    Matagal na pong patay yung may-ari ng lupa, kung pwede ba ibenta ng only heir na naninirahan na sa abroad ang agricultural land sa kanyang 5 tenants na hindi pa nasettle yung estate tax and EJS? Pati subdivision plan, wala pa dn. Tapos yung hawak lang nilang title eh yung mother title pa po dun sa sinaunang may-ari pa po ng lupa.

    Sir magtatanong sana ako tungkol sa bilihan ng lupa. Napirmahan na ang kontrata sa transakyon ng lupa at narealize ng vendor na very unfair ang nilalaman ng kontrata, pwede pa bang bawiin hanggat maaga habang wala pang palitan ng perang nagaganap. Salamat ho sa sagot ninyo

    Atty. good evening, may tanong po ako, paano ba transfer sa pangalan ng buyer ang homestead patent? namatay ang owner ng OCT (binata walang anak) pero bininta sa kanyang kapatid bago namatay may DOAS sila pero yung kapatid hinde nilipat sa name niya na bininta sa brother in law ko may deed of sale sila pero ang titulo nakapangalan parin sa OCT owner..paano po atty. ang proseso nito? thank atty.

    atty. applicable pa rin po ba ang EJS kht mayroong minor heir? maari po ba namin maibenta ang bukid na nakapangalan pa rin sa father ko na namatay na pero sa title single pa rin po, dalawa po 6 child ang minor?

    Hi po ask lang po nabili ko na lupa ng kapatid ko at binigay na sa akin ang titulo gusto ko po sanang i trransfer sa panalan ko ang title ano pa ba ang requirements at Uuwi po kami sa pinas this june pero
    Maiwan asawa ya need pa ba ng husband ang signature ya or pwede na lang siya

    Ask q lang po. Late registered po birth cert ko. Then mali ang nailangay na pangalan ko sa birth.magagamit ko pa ba ang school records ko kahit naiba ang name ko.at married na aq gamit ang name sa birth..pls advise mo po

    Hi po good morning po...Atty ask ko lang po ung mana ng asawa ko sa tatay nya nakapangalan napo sa kanya pero namatay na po asawa ko at meron kaming 2 anak, ngayon nag agree po kaming mag ina na ibenta na po namin ang buong parte ng lupa pero hindi pa po kami nakapag excute ng extra judicial settlement.. pwde na po bang ibenta kahit di pa po napa subdivide at wala pang extra judicial settlement kahit buo naman po ang bentahan ng lupa?
    pano at ano po ba ang dapat gawin.. salamat po sa kasagutan..

      Yes po. Kung buo namang ibenta ang inherited property, hindi na kailangang ipa-subdivide. It can be sold as a whole. Pwede nang isabay ang Extrajudicial Settlement at ang Deed of Sale in one document.
