I bought a mobile home because it was cheaper month to month versus living in an apartment. We are using it as a stepping stone to a house. I don't recommend taking a loan on a manufactured home though, huge waste of money due to interest rates.

In 2020 I purchased a used mobile home in a park for $8000. I put an HVAC unit on it for $3750. I sold it in November 2022 for $31,000, so don’t believe Dave when he says they go down in value. They don’t go down in value anymore, but you make your money when you buy them not when you sell them.

We own a Palm harbor 2000 square foot double-wide home we've been in it for 25 years we own our own land that it sits on I know Dave talks about the statistics of the manufactured homes my wife and I enjoy the show we are debt-free we are in a saving mode
I live in a 1971 double wide and it's junk. New mobile homes are built far better than 30,40, and 50yrs ago. My interior walls are all 1x3s, exterior walls are 2x3s with 1x2s screwed to them then the outside sheet metal is screwed to the 1x2s. My windows are single hung side side style windows. All the new mobile homes are built to the same specs as foundation homes. 2x4 walls, double hung windows that are Hurricane rated, etc. That's why mobile homes today are so expensive.
Are outside walls are 6 in Palm harbor homes went through hurricanes the foundation is very Stout we have this on a 2 1/2 acres land away from the city 25 mi away😊
I followed your advice and used Churchhill and they were wonderful! I was especially grateful for their safeguards they put in place when we hit a huge bump in the road and our seller disappeared right before closing. The safeguards helped us to get to the final closing with no additional costs once the seller was found and finally signed the closing docs 🙌🏻 definitely recommend!

I think having land is what makes the big difference. A mobile home in a mobile park with lot fees is depreciating, while a mobile home on an acreage could be increasing over time because land value goes up, even if the structure itself is going down.
A podiatrist is a DPM, not a MD and as a surgeon, they usually do make less than other surgeons as the government and Medicare do not always consider them on the same level as MD's and DO's.

depends on whether the land under it is owned or leased by the mobile home resident. if the homeowner is paying ground rent, the structure is most definitely deprecating.
@@renethumann4871 then modular or assembled/manufacturered homes can be a good value, but they are typically limited to what you can have in the design. also site prep is very very very important. finally, if you plan to resell, then it's possible that future buyers will discount your home relative to your neighbors becuse it was manufactured. typically this also means you might not get a basement, if that matters to you. if you don't own the land, then the landlord can cancel your land lease and you have to either abandon the home or arrange to have it moved.
I don’t understand the difference between buying a manufactured home and renting an apartment. At the end of it, you don’t have any equity. As long as the manufactured home was paid for in cash I don’t understand why it would be bad as a SHORT-TERM solution compared to renting if you are in baby steps 1-3. And this is considering you can’t find rent in your budget at the 25% of take-home pay rule. I hadn’t heard that Didn’t know until this episode that Dave didn’t like manufactured homes, so if anyone knows why else besides it going down in value that he doesn’t like it that would be appreciated.

But if you live in a high cost area and make $30,000 per year and you take home $25,000 you could only afford $531 per month on the 25% rule. Where I live you can’t get a studio apartment for less than $650 and that’s in a really dangerous part of town. I’m not saying it’s ideal to live in one, but my point was that if there are no other options then it makes sense to me. I personally would never live in one. But I was just wondering why Dave says no.

Great new episodes as they were different from "the usual" high income over-spenders. We are in our 60s and not high wage earners ever but we got out of debt and never were over-spenders. Then the medical bills started and we are back in debt again about 6k. We were curious about buying term life insurance so we called Zander as you suggested. ITS TOO EXPENSIVE. Imagine paying over $250 a month EACH without enough income to do it. There is no term insurance custom made for those like us on a fixed income... but its great for young wealthy couples with children who really should buy it.
If her trailer payment is less than rent then she's saving money on rent. It was almost like they couldn't get her off the phone fast enough to since she was speaking logically.
Dave and crew should make it a point to say...only those who can afford the cruise should go...so no one on BS2. Please be responsible with your own choices.

An orthopedic surgeon who is an M.D. specializing in foot and ankle is a different animal who would make $5-600K+. $320K of debt for a D.P.M. is insanity. Making payments on that, reasonable cost of living and mental health for 4 kids (1 special needs) = all his income. This is going to be a difficult situation…😢

It’s like the occasional chiropractor who makes a ton of money, but most start around $70-80k and top out in the mid $100s. There are exceptions to every profession. You don’t take out $320K of student loans with the hope of being the rare exception.

I disagree on the part about the lease. I have a 3-year lease that I paid the entire up front amount for so I have no payments. It's a brand new car and it only cost me about 11,000 in total which includes all of the maintenance and things that tend to cost more on a car as it gets older. I figured that the 5-year mark That's when cars start having issues, so getting a 3-year lease was close to that 5-year Mark when it would start to cost me more than it was worth. I think this is a smart idea because you essentially get a new car for 3 years and don't have to deal with the headache of replacing any expensive Parts if you are able to do like I did and not have it under a monthly payment structure that includes interest. Any thoughts on this?
In my highschool in Utah they had your curriculum but didn't teach everything like don't use credit cards they taught to still have one but have the money next paycheck to pay it off.
If you are self-controlled then a credit card can be helpful. A great credit score helps in many ways and I've earned over $3,500 in points the last 5 years. Good deal.

In this case... it is a bit selfish of her to be placing this debt on her partner. If i was in her situation i would not deign to put that burden on my spouse... i would maybe ask for some help or understanding in terms of being unable to contribute as much to daily expenses until i pay down my debt... but i wouldnt pressure them in any way to take on such a massive money burden. They worked for their financial security, as much as i will work on mine.

depends on whether the land under it is owned or leased by the mobile home resident. if the homeowner is paying ground rent, the structure is most definitely deprecating.

@@renethumann4871 then modular or assembled/manufacturered homes can be a good value, but they are typically limited to what you can have in the design. also site prep is very very very important. finally, if you plan to resell, then it's possible that future buyers will discount your home relative to your neighbors becuse it was manufactured. typically this also means you might not get a basement, if that matters to you.
if you don't own the land, then the landlord can cancel your land lease and you have to either abandon the home or arrange to have it moved.

I don’t understand the difference between buying a manufactured home and renting an apartment. At the end of it, you don’t have any equity. As long as the manufactured home was paid for in cash I don’t understand why it would be bad as a SHORT-TERM solution compared to renting if you are in baby steps 1-3. And this is considering you can’t find rent in your budget at the 25% of take-home pay rule. I hadn’t heard that Didn’t know until this episode that Dave didn’t like manufactured homes, so if anyone knows why else besides it going down in value that he doesn’t like it that would be appreciated.
Because chances are that apartment Will Survive a damn tornado a hell of a lot better than you living in a little mobile home or trailer

But if you live in a high cost area and make $30,000 per year and you take home $25,000 you could only afford $531 per month on the 25% rule. Where I live you can’t get a studio apartment for less than $650 and that’s in a really dangerous part of town. I’m not saying it’s ideal to live in one, but my point was that if there are no other options then it makes sense to me. I personally would never live in one. But I was just wondering why Dave says no.

When it comes to shelter and if I'm in a position to where I'm still trying to struggle to pay off debt I don't give a damn if my shelter is losing value or not I'd rather live in something I can afford if that's all you can afford then that's all you can afford. And yes of course the majority of the entire State of California is not worth living in one way or another.

Great new episodes as they were different from "the usual" high income over-spenders. We are in our 60s and not high wage earners ever but we got out of debt and never were over-spenders. Then the medical bills started and we are back in debt again about 6k. We were curious about buying term life insurance so we called Zander as you suggested. ITS TOO EXPENSIVE. Imagine paying over $250 a month EACH without enough income to do it. There is no term insurance custom made for those like us on a fixed income... but its great for young wealthy couples with children who really should buy it.

“Foot and ankle surgeon” = podiatrist. That’s why he makes $180K. Podiatrist is not an M.D. They don’t go to medical school. They are D.P.M. and go to podiatry school. An orthopedic surgeon who is an M.D. specializing in foot and ankle is a different animal who would make $5-600K+.
$320K of debt for a D.P.M. is insanity. Making payments on that, reasonable cost of living and mental health for 4 kids (1 special needs) = all his income. This is going to be a difficult situation…😢
My friend’s dad is a podiatrist and he makes over a million a year.
@@JD78CNIt can be done if you have an extremely profitable sales business for orthotics and orthopedic footwear. It’s certainly not the average salary. It’s like the occasional chiropractor who makes a ton of money, but most start around $70-80k and top out in the mid $100s. There are exceptions to every profession. You don’t take out $320K of student loans with the hope of being the rare exception.

I disagree on the part about the lease. I have a 3-year lease that I paid the entire up front amount for so I have no payments. It's a brand new car and it only cost me about 11,000 in total which includes all of the maintenance and things that tend to cost more on a car as it gets older. I figured that the 5-year mark That's when cars start having issues, so getting a 3-year lease was close to that 5-year Mark when it would start to cost me more than it was worth. I think this is a smart idea because you essentially get a new car for 3 years and don't have to deal with the headache of replacing any expensive Parts if you are able to do like I did and not have it under a monthly payment structure that includes interest. Any thoughts on this?
In my highschool in Utah they had your curriculum but didn't teach everything like don't use credit cards they taught to still have one but have the money next paycheck to pay it off.
If you are self-controlled then a credit card can be helpful. A great credit score helps in many ways and I've earned over $3,500 in points the last 5 years. Good deal.

Doesn't matter if a legal entity such as a real professional property assessor sees that it was transferred from one location to the other it is still considered a mobile home under the eyes of the law I personally think it's bullshit to empathize with your side of the deal but that's just me

In this case... it is a bit selfish of her to be placing this debt on her partner. If i was in her situation i would not deign to put that burden on my spouse... i would maybe ask for some help or understanding in terms of being unable to contribute as much to daily expenses until i pay down my debt... but i wouldnt pressure them in any way to take on such a massive money burden. They worked for their financial security, as much as i will work on mine.

I agree . My brother died in March of 2020 of COVID. I got it in November and was hospitalized for 2 weeks and on oxygen for a month. It killed a million people….it was not Fauchis fault.
