I want to share some additional information. The “driveway “ is a right of way to other properties. It is plowed to that point because a camp owner pays for it so they can get into their camp (you could probably help with the cost ) Taxes are cheap because the town doesn’t know there is a dwelling that is likely too close to the water. This may need to come down if an inspection is done. This is a 3 season with no power for $25k an acre.
$25,000 an acre? Since the building would most likely need to be taken down (cost in that) then other accommodations made according to code (added cost) I don't think I'd be willing to put more than 30,000 for the land alone. It's only 5 acres plus needs a lot to be put into it to be able to use it.
