We don't like immigration agents - the ones' that aren't authorized by ICCRC and qualified to help you with your application in exchange for money - first of all, it's not legal to do that, and second of all, it's so easy that you don't really need paid help! We are a young couple who started their Canadian Immigration journey in 2018 and moved to Canada 3 days before the pandemic hit in March 2020. Over the course of our application, we have seen so many people getting screwed over by greedy / fraudulent and unauthorized immigration consultants who promise you the world in exchange for thousands of dollars and deliver a whole lot of NOTHING; to an extent that in many cases, the applications get rejected, due to their negligence.
Therefore, we are taking matters in our own hands. After months of research and our own experience of applying for a Canadian PR, we came up with an e-book series & this RUclips channel which would include - errors to avoid, perfect sample documents (my own) and alternate ways of immigrating to Canada - 100 pages of absolute goldmine between these 3 e-books - no filters, no premium versions to these ebooks... everything is out there FOR FREE, for you to read and execute the process yourself! Very true .. same scenario in India .. in our area 1 BHK (500 SQFT) costing 23-24 lakhs in old buildings (10 years +) .. and 30-35 lakhs in upcoming projects .

One important point to note is that just how you can earn equity on pre-constructions while it’s being built during a bull market, you’re also at risk of negative equity and losing more money during a bear market, like we saw after April 2022.
For instance, if you commit to buy a home for $650k in 2023 and when you close in 2025, if the appraisal is only at $600k, the lender will require you to pay the difference of $50k before you get a mortgage.
This exact situation has unfolded for several buyers in and around the GTA who bought at the peak and had to close the house after home prices fell by about 20% in some cases.

But what is being talked is theory and risks of investing in precons… which in fact we are experiencing today from late 2021-2023
@@tazeenshaikh1449 I spoke of 2025 as an example of how precon investing may carry risk; it wasn’t my prediction of where the real estate market is headed.
To be clear, I’m not advising against investing in precons, rather, I’m advising to be well-informed of the risks in addition to the benefits, and then making a decision :)

Value of this house 🏡 In Calgary is 400k-450k. Calgary alone has population of 1.5 million which is way more than Kitchener-Waterloo-Cambridge Combined. Calgary also have 0$ land transfer tax & way better quality of life.

@@drake7309 world 🌎 has Changed a lot in last 2- years. Calgary has changed a lot in last 2 years. Only last year 58000 people moved to Calgary & Alberta mostly from Ontario & BC. Government of Alberta attracted about 15-20 IT companies including Amazon 4.1Billion Cloud Computing investment.

Build did not install it and we are currently on the hunt for a good water softener
@@Potatotalkies well all the water softeners are same. If needed I can recommend Culligan water softener (i can give you a rep number as well). It's good and works well. Before you decide anything, ask the sales rep to test the water hardness.

Hi, do you recommend a hot water tank or a tankless water heater in pre construction?
We have been struggling through the same question- we had a person in today who said this is the best. And he mentioned the new hot water tank as energy efficient as a tankless one

Hey Abhijit, we use the DJI mavic mini 2, since it’s less than 250g, it comes in the toy category and you don’t need a license for that
