Rule 1 never buy land in California. Justin you have to get permits for everything and those permits expire rather quickly. Arizona and Texas is were you want to buy.

A tiny house would definitely be worth it. Also I would think there are design/engineering firms that can develop that lot for you and it is still worth it for how cheap you got the land for. Nothing a lil earthwork can't fix.
The larger issue here is regulations in California, and more specifically in Santa Cruz. They make it almost impossible to do any earthwork. But I am going to try to make it happen. I mean the same amount of land flat cost 300 times what I paid for this.

The pro is that land values tend to go up. More so in an area like this. Con is that sometimes crap will always be crap.
