    I’d deffo be entertaining the 3 upstairs bedrooms, potentially squeeze an en-suite into the master room. A lot of new builds I’ve seen manage to squeeze an en-suite into small spaces these days

    I would go for the option where the architect gave you the three bedroom option what you could do is add a bathroom over the garage then. You end up with a real 3 bedroom house with only 2 bathrooms. Also the front dormers look better and would make the property more desirable.

      Honestly, we would love nothing motor than to do this. But, we just don’t have the available budget- we’re already maxed out with our plans and don’t want to bite off more than we can chew 🤞🏻😊

    A master bedroom with an en-suite is not an option, it is a must have.

    Hello Nicky and Harry, My thinking is that if the house has the potential price point as discussed, it should have the two en suites upstairs. That would make the bedrooms more private, and make the house special. I cannot wait to follow your journey with this house! Take care. :)

    A lot of houses of this size, do only have one family bathroom. It is more common than en-suite and family bathroom. The curb appeal of the 3 bed upstairs is FAR better.

    Option 2
    Always go for more bathrooms if you have the budget and space. You proved last time that you guys can create an acceptable bedroom en-suite out of not much more than a cupboard. You will gain on both levels…. Long term living ( guests / family) and resale.
    I personally never go flat roof even with current technologies. But that’s just me…… the immediate cost saving is significant…… but not the long term.
    Saying that I think the dorma across the back looks good and adds better balance aesthetically so a pitched roof on the extension is not going to work easily.
    We had the same conversation about matching colour cladding on our bungalow renovations……. Practically a flip of a coin in the end…. We went full render. It can always be added if you think you’ve missed a trick.
    Lots to think about…… when you get further down the line don’t skip the thoughts around the front garden, essential parking and kerb appeal.
    Exciting times and looking forward to seeing you tear into this……it has huge potential which I’m sure you’ll maximise 💪👍

      Thanks for this really useful comment bud, glad to hear people have had the same thoughts and plan with the white render- we keep going back and forth with our plans! The flat roof seems to be the best option saving budget atm, and Nicks loves the idea of a massive sky light on the top! As you say, we can always add some extra bits like cladding in the end if we don’t feel the finish is the way we want it. We defo won’t be forgetting about curb appeal and will be putting a huge focus on creating some really usable private parking at the front… Some really exciting times ahead/ we can’t wait to start the Reno and share it all with you 💙💪🏻

    As a plasterer there’s not much advice I can offer on the Reno at this stage - other than…
    Drainage - make sure all the gutters are clean and totally undammaged/Plumbed in properly or they’ll be flooding and causing damp issues.
    Does the house have a damp course? Does it have cavity walls? Will your extension have cavity walls?(surely it will)
    In which case - make sure they aren’t rendering down to the ground(like some of your cgi renderings) as this will breach your damp course and again, cause damp inside by sucking up moisture from the ground. You want a bell bead and for the render to finish above the damp course so it can do its job.
    Don’t go with the cheapest quotes you get - good tradesmen will charge more as they’re busy elsewhere and can afford to pick and choose work. Cheap plasterers especially will be “skimmers”(only able to reskim/plaster fresh board internally) with no real experience elsewhere.
    Some external renderers won’t want to do the inside of your property, and a lot of internal plasterers won’t even know how to do the external of your property. Find someone who’s busy, and book them well in advance. Don’t leave it to the last minute and book someone who’s available, they will be crap.

    Can’t wait for this series to get underway. One thought on the architectural plans is with the 3 bedroom option, ditch the dressing room in the master for an en-suite instead. And have a communal bathroom for the other 2 bedrooms.

      Hey Adam, we seriously love the 3 dormer option but it’s just not gonna be in our budget. Let alone then adding 2 bathrooms upstairs and one downstairs plus the extension. £67,000 just won’t be enough! 😢

    I'd go with the double dormers, 3 bedrooms and try to squeeze an en suite into the dressing area of the main bedroom. That'll definitely maximise your profit - even if you need to spend longer on the reno and get some tradies in. It'll be worth it in the long run.

    Option 2 would be the best. Having 3 bedrooms does sound like a good idea, too. I do like the kerb appeal of it. But the cost does come into it, and I understand that.
    Instead of having a juilet balcony, you could have a little walkway to the roof of the extension. This can allow an upstairs outside patio area, giving a feel of a luxurious holiday home. But then again, it could be pricey considering the barrier you'll have to put up to make it safe.
    There is a lot of potential on this property, and if you had the time and got the right deals, you are looking at a beautiful home. 😊

      The problem with a walkable roof is the extra support needed in the roof structure, it could end up costing a lot! But as you say, the budget does matter and we just can’t afford to risk spending more than we have and ending up in trouble. Hopefully, we’ll find a happy medium of work and enjoying- to make the house a beautiful home but not break the bank! 😊

    Option 2. You don’t have to put the second bathroom in straight away but at least create the space and put the plumbing in.

    Congrats!! Looking forward to the kitchen reno. Watched your last kitchen reno using DIY kitchens, which looks like a good cost saver. Hope you use the same again as show the process (including the challenges with ordering and building your own kitchen). I may use the same company if I'm brave enough 😂😂.

    I prefer having a communal bathroom between the 2. But then also have an en suite in the main bedroom. The way you changed it meant the smaller bedroom had a massive en suite with a bath in it. Where as I think the master bedroom should have an en suite and the rest of the house can share

    Sorry, this might be a little late but, if you’re considering a Juliette balcony, why not shift those doors to above your new extension and create a roof terrace? You could ask your builders to ensure the roof is strong enough and you can add a fence around yourself, so, not expensive. Your sloped garden could be enjoyed much better from an elevated position. We did this over our attached (large) shed and OMG, it’s my favourite part of our house. Think waking up and stepping straight out of your bedroom with a morning coffee. Adds a huge WOW factor too😃

    Option 2 would be my go to. My grandad was an architect and always said en-suites sell. I brought my first home a few years back and we added a second toilet, ripped down loads of walls (helps being a structural engineer!) and tried to do as much of the work ourselves as well - it's so helpful having that extra space for guests and future kids, but then again we've still retained a full height and wall length wardrobe as well! Hahaha!
    Been a silent lurker on your vids for ages - Loved your suffolk series as someone who grew up in suffolk and looking forward to your new adventure!

    Another great instalment to your journey. 2 beds will limit the resale opportunity. Budget limitations is always a tough decision call, 3 beds will capture a family home especially when you've a lovely sized plot. Modern house somehow squeeze a small but functional ensuite in master bedrooms with a shared bathroom for the next 2 beds rather 2nd bed plus box room for home office etc. So try to think ahead to what will a next buyer want in the future. Or perhaps use this project to build yourselves a future home base that again maximises rental potential if you decide you're missing that travelling bug. Harri is correct you have to enjoy your journey day by day. Looking forward to this Surrey adventure that you'll be creating.

    We think that two bathrooms upstairs is a great idea and uses space well. Also well done on the house purchase! We are in berkshire atm it’s a very idyllic area

    I loved the aesthetic of the front elevation design that had the 2 small pitched roof dormers, I guess if the ROI is there it might be worth it long term. Whatever you do, try and make it more of an experience and not just a relentless grind. Best of luck. 👍

    Option 2 would prove to be a lot more popular when it comes to reselling.
    Ensuites, especially when you have kids, are an absolute lifesaver.
    Of course it's one less bedroom, but you shouldn't add bedrooms just for the sake of it-- it's more about the quality of living.
    I think doing some clever built-in storage in the master would more than make up for the lack of a dressing room.

      We're renovating a 300-year-old cob farmhouse ourselves-- moved into the front section 10 days before our daughter was born November last year! Since then been living on a building site to finish the rest of the house... nearly done, though.
      Anyway, we had 5 bedrooms originally, but decided to combine two into one large space for an office; neither had much natural light, so it seemed like the best option. Plus for 4 bedrooms to share 1 bathroom would have been a lot for future kids/guests-- now it's just 2 bedrooms sharing it.

    Hi Nicky and Harri! Option 2 is definitely the way to go, the additional bathroom pays for itself in the long run. In regards to the dormers, there are other, more cost-effective ways to add some interest and curb appeal to the front of the house. For example, extending the covered front porch you have in mind would be lovely. This house will be a stunner no matter what you choose to do, I’m excited to see the transformation!

    Option 2, i love that with the dressing room and ensuite at the back so you could keep those big windows/juliet balcony with the bed facing it to look out over the garden, but on the other side could you consider 2 bedrooms with a jack and jill/shared bathroom?

    Love your guts, enthusiasm and give it a go attitude well done 👏. I would make a decision based on what the market wants in that area if you are selling it after renovating.     I think you should have the 3 beds and 1 bath upstairs. You can then turn the beds & bath downstairs into master with en suite .

    100% option 2 and I personally would pinch an extra foot or so from the dressing area and put a bath in as this is a forever home! Nothing better than mum or dad having a soak after a day with the kids etc… remember no rush do when funds allow….I am so excited for you both can’t wait for you to get started.     Option 2 would add most value to the house I think. Wouldn’t recommend doing a large lantern on the extension, if not done well it can just look plonked on top, and breaks up the clean geometry of the house when you look from the back garden. Could be better off doing large reveal sky lights - these also won’t date light a lantern would and don’t gather as much grub! Hope it goes well guys, really looking forward to tuning in. My partner and I watch together and can’t wait to do the same one day x 😊

    Sooo exciting. Definitely option 2 as long as you have a toilet downstairs as well for “day guests” so no one has to go in a bedroom for the toilet if they are just visiting for a couple of hours. 🎉

    Congratulations guys! Option #2 definitely. I'm currently living in a 3 bedroom home with one bathroom and having a extra bathroom is a must. But it depends on your finance for sure. Loved the Arkiplan site. We need something like this in the US.

    Can't wait to see what you do I thought you would put sitting room upstairs and bedrooms downstairs as it is such a big space but it's going to be fab whatever you do I'm moving into my parents old bungalow Fri be renovating too so be great to watch you too

    Ide go with the 3bed option and have bathroom for the 2 bedeooms and pigy back and ensuite on the back in bedroom 1

    Option 2
    Services are located on the same side, so it’s just a case of running the hot and cold pipes underneath the flooring, waste pipe maybe a bit tricky, joining both toilets to the waste pipe, mainly depends on toilet location in both bathrooms and the fall of the pipe.

    So much to say!! First of all my favourite bit is 11:48 Nicky's impressive leg kick!! But seriously I do think option 2 is the best solution because that size of house (not forgetting that you also have two bedrooms downstairs) kind of warrants at least an en-suite to the master bedroom. Will you be able to squeeze in a bath/shower room downstairs for the bedrooms there? Perhaps attached somehow with the utility room? I think the cladding on the back would look homely (rather than some more modern "warehouse" style extensions you see on the market) in that lovely grey/green colour. And lastly I really enjoyed Harri's insightful summing up at the end about the positive attitude needed day to day when approaching a project involving so much hard grind. Lots of ❤❤ to you both! xx

    Live in Australia over here... Here I would say all master bedroom renos/ new builds would always have an ensuite (necessity). Given it is quite an upmarket neighbourhood would it be the same in the uk? Also suggestion: have you looked into the cost of also extending out above the new living area extension? Could maybe get three bedrooms, a master ensuite and a family bathroom upstairs? Love what you're doing!

    Wonderful positive outlook and reflections towards the end there 💗
    Beware flat roofs almost always end up leaking, and have a much shorter life span. Not an issue with renovating to sell but can be problematic longer term...
    If you can get 2 WCs back to back, it would save a load in plumbing, drainage, etc. it looked like the middle stairs may go between them?
    An extra toilet and basin isn't all that expensive in the grand scheme of things, you could always skip an extra bath or shower.
    If you do go for a shared bathroom, consider putting the loo behind a separate wall / door from the rest which still gives you more flexibility.
    2 good/evenly sized rooms, may be preferable to 3 smaller/cramped ones

    Definitely need en suite but fyi we couldn't do a similar layout at the top of the stairs because building regs said we couldn't have bedroom doors right at the top of the stairs they have to be set back to there is a bit of landing when you open the bedroom door. I'm sure you can come up with some tweaks to make it work.

    Option 2. Makes it more high end and luxurious so will increase the price point. And yes cladding on the dormers. Adds some character to a more modern feature.

    Have you thought about swapping the bedroom round and having doors that open on to the new kitchen rooftop and having it as a patio. So you can sit there and have a good view

    Option 2 with the two front dormers and move the stairs if the budget allows. This will add so much value to the home and curb appeal if again the budget will allow it. It sounds like you have a great architect especially since she is already finding ways to save money so I would talk to her again and see if she can find anywhere else you might be able to free up funds in the budget.

    We’re currently having a similar debate - my husband, son and I are about to move into a four-bed with just one family bathroom. We don’t have the budget to extend, so I’m considering turning the box room into an en-suite for the master bedroom. My husband is worried we’d be devaluing the house by losing a bedroom, but as we’re planning to live there for 10+ years I think it’ll be worth it.
