    Location should be 7. Lack of MRT should not affect an area not known for MRT (case study Principal Garden good profits by UOL also).
    Layout floor area big but this is because developer sensitive to the neighborhood they are in which are all big units for atas people who drive.
    Price should be 6. Quantum of resale around this area also super high. Rather buy new for cheaper quantum or old for high quantum? PTH is a different product from the other surrounding condos already.
    88% landscaping and waterfall at entrance. Win award for design some more. Confirm when u sell it will evoke the buyer emotions. So exit strategy 7 (same as your score).
    P.S. I’m not agent ah just pointing out some considerations.

    Hi Eric, just started watching your video yesterday and I have been binge watching more than 10 videos so far. Do u mind sharing a little whether a couple ( both 37 years old ) husband earning 8-9k and wife earning 2.5k is able to take loan and able to own 2 private properties ?

      This kind of development at this area is targeting more affluent buyer who value space.. and not suburban type who looks for smaller format hence lower quantum…😅😅this area’s development are mostly larger sized apartment.. premium school location etc…
