I suggest picking the manzanita berries in spring when they're green, they taste like apples. The natives would mix them with water and mash the berries in the water for a tart summer beverage. The early Spanish settlers observed the native people gathering them and when they tried them they said ahh! little apple or "Manzanita" in Spanish. The dry berries were considered low quality but could be used as a meal however to make a flour out of it takes a lot of processing and wasn't very good...
This is a nice property with a unique mixed tree forest. However, the fuel load and forest health are issues. It would be interesting to know if CalFire offers assistance with fuel reduction and fuel modification for that property.
@@MountainValleyRealEstate.. Thanks for your reply. I am a semi retired wildfire prevention specialist in So.Cal. and know that CalFire used to offer partnerships for private forest owners. I also know that some CalFire programs are not available everywhere. On the other hand, CalFire has an interest to treat as much acreage as possible to reduce fuel load and create healthy forests. Anyway, you might have local requirements that coincide with state code 4291 or have additional rules. Thanks again.
I have seen one near where I have one for sale. It is a very small parcel size wise so the county doesn't bother assessing it. If it was in the city limits, it would get taxed.
Comment is directed more at folks who may be unfamiliar with the area, and the fire came very close to the Shasta County border. It started near Forest Ranch, burned more than 60 miles northward. Manton and Shingletown were evacuated for days. it finally stopped just south of there and devastated several areas, including Paynes Creek.
If you are talking about the zoning there are ways to possibly change it, or do something a bit different if you ask for the change. I was just giving you the definition of the PD zoning. If you are talking about taxes, yes, those have to be paid anywhere except on the moon currently but that will be changing next year, LOL
@@MountainValleyRealEstateI hear next year…..but I recently started researching Land patents. That is the true constitutional way to truly own your land. You are the highest authority of your land, meaning no federal, state or local agency can charge you taxes or tell you, what or how or where to build on your property. I was researching Ron Gibsons information regarding land patents. Still digging…..
I really appreciate the effort you go thru to give a very good picture and feel for the land . Its been so helpful to me !
My pleasure, thanks for your kind words!
Nice piece of property ... Thanks for showing 👏😃👍🇺🇸
My pleasure!
Never heard that before about manzanita berries. Nice property

Cool! Thank you for the history, I did not know that.
Noah was the last person to have seen water in that creek.
😂👍👣
Thank you for sharing.
Thank you for commenting. I really enjoyed being on this property.

Removing brush or small saplings is not that hard. I have done that quite a bit in the past. I doubt CalFire will help you pay for thinning your lot.

Thank you for watching!
The only property I’ve seen that has no property taxes in the USA is in remote (unincorporated) areas of Alaska.

Hi John 👍
Hello and thanks for shouting out! 👍👣
Nice!
Thanks! It's a really cool property.
I am interested. I want a location at Northern California. I come with a clinic in general.
Do you ever see squatch droppings?
Once on the 635 acres in French Gulch. Looked super massive.
A huge wildfire not far from there this summer.
The massive Park Fire? No, not even close. That fire didn't even make it to Shasta County.

Yes, it got close to Shasta County near Shingletown.
That water reservoir was drained with purpose 😡
Yes, but why? Too many people fishing it?

@@RepentB4TooLateyeah that sounds logical
It makes no sense you buy land and the goverment tells you what can and can't do on it it is not a deal it is just a waste of money.
That is not new. It has always been a joke that one thinks they own the land.
Come on man.. that's "only" 99.9999999997% true

Allergy everything is illegal in California.
How can I take trip to visit before I give offer?
That is really up to you to figure out. That aside, there is an airport in Redding if you are really far away otherwise a car is good.
Mountain valley calif lot..for sale!!
Yes, and this one is more in the mountains than in the valley. It is definitely forested.
