But one thing you haven't told your subscribers is that real estate investing in Canada is primarily a Trap As soon as they purchase properties, FTHB loses 18% the next day if they sell. (3% closing + 4% chmc + 1% taxes + insurance + 6% broker + hst on selling + 3-5% mortgage penalties) + lawyer etc. = 18-20% Plus 5% per year interest expense and many more. ? Is data is correct or am i wrong ?
It is a trap if you sell in 1 year :) These numbers are one side of the story. What you are missing is Cashflow, appreciation, depreciation and equity pay down by the tenant.

Congratulations! Very pretty house and the upgrades are so sensible. Just that the basement kitchen should have also had an exhaust like the kitchen in the main house. If an Indian moves in, you know how pungent our food smells..and basement kitchen has no natural outlet like a window. It will fill the entire basement with food smells as the filter under the microwave doesn't do much.

there should be a limit on how many properties a person/couple can buy till first time time home buyers have a home. TBH, 3 homes is too much since first time home buyers suffer because of people such as you.

That’s why, you should have 6 months of mortgage payment in your account before buying an investment property. In 30 years, the tenant will pay down your loan and leave you with a mortgage free property which is worth a lot of $$$. That’s a win long term.
