Non remissible ABSD $68 Construction cost $450 (average of 2023 contracts obtained from BCA website) Financing cost - 2.5 years (factoring in time before buyer disburse enough loan to cover the land cost) x 5% (avg developer bond yield which we proxy for borrowing cost) x 1.35 of land cost (factoring in remissible ABSD) = $229.5. Still got marketing cost, which based on edgeprop seems to be 10% of land cost = $136 Breakeven = $2243.5 Above doesn’t consider (1) impact of harmonisation on psf cost and (2) if there are additional professional costs like legal, architect etc.

Need Downpayment and installment for 3 years before you can sell. Agent fees and other fees can be offset from your profits
