      That is Southern CA, not Northern CA. There is quite a bit of distance between the 2 if you look on a map. We are not far from the Oregon boarder up here. It would take over 8 hours of driving to reach this property from LA without traffic and no stops.

      How far is this from Paradise, Ca? Looks like around 50 miles or so as the crow flies. With Newscum and a bunch of wackos in charge of California and PG&E as the power company fire is a legitimate concern.

      The fire is 600 miles from here. It's a 9 or 10 hour drive if you don't hit traffic. Up north it's quiet, empty, conservative and very rural. It's like the Midwest with slightly better wether, although it gets very hot in the summer. Africa hot.

      @@orangemanok5800 The fire that destroyed Paradise,Ca was only about 50 miles give or take a few miles as the crow flies. Please don’t mistake me for calling anywhere around LA for paradise. Do you remember Paradise Ca.? The whole town was nearly destroyed by a wildfire caused by PG&E

    It's a 118 degrees in the summer there ! No BS ! I live in a near by area . Good luck .

      You make it sound like its 118 everyday in the summer. LOL
      The highest average is 95 and that is in July. All of the rest of the year it is less.
      Can it get to 110? It could but it isn't the average.
      Here a link to the real average temps all year... www.weatherworld.com/climate-averages/ca/oak+run.html

    With some simple water retention built in you're looking at really good drought/fire resistance. The possible coal mines is an issue though.

    Is that cabin on property? What rules for occasional vehicle living? What’s this area like summertime? Air conditioning? Much water? Very nice!

    • @kenmcclow8963
      @kenmcclow8963 11 дней назад +2

      Redding can be 100 degrees in summer. I would at least want shade and a fan, but probably air conditioning too.

    • @MountainValleyRealEstate
      @MountainValleyRealEstate  10 дней назад +2

      No, that is on the other side of the fence. Not sure you can live in a vehicle at all legally. It will be hot and mostly dry during the summer months. Yes, you need air conditioning or a swamp cooler. I don't know what the water looks like in the summer yet. I will know if the property doesn't sell before then.

    I think you posted this property a couple months ago, no?
    In California, if a creek is flowing thru your property, can you dam it off to create ponds? If there is a law against it, what is that law called?

    • @MountainValleyRealEstate
      @MountainValleyRealEstate  6 дней назад

      Yes, as I mentioned in the video, this is an update to the original one since there was new information that is important to know.
      No, you can stop water from flowing, maybe you can divert some but you would want to check with CA Water Resources since this isn't my area of knowledge.
      You can look into Riparian Water Right in California.

    Do you have any land like this one but in the southern of state?

  • @thinkfirst6431
    @thinkfirst6431 2 дня назад

    Several problems with this property:
    1. If you do not have deeded water rights then you have no claim to the water that flows over it and do not have the right to use said water.
    2. If the owner of the spring decides to cut off or divert the water you have no recourse to get the flow back again unless you have water rights.
    3. Assuming that there is a coal mine on the property and it is discharging water from it that ends up in the Waters of the United States if that water is contaminated the EPA and state agencies can come in and force you to treat that water at your expense forever as long as the contaminated water is still flowing. It might look clean, you would need to have it tested to make sure that it is really clean.
    4. If you can see Reading then Reading can see you. It is VERY hot in Reading in the summer time and theyare very willing to share that heat with you.

    • @MountainValleyRealEstate
      @MountainValleyRealEstate  2 дня назад

      CA and one other state recognize Riparian Water Rights and those are not deeded water rights.
      There is always a real estate attorney if one needs that.
      I do not know if water is coming out of the coal mine, I don't even know where the coal mine is as there are 2 places with large boulders.
      Perc test, water test, surveyor, all tests are available for one to do and always highly recommended on any property.
      It is Redding, not Reading.

      You can see where one neighbor is from the aerial image I displayed in the video.
      I don't have an exact distance for you. Can't see any from the property unless you are at the back corner of the property.

    Ya, no thanks! Not until Newsom pulls his head out of his butt and starts diverting water to holding tanks, reservoirs,and allows the Forestry Service to clear dead trees, dry brush and deadfall plus, securing insurance coverage for Californians, I wouldn’t buy a dirt lot!

    Why would I be stupid enough to buy property in CA. that I can't even buy a firearm and ammo to protect myself and my family there? Fix your state laws first and then sell property!😂

    • @MountainValleyRealEstate
      @MountainValleyRealEstate  8 дней назад +1

      People can buy firearms here, not sure what you are talking about.
      If things that you say need to be fixed get fixed, do you think prices will be higher after its fixed or lower? Wouldn't it make sense to buy when you think no one wants it, when it's "on sale"? Our governor has 2 years left in office. I'm guessing that is what you are referring to? This is how you are supposed to buy stocks, right? Buy low sell high. Makes logical sense to me.
