffic as usual is a nightmare, hopefully it will improve

    With MRT3 announcement that will bring more trains to northeast KL, just imaging the speculation rise of the property value.

    This has to be one of the most practical layouts I've seen for a 1,300sf condo

    The junior suites could also be used as a home office/gaming room and it's furthest away from the other bedrooms. This property not bad.

    Good review Sean 👍👍. I stayed in this area for 20 years and was quite interested in this project but I don’t like the mushrooming condos in the area and cars are queuing to go into the same area. I ended up buying Trinity Wellnessa which is slightly further but not TOD like this one. Appreciate if you can review Trinity Welnessa project if possible 🙏 😊

    Love your reviews, Sean. Keep up the good work. In the video you compared this property with surrounding investment units. What defines an investment unit? Low price so people can buy more volume? High profitabiliy more ROI or its simply that properties like this with more than 1100sqft size is just not good as an investment

    Newer Sunway projects seem to like to follow the type of layout that you see in the kitchen and yard area, where the dry kitchen in the interior is relatively smaller and the yard area (tend to be seen in their showroom) are used for wet kitchen plus washing machine for your laundry, given the size of the yard area that's relatively bigger. Seeing their Sunway d'hill project in Kota Damansara is also similar in the kitchen area.
    But what about hanging your clothes? Are people just not hanging their clothes to dry anymore and opt for dryer with the washing machine?

    The layout seems similar like Sunway Belfield. But the bedroom arrangement is better.

    Hi Sean, this is a great review! Would you like to know your opinion on the future market value, given the number of the mushrooming new condos (quinn, altris, avila, etc) in the area on top of the already existing condos (desa putra, hamilton, infiniti3, villa wangsamas, seri rania, quartz), do you think in 8-10 years this condo will appreciate in value or not? Scared of possible oversupply which would make it hard to rent/sell without making a loss.

    Besides P1 parking lot, others residents parking area looks far from main building..

      I think in terms of plan the distance is similar, the difference is the experience of accessing your carpark. You get direct floor access compared to the conventional ramp after ramp after ramp before you reach your carpark.

    Is it me or current trend that the bedrooms are so small? Everything else is acceptable for me but the living and bedroom size is small. No yard for 1303sf.

      Generally all new projects are all fighting for space due to scarcity. If you want bigger bedrooms, there will be more value for money in the secondary market.

      Lrt are loud but fortunately it's semi underground on this stretch so should be a little bit better . Highway not so much as the high toll charges (Rm3.50) for such short distance

      Akane, I think so too. Do u have other condominium in mind? I am looking for upgrade in this area.
      Artessa 1303sf rooms are only 8x10 feet except master bedroom. It can only fit a queen bed and a 4 feet wardrobe.
      Living is only 10 feet wide, cant even put proper L shape sofa. Really small compared to my current 1276sf. No yard, no utility. Cannot feel upgrade here, but I cannot afford to Wangsa 9 range.
